From the notes of the 4th meeting, it was mentioned that the next meeting will be held on 7/May/2005. With 8/May/2005 being Mother's day, I think a lot of people (including myself) are planning to go back to their respestive hometown to celebrate with their mom. I missed the last meeting & was hoping that I can attend the coming one. Any slight possibility of changing the date?

for those contemplating plaster ceilings:
under S44(2) of Uniform Building By-Laws 1984, it can be defined as follows:
S44(2) The *AVERAGE height of rooms in residential buildings other than shophouses shall be -
(a) for living rooms and bedrooms, not less than 2.5 metres;
(b) for kitchens, not less than 2.25 metres;
(c) for bathrooms, water-closets, latrines, porches, balconies, verandahs, garages and the like, not less than 2 metres.
(The above is applicable height of rooms in residential buildings, shophouses, schools, etc)

can anyone share with me how u r doin ur master bedroom lights (except plaster ceiling with downlights)?
with the ceiling fan in the middle of the room, putting 2 lights on the ceiling will cast shadow below. putting 2 hanging lights oso will give problem as the lights will swing when the fan is on.
i plan to put the main lights in white & 2 warm lights on wall. currently, it looks like i hv to put the white lights on the wall oso. any other suggestion?
bcos we're doing built-in wadrobe, we moved one of the ceiling lights (the point nearest to the wall) nearer to the MBR door area. if we remain the point as is, can't open the top part of the wardrobe.
white lights as main ceiling lights. yellow lights as mood lights (table/wall lamp)

my painting progress.... is emm..... slower than expected.. haha.... is tougher than i anticipated... lol... but i think still can manage. bought about RM600 ICI pearl glo paint... for the whole house.
My wife and I got cross-eyed by the fan colour chart shown by most interior decorators and paint shop. Lucky for us, a friend recommended us to go to Jusco Home Centre at One Utama, at Nippon paint section. There is a big flip-style frames of posters on guides on how to colour coordinate your rooms. Intead of classifying according to colour families, they categorize based on "themes".
So there's a page on any theme you want be it Bali style, French Manor style, American Country style, Urban style, etc. Just choose a theme and the charts can short-cut suggest a paint colour for walls, doors etc. The guide should even tell you how to colour coordinate with your furnitures. SHiGe...did you skim coat (I think that's what they are called) the house before you paint it?? Cause pearl glo will give you glo-ing effect and our house wall is very wavey....

u r not worried that u might get shadow cos of the fan? oso, wat kind of white light did u get? a lot of the lights that i've seen only looks good with yellow light. very very limited choices for white.

yup, must must have skim coat to smoothen the wall before applying pearl glo, otherwise the paint will bring out the ugliness of the walls in full 'pearl glo' grandeur...

RM80. Try those lorry numbers stuck to the lampposts... there are even quite a few outside Jln SS 7/19.

actually, Eric you mentioned you had wall lights right? they should work fine enough...
my previous place had the flourescent tube light fixed to the wall, didn't get obstructed by the fan.

i'm putting yellow wall lights for the atmosphere. but for the main light, v want something white. putting flourescent tube light to the wall is the easiest way out but the mrs want something that looks better :D

dear neighbours n frens,
i want to check something with you... how do you fix on your ducting tube onto your cooker hood? mine is loosely fitted on top of the cooker hood, but it is still good enough to suck out air to the other end at the yard (which now feels like a fan)...

i use an Ikea floor lamp at my place.. bright enough for the entire hall. maybe that will work for you. uses Edison screw (E27) type compact flourescent white light (you can choose the light type).

If you want to tint up your condo, feel free to give Mr Hing from V-Kool Sdn Bhd a call. i got mine for about half of the retail price. Of course he offers several brands, grades and types of materials. His contact number is 012-3546027.
If you wanna see the effect of the reflective SolarGard tint, you can see the outside of my unit from Jln SS 7/26 coming from Kelana Putera, the top floor of Block C. It's the one reflecting the mirror reflection. You can also see the effect if you are outside my unit looking at my study room window (next to yard).

