Looking for a good but available contractor for a friend

My USJ friend has a double storey house in SS 17 and the last tenant has just moved out but left behind a big mess. The house was also in a state of disrepair. My friend is overseas and won't be back till end April. I was asked to engage a contractor and I have assessed that it would cost at least RM2,000 to make good the place such that it can be rented out again. What makes it urgent is because the water storage tank in the roof is leaking badly due to the faulty float system. What makes the matter worse is the the control valve at the meter is faulty so there is no way I can shut off the incoming supply. The rectification job should not take more than 2 days. He needs a dedicated contractor to focus and finish up the job so that the house can be rented out again as soon as possible. Please PM or call me at 012-2995330. No, I have not forgotten about him. He is too busy and was unable to provide me a date and the water tank leakage has to be plugged like yesterday. I have not gone to Syabas to check the water bill but I estimated that some RM 100 has gone down the drain by the time I got hold of a contractor who was so kind to come on Sunday 10pm to plug the leak at both the water meter end and install a new float system. The parquet in the two rooms were damaged by the water not forgetting the built in cabinet too. This morning I got a call from another contractor who was strongly recommended by a forumer. By the way when I came to this forum crying for help, I also dialed others but as usual, many claimed to be busy when they came to know this is a small job. So how?

When i heard him say RM2000, it is bloody cheap knowing the damage that had been done.Maybe you should seek freelance bangla to do.No joke here but it is cheap.

Not every damage needs to be make good. The initial repair cost only RM 180.00. Since the house will be rented out again, I don't think the owner is willing to spend much. The parquet just needs a new varnish. After the garbage and some of the unwanted furniture are carted away and some painting touch up, I think the house will look presentable. It looks bad at first sight. His 2 month deposit of RM 3,200 may cover the repair. I don't understand why many Malaysians do not clean up the house upon moving out. I need to get a Alam Flora roll on roll off container to cart off the sampah.

Just beware that you risk more "sampah" from unknown sources and parasites who think they can dispose of their waste FOC. Its unethical and criminal, but thats Malaysia for you..people think they're right in doing something. Civilized konon!
I purposely observe 2 units belonging to other houses doing renovation. I can easily spot a lot of stuff that are not construction or renovation waste. Better still, still got people throw loads of defunct furniture by the roadside. Mana datang?

Just few weeks ago I "kindly advised" one home owner not to allow their contract gardener to dump tree branches across my house, thinking MPSJ will conveniently clear them out. Its not little, mind you, at least half a lorry load!
Nope..not anymore! It was going on too often till I got PISSED with that "all too convenient" bad habit.. Dump anywhere as long as not within 30 yards of your compound. Cowboy land!
If I see it again, you bet I'm stomping up to MPSJ and get them to saman them for illegal dumping! There's even a "tow away" signboard across my place from MPSJ that you cannot park your car there, what about illegal dumping, lesser offence?
As long as I'm Malaysian, I'd desire fair practice and civilized manners from residents and not resort to doing anything thing they see fit regardless of law or regulations. Seems 21st century don't change the mindset of some people.

Is there a thread/channel in this forum where members can recommend trusted service providers - eg. electricians/plumbers.../pc repair.. etc.. ? It will still be a "buyer beware" situation and the more members that vouch for a particular service the more trusted he/she is; I would guess.

Maybe this has been tried or discussed before?

Most if not all contractors are there to make money, the most they can get out of you. Doesn't mean you speak the same dialect you get good discount..LOL!
