    Questions on USJ house and SK school

    I am planning to get a house at USJ 5 or USJ 11.

    How is the traffic nowadays? Is it very jam at Persiaran Tujuan during rush-hour?

    Security in these two areas?

    Recommended SK School in Subang or USJ area? Which school has higher number of chinese/non-bumi students?

    Security in these two areas? - Occasional robbery and Break-in

    Recommended SK School in Subang or USJ area? - It is go by where is your permanent residential address not as you wish.

    Which school has higher number of chinese/non-bumi students? - Has yet to find out.

    Conclusion : This housing area is not suitable for you.

    1. Not many housing areas that are lesser jammed - depending on where one is heading to work every morning...
    2. Many of the USJ friends used to the way of life of heavy traffic during peak hours and one just has to adjust and tune one's departure time in order to arrive on time at the destination lah..
    3. Security in USJ areas average lah...staying in gated and guarded area reduce yr risk factor lor...
    4. MOE's assignment of kids to schools indeed based on yr address...If one's kid has the right attitudes towards study n right mind set, I guess any USJ schools pun boleh one lah...Bear in mind now a day very few and far rare species of good and caring educators found in SK or SMK.
    5. It does not matter which school has what racial mix..All schools around USJ area are relatively new and have typical smell & taste of government department...hehehee..Racially, some how all of them are segregated one lah....
    6. I live in USJ since 1994 w 3 kids and sent to SK(C) and SMK n I work in SJ and wify in KL city...so far so goood...never thought of moving out of this area ler...So, the question of suitable or not suitable to choose to stay in USJ depending on individual lah...

    If your route is towards the Federal Highway and NPE and back then USJ 3 or 4 is better. In fact, if you don't mind an older house, SS17 is even better. You save plenty of traveling time.

    How is the traffic nowadays? Is it very jam at Persiaran Tujuan during

    1. If you want to get down from your vehicle (in the "jam") and do a pee, and get back to your vehicle in time - not possible!

    2. If you want to get down from your vehicle (in the "jam") and bungus nasi lemak and get back to your vehicle in time - be prepared to be honked all the way when you get back to your vehicle!

    3. So in a roundabout way....jam is just normal like the rest of bolehland. Sometimes (two-thirds of 365 days- who is counting?) you get a smooth ride courtesy of MPSJ working behind the scenes. Majority of the drivers in the neighbourhood are very civilised during a jam...no kidding!


    Security in these two areas? It is gated, right? Make friends in the areas - ask them....!

    Recommended SK School in Subang or USJ area? Which school has higher number of chinese/non-bumi students? Registering your children is via your residential address. Ah...around ANY of the schools here, THERE is jams! BUT for the hour or so only...! Data on intake composition - no idea..

    If you don’t have a very specific reason for landed property, don’t stay in the landed property in SJ/USJ..

    You buy a HOME for comfort and peace without the unnecessary man-made nonsense…

    And for this reason, you have a better chance to stay peacefully when you choose a good condo.

    I think some people are still very hung up on landed properties. Somehow they seem to think that it is earth they are buying. Given the security situation these days a good condo is the way to go. With link houses there is always the issue with neighbours who have more cars than they have occupants and they think it is their god given right to park in front of your house when you are not around. I have had enough of that staying in places like that. Unless it is a gated bungalow enclave then maybe things might be better, maybe.

    I hve had my house broken into and my collection of royal salutes was forever gone and till this day I have not bought a bottle of that . Damn tulan. And they left my dom behind .

    USJ 5 is an "uptown" area and very exclusive with bungalows. It is gated. USJ 11 is also a gated community. I have two friends staying there. If you prefer apartment living, it may be a better option as they have security systems though not all are reliable. Now not all landed properties are safe from break-ins. Traffic jams are a headache every where in USJ. Persiaran Tujuan has one of the worst jams in USJ in the morning. The Summit junction is also another nightmare. You have to get onto the Federal Highway before 6.30 am or you will be stuck in a bumper to bumper traffic.

    The LRT line is passing USJ6 to USJ 13 onwards ... get a house there ... ie near skola wawasan .....

    Personally I think Subang Jaya and USJ is a good place to stay, whether in landed property or apartment/condo . Jam, robbery and break-in are common every where. But there is one advantage in Subang Jaya and USJ, the land in these areas are almost flat and not ex-mining land. If you read the recent land slide issue, then you will appreciate the flat and solid land in Subang Jaya and USJ. When rain every day, there’s not much worry whether there’s a land slide or not. Some more Subang Jaya and USJ are free from major flood.

    if i was u i would rather buy a landed property somewhere at putra heights. is less congested their. usj is pretty bad. taipan is always jam up. not enoug parking. with too many smart usj ppl who love to double park.

    the school is not bad. a lot of kiasu in usj also. lol :P