Hi there people,
I came across this forum a last week but have been spending time reading everything inside (in between my office work) :phew: finally got up to speed so just wanna drop a line and say hi to all my future neighbours.
BTW went there this afternoon and parked at my spot in LG2. Saw the area in front of the lift to Block C is flooded from the rain last nite. Asked the Indon worker and he said it's always like that. Quite worrying especially for those whose lots are around that area. Luckily mine is light years away from the lift :sheesh:

I used to live in a highrise where the folk opposite my block had the windows etc tinted - no can look-see in the broad day light, but at night when they switched on the lights, plenty to see from outside tho'. Don't mean to pour cold water, but just to remind you to safeguard your privacy. :D

Thanks. Yupp...the area in front of the lift is quite bad. They put a wooden plank over there coz the water is ankle deep. And that was from the rain last nite. Wonder how it was like immediately after rain.

i bought one from Giant, 6 step, 5ft height yesterday for RM49. hey i called u yesterday evening as i was at your unit, but nobody picked up. :p
is it... now after i checked my phone again.. i saw your name in the miss call but there is someone else miss call me after you. so your name got flushed... haha.. lousy phone. anyway, i was in the unit but my handphone is lying somewhere in the house while i was painting. didn't hear it rang. you should yell for me from the yard ma'.. haha...

so is it fun? honestly... i'm a bit regret now... if not my fren and my gf is helping me... i think i will just gave up after the first day. the first few tries not rili good.. need to test this test that.. progress became slower. but now know the drill already...progress should pickup pretty soon.... but every muscle of my entire body is in pain....

haiz... i didn't know this until i bought all the paint in Pearl Glo. i didn't skim the whole house as that will take ages... i only skim the part where they hack and area around switches. should have just go Pentalite.
initially i already decided on Pentalite matt finishing after Kent warned me about the potential reflection. but when i was buying the paint at the ICI shop.. i looked at their sample, Pentalite, Pearl Glo, Supreme... to me, all look the same.. and the Pearl Glo only got very little reflection even i turned on the downlights at their show unit. so is not as bad as i had thought.. so i changed my mind and bought all Pearl Glo!! since only RM5-10 extra per 5 litre. after i bought, then bounced into KKLee.. and he told me about the skimming requirement for Pearl Glo... argh... too late.... pray god is not that bad...

yup, i notice that our walls is a bit rough... but still not as bad as the one i staying now, by Talam. is 10x worst... anyway, all the colors i bought is dark, pale, dull tone... lol... so i guess it still acceptable la.... plus i'm doing 2 coating.. so i think that will help lessen a bit. worst come to worst after checking on the result of my MBR, my testbed for my painting, if the result is bad, i will use coarse paper to smoothen the wall... is not as good as skim coat it, but is much faster this way.

Don't think the fan & light will clash and cause some disco feel (I hope). For the rooms we plan to use simple ring lights, nothing fancy.

Supreme was my first choice... since it is less glo than Pearl Glo and also a better paint... but Supreme can't mix color. the color available for Supreme is very limited and most of it is bright light colors.
skim coating entire house is very very very tedious... seriously... if you haven't buy the paint, go for Pentalite if u want mixing or Supreme if u don't want mixing. or pay RM2K and ask your contractor to paint the whole house for you.

after reconsider... i think i will cut down on the number of walls to be painted. the paint job is not difficult, but to paint the corners is a real tough job especially the top corners that joint with the ceiling. have to climb up climb down. my leg muscle is in paint now... and to make matter worst, i use a lot of colors to create multiple themes for various section of my house... this increase the number of corners that need to be painted carefully. a bit regret about this but the paint already bought.. no choice...
how u tackle the corners? after the first day, i gave up and went to buy a lot of masking tape and on the second day, i tape all the corners so that paint won't spill over to the other side... it works great...

hehehe not me who paint the unit... its the contractor lahh... i use plaster ceiling, so they have to paint the ceiling to white.. and touch up at the afffected area... now looks good oredi...
but i will be painting some of the walls myself... just feature walls... see lah what's the result.. must be tiring.. i painted my room before.. took the whole day.. but this time without furniture should be ok lah...
shige, must be careful with the corner etc... what to do.. we are not expert whattt... just to save some cost.. better DIY... heheheh...

yes i noticed. i tested with and without curtains, full lights on inside and balcony lights turned on/off outside... :)
still a bit blurrish at night if balcony light is on outside... otherwise... juz draw the curtains lah... cannot block the view fully unless you put up a wall instead of glass door... :p

btw, my contractor drill my wall from inside to outside on my entrance to do lighting at the entrance... somehow, when we touch up using the interior paint (diamond white from jotun), it was obviously not the same type of color/paint... hiyaaaa.. now so ugly...
can anyone tell me what's the color code for the external wall at our entrance? or anyone who already bought the paint, can i have some... just a bit only....
so frustrated now... :(

well, my previous curtains actually lost their color after being put under the sun for some time... and the color loss is uneven because the curtains are wavy (french pleat type)...
So the tint actually protects all my furnishing (and maybe your wooden floor, uphostery, art displays) from UV and heat damage in the day...

saw your unit just now while driving into my office at Kelana Square... the reflection is so much and it kinda make your unit the weird one while all others have the same color for balcony windows except yours.
will Bala actually allows this since he care so much about the "image" of the balcony....

if u drive past Kelana Putera and the houses across the road you'd see that many owners changed their windows to dark glass or tinted glass too...

