    BUNCH of incompetent so called property 'negotiators'

    After id some 20 properties in SJ and arrangement made to view, I realised that so far the 9 so called property 'negotiators' are nothing more than incompetent people lacking of property knowledge, of local council laws and they only know the price set by the seller.

    A few even have the *&!^FFF%$!##&!(@%$!F^%$!# to tell me that the illegal extension can be 'kawtim' by the seller, but only if I agree to put the down payment. They are confirmed a BIGGER fool to think me as another green horn donno anything buyer.

    Many of these agents are either blur sotong or without any sense of ethics in closing a sale. Never mind that to withhold information that can lead to legal or MPSJ complications for the buyer, but just to make their whatever ?% commission from a quick sale...So, when i pushed for more info, the standard reply "Yg Banyak Soalan Tupai, you give me a price, i negotiate with the owner... "

    I truly wonder if these confirmed idiotic property agents even know what is the true definition of a 'negotiator'...

    On the bright Sunday arvo side, Here in lies an opportunity:
    When i fully retire, i will be a REAL, not fake, Property Negotiator with local knowledge and ethics too.

    You are right. Those I dealt with are equally hopeless.

    The correct title for these people should be Commission Agent. That's all they are.

    They are not free, why waste time with these "negotiators"... ??

    There is no entry barrier to become real estate or fake estate negotiator, any tom dick or mat can call themselves as "negotiators"...

    The ones who know better, i.e. more competent in matters related to property and council regulations are the licensed real estate agents. They need to past the examinations set by the Board of Valuers, Appraisers and Estate Agents Malaysia. After passing the examinations, a post qualifying practical experience of two years with a registered estate agency is necessary before being eligible to apply for the Test of Professional Competence. Then, the candidate will be qualified as an estate agent and can be registered to practice

    Whether the licensed real estate agent is better in negotiating skills is different story....

    I once went to the office of a big name real estate firm in taipan usj, the receptionist cum don't-know-what intercom a syt negotiator to entertain me.. !!

    She gave me an impression that she is hungry for business, and the real estate agent seemed have no time for small property buyer like me. So, I decided to give her a chance with a time frame. Here are my preferred property's conditions/requirements

    1. 2000 sqft above
    2. must have 3 bedrooms, preferably 4
    3. must have one smaller room that comes with windows for future conversion to store room or reading room
    4. must face north or south
    5. at least 200 feet or 15 storeys above ground
    6. corner unit, preferable without wall-sharing neighbour
    7. entrance foyer is not directly or diagonally facing the lifts.
    8. water tank or pump room must be at least 2 storeys below or 2 storeys above the unit.
    9. must still within the 24 months defect warranty period
    10. must be around subang jaya/sunway


    Obviously, no such units available now. Geo Residency is the closest but fail on condition #4. I have to wait for new launch...


    p/s : For #8, be very careful. No construction company or pump manafacturer can build/install only one pump to cater for the entire high rise. They need to divide the height of building and install 2-3 pumps, depend on the height. Developer will never tell you where the pump room is located... and the font size that describe the location of pump room in the floor plan drawing is only readable with microscope !!

    the ones with the license are the the true culprits. They ali baba out their license to those incompetent parttimers out for a quick buck to share the commission with the license holder. If not mistaken it is a 60:40 split.... I wanna be a licensed negotiator and ali baba out too.

    Negotiator : - The person that deal or bargain with another or others, as in the preparation of a treaty or contract or in preliminaries to a business or property deal.

    MY negotiators acts in the interest of the sellers basically because they are being paid by the private sellers or developers.

    Any Ah Beng or Ah So and So can be the Negotiators by attending classes in couple of days whereas agents can be a licensed real agent by going for 4 years course and internship. But the question remains will they be able to read the ramifications where certain clauses are excluded or included in the sales and purchase or rental agreement ? or will they be acting in the best of your interests? I have seen buyers got into the jam with forfeiture of down payment because of missing deadline in settlement due to technical issues. And the owners and agents get to be paid with the forfeiture!!!

    And the registered agents usually will be biking across Land of Smiles to basking in the Pattaya beach by Ali Baba negotiating biz on the behalf with a bunch of banana negotiators. They be only interested to procure projects from the developers instead of showing you 20 units where you are buying just one unit of RM900K condo. So they just hire some pussy cats dolls to do the negotiations by showing you around the units to view and see.

    In the secret recipe where you are paying nothing, you can entrust some agents or handful of negotiators who can filter, bargain in the best of your interest. Usually the buyers owns lots or have active biz in rentals where these double agents are hired hands. Instead of walking into the developers office, try to get the the double agents. Some of these connected agents can still negotiate for the commission payout from the developers while acting in your interests.

    In over the seas, the agents are paid by the seller or buyers acting on thier behalf up to 5% of transacted negotiated price. Sometimes more under the table in Canada. In MY country only up to 2% to 3% payout from the sellers directly.

    For the Teh Tarik or Irish Coffee, mean olde chef can handle the bunch of banana issues for you free ride in properties issues. After all, you left a good tip for the Uber ride where I can buy you roti canai buffet.

    CAN...And the BONUS is maybe i can point you to the one I am interested in... and then u approach the agent on a co-share basis. I don't see a reason WHY incompetent agent needs to be fully rewarded. PLUS afterall, i have seen many sign welcoming co-agents...share and share lah as it beggars the question:
    WHAT is so difficult to make calls & arrangement and then just tell the prospective buyer the price the seller wants...

    Simply because some of them are just bunch of bananas who failed to take part in the first phase of negotiating with the owners. They only wanna put up the posters to advert "For Sale" and let's it do the talking later. Most of them time they do not risk incur the owner displeasure by asking too much questions because they do not know the seller well.

    For instance, I just Uber my wifey all the way to USJ Height recently where the owner insisted her to market it for him under exclusive. Not that my wifey wanted to market it for him but he and his friends has been entrusted buyers of Desa Parkcity. This owner asked the buyer should be able to appreciate the house as it was done tastefully in furnishing at prevailing fair price. It is a move in condition. And I can testify that my wifey asked the sensitive issues of the base pricing to let go on terms and conditions of buyers which may be foreigners where the settlement could takes longer pending local gomen approval and etc. But whatever the price, she would reported 1st hand for the seller to decide to take the down earnest deposit with a phone call away though he has moved to over the sea.

    In another story, I was given the power of attorney to act for the owners at Genting Highland condo Phew, I have to drive zig zag to the mountain whenever there are prospective buyers to view and see. Luckily, I am able to pick up riders from the casino to balik Kampung KL when the viewing finished. But there is one which is at Port Dickson where I have to Uber with empty ride home. Now you know why i Uber around..... where I am a zero zero 7 double agent.

    So point me the landmark of the unit when you get back from over the seas or whatapps me if there is immediate urgency. And if you think the agent is undeserving of reaping the rewards blindly, I can go with hooks to contact the owners directly. That would make your day.....
