    Multiple awards-winning ??

    My friend shared with me his recent experience with a main board-listed, multiple awards-winning developer. This widely recognized a-class-above company is famous for highly efficient business processes and high quality customer service, etc, etc..

    He signed the letter of offer and Spa in end Nov last year. Since there is an introducer fee (2% of property price), he called his old friend to the sales office to be the introducer and they mutually agreed to share 50/50. He was told by the staff that the introducer cheque will be issued to the introducer, about 4-5 weeks after signing of Spa. {Introducer must be the purchaser of property from this company or subsidiaries of this company, and is direct purchase from the developer, not from sub-sales}

    Last month, when my friend received the 1st bill from the developer’s lawyer asking for payment, he was curious whether the developer has paid the introducer. He called the developer's office and was told the cheque has not be issued out yet because they have not received the loan agreement from him !!

    My friend asked his lawyer sister to draft a letter for him and emailed to the GM. Here are some of the key points of his email letter :

    - It is clearly stated in the letter of offer that if purchaser failed to present the loan agreement after 3 weeks of signing of Spa, the developer’s lawyer will inform the purchaser that the letter of offer and the Spa will become null and void.

    As such :

    1. Why no one from the developer and/or the developer’s lawyer inform him in writing about the loan agreement after 9 weeks of signing of Spa ??

    2. Wtf is this loan agreement for ?? During the signing of Spa, he has declared he is funding the property with own cash.

    The GM replied within one day with lots of nice words and promised to issue the cheque to introducer within two working days. He asked the GM to send someone to hand-deliver the cheque to his friend's house and the GM complied...

    His friend is truly special, according to my friend...

    After few days, his friend whatapp him that the cheque has been cleared and $$$ has been transferred to my friend's account !! He told my friend that he will only take RM888 as CNY angpow !!

    Although only 2% of the property price, the cheque is 5 digits. My friend is struggling now how to repay his friend's favor.
