Hi all,

Anyone has any idea about the condominium at USJ 6. I think the condominium is called Subang Indera.

Heard the price starts from RM350K with monthly rental of RM2,500.

Not sure any expatriate is staying there.

I'm thinking of buying a unit, either for own stay or rental. Please advise.

Thanks.

question. When it is mentioned 350K with monthly rental of 2.5K, does it mean that some company is willing to take your apartment (to be rented out) and pay you 2.5K every month? Is it a guarantee?

Was wondering if locals really willing to pay RM2,500 for a condo unit in usj? Where do you hear that the condo can command a rental of RM2,500 per month?

I thought most of the expatriates are staying around Bangsar, Mount Kiara, Taman Seputeh and Sri Hartamas.

i would rather buy a landed property if i were to pay RM350k for a condominium. think carefully... especially when it comes to any leaking problems that will be your nightmares.

It's true there are people paying as high as RM3k for a furnished unit in Subang Indera. In fact the build-up there is huge and there are lotsa Japanese expatriates staying there.

I used to stay in USJ 6 and in the afternoon I always see Japanese ladies and children walking to Taipan from Subang Indera.

Hey, quietly in our neighbourhood there's an exclusive condo lah!!!

I stay in USJ6 but never knew that there is such an expensive & exclusive condo in that area. :p

heard rumours from friends in the construction field. With more tsunamis and earthquake/tremors being felt in Malaysia especially for those who stay in high-rise condos, fear is growing and rich people are more worried now to park their cars in Condo's basement/multi-storey car parks. People are definitely starting to look at landed property now. So, do think twice if you are planning to put RM350k on a condo. A semi-D or corner-lot terrace would be a better choice for RM350k. You can rent it out for around RM2k - RM2.5k as well.

Hi all,

Thanks a lot for the feedback.

As I'm not staying in USJ 6, I'm not sure whether the expatriate crowd is there. If they are there, it will make more sense to get a unit there for investment. Otherwise, Mont Kiara will be a better choice, but the price is at least 20% higher than Subang Indera.

I stay in USJ6 but i am relatively new here (about 6 months). But honestly, I have not seen much of expatriates here, especially around Taipan area. If you asked me, Mont Kiara or Sri Hartamas would be a better choice if you are looking at investing on a Service Apartment. If you are more adventurous, can try out the golden triangle area at Bukit Bintang. The service apartments there would attract more expatriates coming into KL.

just my 2 cents. Having said all these, i am in the progress of investing for a double-storey terrace here in USJ6 :D

there are indeed quite a number of locals staying there, and believe me for 2500 you wont get a unit there it is 3 to 3.5k, as the units are big and fully furnished....
