    hmmmmm....you sure ka them fellas from MPSJ or from Members Protection Services Jockeys (since got no uniforms.... ) I remember when I renovated my place ~ got this visit from our local chaps, made big hoo-haa about tiada permit "dipamirkan" on reno work site.... until one of the saw me call our then YDP AFI !! Menggelabah all....
    On the other hand.... I shud have been more cooperative... now ta'ada' ECF for the reno... just because that daft contractor took a short cut for my kitchen sink outlet....shheeessh!

    Err...Tupai aka EasyRider ...hmm...Orchi thinks something important is missing...not added to the list...ahem...did it involve any electrical rewiring or additional electrical fittings such as lights...plug points..aircons...etc?

    IF so...80k is real cheap! ...BTW...how about autogate or fencing?

    hi Ochi...mea culpa.
    Yes, the 80k includes rewiring all of downstairs. since new plaster ceiling can conceal bits 7 pcs, so no hacking involved...
    yes includes new points...wifey added close to 20 new plugpoints!!!

    autogate? watsdat? my friend had unauthorised 'visitors' entering BEFORE the autogate can close! I prefer manual open & close. Aso 3 of my siblings had auto gate...2 (swing arm & sliding)broke down frequently. One left side neighbour also had samo samo problem...now he changed it to swing arm type...time will tell.

    ANd then Orchi...u wrong lah...I am not an easy rider. the bike you saw is race-spec'd and is the only one brought in by HDM. The other one is a sport tourer...

    So I will get easy rider when my bones cannot bend anymore. Until then very fast wind in my face and smashed flies in my teeth

    ah..also included new water piping from a new additional 220gal tank on roof
    I am quite puas with the water situ at home...

    Ahem...Tupai ...err...it is no secret to anyone here no more that Orchi is gonna think about re building a house out of the current one...hehehe...megah teguh dan peramah!...n Orchi ain't the type who is gonna wait to get approval first...just to start work...ahem...Orchi believes this also...built first...belakang mati baru kira!...haha

    Err...for that kind ofa renovation costs...yours was a steal...ahem...please gimme the contractor's number...hehe...Orchi might wanna make a date with him eh...TQ

    This guy came in 18k cheaper than the lowest quote out of 3 . And his finishing is good...but after 2 reno works I have learned that cheaper need not mean better...so i closely,read, eye-balled each stage of the works (plumbing, wiring, ceiling, balcony, flooring, rubbish compiling & disposing, cleaning up back lane...and a host of other itsy bitsy.)

    my next project is to write a book tentatively titled
    "How to renovate an old house for idiots" of course. and priced it at RM18.90 per copy.

    Just forgetting to add a plug point will set you back minimum RM60 at later date.

    I’m planning to renovate my very first house. I saw around usj and putra heights, a lot contractors hanging their company board such like weng ho, weng seng, carri, home style and ………..
    Any good contractors to recommend?

    I think it is good idea to get recommendations for contractors from people who have engaged them before (like some recommendations here). We will know things like their workmanship, can they deliver, honesty, experience of workers, material they use, ie all qualitative stuff other than just costing alone.

    Yeah, u are right House.
    We have to consider a lot of facts other than only quotation.
    But if we don’t know the contractor background, we only make comparison base on quotation. The cheapest sure will give priority

    Anyone have any news abt carri or home style : workmanship and honesty??

    - air con
    - auto gate
    - alarm security (wired or wireless)
    - termites agent
    - hood/hob
    - wiring man

    Hitachi is pretty good. Good power - can cover larger floor space than normal air-conds.

    - termites agent
    Anyone that uses the Sentricon baiting system. No toxic chemicals used and very effective. Costs more but outweighed by the effectiveness. My recent infestation was overcome when the entire termite colony was terminated by the bait. After that the company came for monthly scheduled checks to ensure no recurrance.

    - hood/hob
    Fujihome oil hood.

    Ya, I heard about the sentricon system but very expensive rite? How much it cost? Anywhere, health is salient especially for family house b’cos without chemicals. Will consider about sentricon system.

    again what model u recommend. Actually I went to few hood shops already like fujihome, rinnai, pacific, and……
    What I noticed that there are 2 type of hood, slim and chimney.
    Slim shop will recommend for slim. The salesman said the slim is designed for asian ppl used. Coz they usually goreng ayam. The slim suction effectiveness about 80% ++ to suck the oil, the chimney about 50% only. The chimney suitable for European –display purpose.

    Chimney salesman said their system is more powerful, average 850m3/h ++. But the slim below 500m3/h. They said slim using fan concept but chimney used motor rotate concept which in common sense is more logically to suck the smoke surge.
