    Err..guess MPSJ has finally got around after all these years figuring out how to start doing their job n duties to go after folks like Orchi.
    (Damn near took them passed 72 days to fix the blardy longkang)

    Oh by the way, O owns the small plot of land, n O shall choose to built a home fit for a King should O be able to afford it(including paying the necessaries to MPSJ) to begin with n O owes nobody any explanation about it.

    Just to pre empt you guys that they will be another briefing on this to be held on Saturday 12th November in the auditorium in Bangunan MPSJ. The seating capacity of this auditorium is 150 the most.

    The head of department Ir Arifuddin has allocated Saturday, 12.11.2016 @ 2.00 pm for his briefing on "Taklimat Garis Panduan Tambahan & Ubahsuai Rumah Kediaman."

    This is the 3rd briefing and could be the final briefing. Don't miss this chance. I understand that those draftmen/architects who are willing to provide fair prices and good services will be there to assist you in your submission before 28th February 2017 deadline when the amnesty period would be over. After that all knives are drawn and wrecking ball working overtime and cash register machine heated up working overtime.

    Watch out for further updates here.

    For people whose renovations are without approval or you bought your house in a sub-sale and have no documents from the previous owner (like me) as proof of approval, just go to the MPSJ website and download the list of their panel architects. Appoint one on the list and they will do the rest.

    It will cost you, though. The architect fee is a few thousand. How many thousand will depend on the scale of your renovation. Then, on approval of your submitted plan by MPSJ there will be the RM 500 penalty to pay plus the submission fee of a few hundred RM. Do it quick. Time is running out.

    I've done mine. Just waiting for the approval to come out and make the rest of the payments.

    One more thing, to MPSJ, no documents as proof means your renovations is deemed illegal. They won't check for you, especially if yours was done a long time ago under the old uncomputerised system and the files are piled as high as a mountain.

    Maybe one day the state gomen or the local council will think of legalize the illegal factories along the river... ??

    I had an architect and approval to build but halfway, the roof was made into RC. The architect wanted a engineer to inspect but the cement was already poured, the engineer had an argument with the builder, The builder then disappeared. The architect has retired and the son in law don't want to continue it. So I don't have a CF for it.The approved design has a normal tiled roof but this roof is now RC. Living in it for 4 years already. What can be done?

    Since your incomplete renovation deviated from the earlier approved plan I guess you will have to resubmit. Do it all over again. You can't argue with bureaucrats.

    I was thinking submit an alteration or modification to the original plan, not a complete resubmission.

    I am not sure if this is a shorter route, but anyhow you will still need to appoint an architect. Good luck.

    As for my case, it is time to pay the RM 500 penalty. The architect will submit on my behalf.

    If MPSJ just fine RM1,000 for non compliance, it will immediately enrich itself by RM 30 millions and saves itself from all the paper work and move on. It will then gain further when it collects the RM100 x 30,000 or RM3 million in the increase in assessment annually. This makes better sense.

    Enrich thy neighbours (fellow Malaysians lah). This is how you make friends and win votes. At the same time they also make 30,000 house owners mad.

    I look at it this way. ..

    30,000 house owners have violated the council's bylaw with illegal renovations which carry potential safety hazard to other law-abiding residents. Consider themselves lucky to escape with a merely RM500 fine.

    Also, the architects and draft men have suffered losses of 30,000 businesses as a result of these illegal renovations. They should charged the house owners now with higher fee than market rate...

    I guess this is only fair to those law-abiding residents who have hired architects, submitted the renovation plan and waited for approval BEFORE starting the renovation, and have paid higher assessment rate of their property as a result of the renovation from the day the renovation was approved.
