    USJ One Avenue Condo - pros and cons

    Hi guys and gals,

    I am thinking of buying a unit of USJ 1 Avenue Condo to stay in.
    Could I have some feed backs from u all concerning the pros and cons of the place? thank you and have a great moon cake festival.

    I like the outlook of the place too and also considering. The only thing that's putting me off is the layout of the apartments. Looks abit funny to me when the room is next to the kitchen.

    Good product, not so good location. The see-through bathroom is sexy

    I also like it but it is leasehold which caused me think twice.

    i will strongly advice u to be extra careful before u take the plunge
    1. u will have to subsidise the bumiputra if he decides to buy one (unless u r a bumiputra)
    2. condo living doesn't mean living in between lost cost flats on one side & industrial factorieson another.
    3 take a second look at the original site before they decided to built the condo
    4. Look at the parking situation in the evenings & also the drivers attitude.
    5. unless u like living with foreigners as neighbours don't even think about it

    Agree with fedup on points 2,3,5

    Don't forget too, that there are only 2 roads to access the area and there are thousands of units of low cost houses and flats which uses the same roads. Dozens of factory buses come to pickup and drop off the residents there, not to mention the school buses near Chee Wen school, lots of helmet-less motorbikers riding around with no headlights... etc etc, u get the picture.

    The near by link road to Tesco Puchong is also being hotly debated in another thread.

    as advertised, 70 % sold out...............
    new living life style...................................
    don't know how much maintenance fees per month....
    this fee can only go up , not down .............
    just next door is the low cost flats..............
    if your unit faces the low cost flats, find out what the distance is........
    maybe as you look out, the other guy can look in ............. i look at you,
    you look at me ....... then betul frust .............................

    as someone has mentioned, saw plenty of guys riding bikes without
    helmets going around ...........
    just do a survey, at the end ada many, many blocks of apartments/
    flats, hence the high pop density there .............
    crime rate ???????

    Thanks guys & gals,

    I would say the perceived finishing is fantastic but like what u all had pointed out it is the wholistic area that we have to consider. I was told that it is not likely that the shortcut to Puchong Tesco will be developed. At Rm0.15 psf it is quite okay but again it wil only go up and not down. Blah blah benefit here, blah blah benefit there... how many will go thru is yet to be answered??? Hmmmm well anymore suggestion for good new condos? I am looking at one that will be ready around 2 years time around my budget of Rm200 to Rm280k. Time to settle down and kiss my bachelor a#$@ good bye.

    hi everyone,

    I thought of getting one as well, it is juz so attractive. But then after saw all the messages posted over here, I guess I have to think again.

    Anyway, tykang, is it true that the proposed road to Puchong Tesco will not be developed? Whom you heard from? By the way, Sterling PJ is quite ok. Im still in the middle of choosing between USJ 1 avenue and Sterling PJ,

    every action in clear, transparent beautiful view, then USJ 1 avenue is truly,
    truly for you ...............

    as usual lah i heard it from my friend who is in the construction line. Please dont take my word for it, have to get more concrete facts.
    Anyway, RD you were saying about the Sterling in PJ. Care to elaborate? Firstly where is it? sorry I would want to have a look at the place soon.

    As for the One Avenue, there are no tubs given, u have to DIY lah.
    As for the see thru bathroom glass panel I was thinking along the line of actually frosting, blurring the lower part and leaving the top part clear in that way, U can see the Bomber but u cant see Saigon. \

    I went there again today around 6 - 9 pm at nite, my client has a tomyam shop there just next to Seven Eleven at the low cost apartments. It is really good. Anyone who loves TY should try it. Anyway back to our topic, the whole place is quite active at nite. a lot of stalls by the road side. It is quite litted as well. The only thing is u will see alot of MAt Motor without their safety helmet on.

    I am stil wondering about the parking, it looks like u would have to share parking with the low cost apartment ppl if the inside carpark is full, as far as i can think of there are no place to park if u would to park outside the Condo
