    Increase of Cukai Taksiran

    Did anyone get a notification from MPSJ about increase of Cukai Taksiran starting second of year 2012?

    Mine was less than RM200 half yearly.

    Now, it is about RM370 half yearly.

    It increases the rate by 85%!

    your property sudah naik harga ma...so it is ok and right for mpsj to tax and get money from you for their pleasure

    I haven't receive any notice yet. Well, everyone is affected by inflation. MPSJ is no different.

    Is there a way to protest this? The property may have increased in price over last 3 yrs due to speculators but if there is no intention to sell its only paper gain. Our salary also dont go up by 85%! With MPSJ already making tons of money from current rates, what do they intend to do with 85% increase in their coffers, how they intend to use it to benefit the community which is still same size. And i thought PR was doing a fine job..

    Sell the property lor then it is no longer a paper gain ...Wanna own a 600K hse but wanna bitch about 300 ringgits...and dont pull PR into this la...u think BNn will do better job? Pls vote dacing then.

    usually before the town council raises the rates, they will send a notification to all houses affected to give home owners time to object. Hence, did you ...
    1. dump the notice thinking it was junk mail?
    2. not understand the notice (in BM)?
    3. ignore the notice thinking someone else would complain anyway?
    4. not read it because your tenant did not pass the notice to you (you rented out yr house)
    5. not read it because it was not delivered, lost in the post

    What a load of BULLSH!T !! For their pleasure???? Damn right, go ahead and increase the taxes but NOT for their pleasure - to spend on FUTURE NONSENSE!! Anyone noticed that the roads in and around USJ is riddled with potholes and the lines faded? Heck.... even the THREE LANE road leading to Putra Heights have NO LINES dividing them.... yet ALL the roads in and around that MPSJ HQ is beautifully maintained.... even the streetlights are decorated/ornamented types....

    These idiots in MPSJ ought to be held accountable for every sen they collect.... especially from assessment taxes...

    If govt increase salary of civil servants, free handout to poor people, withdraw petrol subsidies, increase govt sales tax etc, all these will cause inflation to rise.

    When goods are more expensive, most people such as MPSJ will find that they cannot buy as much as before, so they will try to raise the rates to cover costs.

    The funny thing is that the inflation rate is supposed to be 3% as in bank Fixed Deposit Rate.

    Don't blame PR, who were the ones who cause all those rise in cost of living in the first place.

    Last month ...3 officers from MPSJ assessment dept. went around to check each house...front and back without entering d house....they have individual files for every house....noting down the reno and approx. increased floor space the reno created....i supposed this is the outcome of their survey....increase assessment tax.

    Question is....what about those houses that have zero reno....ie. original developer's design and built up space....? if MPSJ take into consideration.....then we have different amount for each house on the same street...

    Cukai Taksiran is not base on the market value of your property. Rather it is base on the estimated annual rental. From this amount they will levy X% and divide by two for the half yearly payment.

    To increase revenue they can adjust the estimated annual rental upwards or they can increase the %age to be taxed.

    Exactly how they arrived at the estimated annual rental and why the X% is anybody's guess. Is there some sort of magic mathematical formula?

    Yes, I received the notification.

    Bit weird because I am given 2 weeks to appeal, but when I checked my MPSJ online assessment rate, it has been updated with the new figure.

    Will go to MPSJ to find out more.

    What u said is correct but this policy basing on annual rental was sometime back.............now it is based on house increase floor space.....after your renovation is done....

    With the new rate the MPSJ risks offending hundreds of thousands of home owners in the Municipality in the hope of increasing revenue by a measely 1.78 million per year. The Fed Gomen, on the other hand, spend billions with the stroke of a pen. So sad.
