    Sunway Mentari Court

    Need some info here. My cousin is thinking of buying a unit there. The price is quite low for a "condo". location is quite ok too since got KTM. Would like to know whats the catch?

    Anyone here staying there currently? Would like some feedback.

    I was curious about the building, went to view it.

    3 apartment blocks...each block is very large...not enough parking...lots of garbage around....pool and playground in between the 3 blocks.

    Apartments are reasonable size, but I didnt like the design...the interior walkways and sliding grilles and dim light make the building look like a prison, and your apartment a jail cell.

    On the other hand, I never liked large apartments, slabs of concrete...I would rather live in a smaller, taller podium tower.

    a lot of garbage? is there a garbage dump site there? oh my, this will be a turn off

    check out the monthly maintainance fees.

    do you need to pay to use the facilities still

    where is the parking lot allocated to the apartment

    are the facilities that they list down in the S&P already functioning or in place

    Go to the swimming pool - do you see the people there behaving properly

    go to the garbage area- is it well maintained - the cover in place, no rubbish thrown around the area but should be inside the rubbish bin.

    go to the management office - anyone inside ? is it open ?

    urmmm... a friend of a friend stays there and they say they have gang fights there... and i never personally liked the place... access during peak hours is a nightmare..you only have 2 choices, fed highway or the u-turn at pyramid and both are always jam packed.

    Condo or apartments that has a large student population sometimes maybe a good investment for consistent and high rental income but they may not always appreciate in value.

    Sometimes the management company just do not hv enough resources to tackle all the costs associated with vandalism, noise(loud stereos), and garbage (some students like to leave garbage at the corridor/elevator, or even throw rubbish out the window from 25t floor becoz they are too lazy to take to the garbage bin! ) - these are 3 of the biggest problems in managing an apartment complex turned into a college 'hostel'.

    Of course I'm relating my personal experience with a condo that was turned into a condo-tel by a certain prominent private college (which I DESPISES for their socially irresponsible practice of renting apartments in bulk and subletting to students for a tidy PROFIT, without taking responsibility to ensure their students' behavior are in check or if their student can live in HARMONY with the resident owners there!! )

    I've no idea what happens in Mentari court. But Mentari Court has inherited most of the students who moved out from other condos in Sunway, so, go figure, I'm not surprised if they have gang fights there.

    Management companies also do not have the disciplinary powers of the school unlike a real hostel managed by a school/college/university. I understand that 'that' College stations their security personnel at their 'condo-tel' complexes around Sunway but I don't think they enforce discipline on their students.

    I would never consider a property that has majority student residents.

    oh man, the feedbacks dont sound so encouraging!! mmm perhaps i will tell my cousin to look for another place.

    He wants apartments somewhere near LRT. i thought of Arena Green Bukit Jalil. or those in Kelana Jaya, there's one behind Custom Building, donno what is the name but they look quite decent.

    anyone has other suggestions? His budget is rm130k
