Taklimat Garis Panduan Tambahan & Ubahsuai Rumah Kediaman
Back by popular demand by many who didn't get to attend the earlier one at SS15. This one is organised by MPSJ.
"Taklimat Garis Panduan Tambahan & Ubahsuai Rumah Kediaman."
Date: Saturday, 12 November 2016.
Venue: MPSJ Auditorium in USJ 5 (limited seating - about 200 with additional chairs placed on passage way)
Time: 2pm onwards
The Pengarah of Bangunan, MPSJ, * Ir Mohd Ariffuddin B. Hj. Kamari and other officials will be at hand to address the issues.
Is your house renovation plan duly approved by MPSJ before you started with your renovation work? In fact, did you submit your renovation to MPSJ in the first place? If the answer is NO, then your house renovation is deemed illegal and MPSJ has the right to demolish your extension if you don't do anything to regularise it. It will also impact the selling price of your house or insurance claim.
It is very important that you attend this forum as there are many pitfalls that you get to know at this forum to avoid falling victims to unscrupulous offers and promises.
This is the 3rd briefing and could be the final briefing. Don't miss this chance. I understand that those draftmen/architects who are willing to provide fair prices and good services will be there to assist you in your submission before 28th February 2017 deadline when the amnesty period would be over.
This auditorium has a seating capacity of 200. This photo was taken before the briefing even started.
Our ADUN YB Hannah Yeoh has to appease this overflowing crowd who had gathered at the foyer by addressing some key points and also to announce that she would appeal for more time.
This programme was initiated in 2013 by the Bandar Puteri 8 Residents Association (BP8RA) and Rukun Tetangga chairman Datuk Samson Maman with the Puchong MP Gobind Singh and greatly assisted by MPSJ councillor Chang Kim Loong who incidentally is a founder and a Honorary Secretary-General of National House Buyers’ Association (HBA), MPSJ councillor Steven Chin, MPSJ Building Department director Ir. Mohd Ariffuddin Kamari and Town Planning director En. Ismail Muhamad.
I never expected a full house even before it got started. The hall was jammed pack that I was unable to gain entry. Hannah Yeoh has to address the crowd in the foyer on 5 main points one of which she said she will ask for an extension. She encouraged the residents to conduct a local taklimat which some of the local Jawatankuasa Penduduk had done in USJ 3 and SS15.
Many who failed to get in kept themselves busy by engaging with the 5 draftsmen who were invited to assist them to submit their applications with compliance for a reasonable fee. At the briefing, residents were told that they could engage any draftsman of their choice who is not on MPSJ panel.
I spoke to two of them and found out they were charging RM1,000 for single storey which does not need the services of the engineer and RM1,500 for double storey which excluded the engineering fees. Beside their fees, the property owner need to pay MPSJ the fine of RM500 which is fixed and also RM300 to RM800 as processing fees. This fee is dependant on the extent of your renovation. After the amnesty period, the fine is no longer RM300. It will be 10 times the processing fees and MPSJ may even request you to tear down the illegal structure.
We met the Pengarah after the briefing and he told us that he sent the photo of the crowd to the YDP who was not with us and he was shocked to see the overwhelming response. In fact Pengarah commented memang residents here are very well informed and banyak terlibat. Based on this overwhelming response, it looks like MPSJ has no choice but to extend the deadline most probably till the end of 2017. I hope to get the details of what needs to be done to participate in this exercise.
I understand there will be another townhouse meeting on the 26th November at 9am to be held at the Laman Sukan MPSJ USJ 1 at Jalan USJ 1/2. Watch out here for further details.
