I met this young man, parents migrated to USA when he was 12. Did he get a good education? I don't know, I met him in an optical shop in CA, doing customer service.

I also checked her SAT results. Although her SAT scores are outstanding but I think is not exceptional..
I believe she was offered a place by so many good US universities is mainly due to her outstanding co-curriculum and the fact that top universities like to have this in their campus -" diversity and inclusion "..
Actually, residential property in Japan is "not expensive" vs the residential property price in other major cities. Apartment price in Tokyo is cheaper than Singapore, and much cheaper than HK and London.
The reason property in Japan is "not expensive" vs major cities is their freaking property taxes !!
For instance, property gain tax is 30% if the property is held less than 5 years, and 15% for property held above 5 years.... but this is not the scary part.
The scary part is the inheritance tax !! I remember roughly, as a rule of thumb, property above USD100k (inheritance tax is 10%), above USD500k (20%) and above USD1million (40%). So, your children may not be happy if you pass your house to them unless you are prepared to pay the inheritance tax on behalf of them... !!
Having said that, for foreigner who wanna spend around USD200k for a quality house with nice 4 seasons scenery and not far from ski resort, Nagano(長野) in Japan is perfect.
USD200k (MYR800k) is about the price of a stupid double-link house in USJ.. !! (of course, this is not a fair comparison as Nagano is like a small town in Kedah... )
I have no knowledge of property gain tax or inheritance tax in Chicago. So don't know if it is better or worst than Japan. Obviously, I can google if I am interested, but I didn't.
In USA, I read that some old people sold their houses because they can't pay property tax. My friend living in NY is thinking of moving to another state when retired just so they Pay less property tax .
US property taxes depends on locations. Recently I asked someone I know how much a property tax would be in ball park number, and his answer is 1 to 5% of the "current" value of the place. Current value is roughly the market value but depends on certain formula. He said without knowing anything, one can assume that a vibrant place like NYC will be higher at 5% type while a rural area would be closer to 1% type.
Essentially it is a wealth tax.
People here pay so little tax on the property they own.
They pay less than RM1000 per annum (assessment fee and quit rent) for a double link house in Usj which has a current market value of RM600k, for example. This is less than 0.2% of the house market value.

Because the fxxking flight was overbooked and not enough seats for cabin crews, they have the right to ask fare-paying passenger to leave the plane ??
When no passengers volunteered to leave, they picked this particular passenger because he is Asian ???![]()