Maybe it's becoz these lights reminds them of being in the office? ( some office have that) Home is to relax and not to be reminded of work larr. :p

i think yellow lights and flourescent lights are not that different in price.. unless you want really fancy good looking lights... so, do u think downlights are fancy and good looking? or monotonous and dull looking? :p

1. if fix ceiling light, fan might cast shadow below
2. if fix hanging light, fan might cause light to sway
3. if fix wall light, mostly only look good in yellow light
4. if put floor lamp, will take up the already limited space in mbr

:D looks like everything oso can't put :D
actually shadow isn't really that serious a problem... you're not fixing ur light right above your fan... so one shadow goes to your window and the other shadow goes to your wardrobe... no harm done...
worse come to worst, fix fan with lights underneath them... :P

Dear residence,
I would like to know if the time and date for the next RA meeting would still be posted in this forum.
Also, can anyone recommend me a contractor that could overlook every aspect of renovation from paiping to wiring to kitchen cabinet... etc.?
I tried to back track on the previous threads but it was just too much to go through. Renovation prooved too much for me to handle. "phew" :eek:

actually shadow isn't really that serious a problem... you're not fixing ur light right above your fan... so one shadow goes to your window and the other shadow goes to your wardrobe... no harm done...
u know how small the mbr is. did some measuring. don think shadow will b on window & wardrobe but on floor. anyway, will go there measure again with the possibility of 1 ceiling light instead of 2...will need to relocate the fan & light point if going with dis option

i think the best way is, let the mrs decide what ever lighting they want to use.. give them the money.. and let them go shopping themselves... u dont follow.. otherwise, another headache for u... they will start asking, "ehh, this one can or not?"... " hmm what abt this one?"... "ehhh... that one looks ok, but expensive"... hahahaha... so u give the money, give her car key.. and get them to go and buy whichever they want....
i still remember radio ads in one of the radio station.. the wife went for shopping with the husband.. and wanted to choose a color that match to her lipstick... hehehe she started to ask her husband which color is the best.. later.. husband said.. " hiyaaa... pilih aje mana-mana pun... itu kan sarung bantal aje..."

2. if fix hanging light, fan might cause light to sway

I don't think the fan will send the hanging lights swaying. In the sitting room of this house I am staying, I put up a hanging light (heavy-set type) and it doesn't sway when my fan is running even at top speed. The distance between the light and the fan is just about the same as in KM mini MBR. Of course, if you use the rice-paper lights for Oriental or Zen mood, that's another story.
I also put up a cheapo (but nice) IKEA spot twin-lights on the ceing in my bedroom (in the same house), way above the fan.... no shadow cast if you adjust the light direction.
Trial and error... Don't lose sleep over it...

Also, can anyone recommend me a contractor that could overlook every aspect of renovation from paiping to wiring to kitchen cabinet... etc.?
I tried to back track on the previous threads but it was just too much to go through. Renovation prooved too much for me to handle. "phew" :eek:

i think the best way is, let the mrs decide what ever lighting they want to use.. give them the money.. and let them go shopping themselves... u dont follow.. otherwise, another headache for u... they will start asking, "ehh, this one can or not?"... " hmm what abt this one?"... "ehhh... that one looks ok, but expensive"... hahahaha... so u give the money, give her car key.. and get them to go and buy whichever they want....

Not all mrs hate white light. In my case, me wifey wants white light while I want the yellow lights. We met midway without resulting to our house looking like a disco, fortunately.
Important thing to know is that lights and the way they are directed may even substitute buying extra furnitures to beautify the place and add "texture" to your arragements. That's why, yellow lights has an advantage as it can be directed easily plus create a cozy, intimate mood at the same time. Yellow light requires emphasis on how you ARRANGE your furnitures/elements in the interior.
White light is more functional than intimate, in case you come across incidents that requires holding a small crowd (makan-makan, open houses, doa selamat, extended families coming) or when you are away and need to leave the light on (energy saving). In order to look good white light(much like planning for daytime since the light floods the area) requires emphasis on how you COLOUR COORDINATE the place.
What I did was I remeasured the whole area redrew floor and wall plans on Adobe Illustrator. Measured my furnitures and drew them it on the plans with the closest colour of walls and furnitures. Then I placed the yellow lights in drew locus areas of how the lights would shine on the walls. The light locuses will tell me how to imagine the place at night and the colours should help me plan for daytime. Then I installed the lightings (still 70% there, looks okay so far). When that is done, I will then place my furnitures.
Best to have both lights in my opinion, bearing in mind the function for each light.

Well not exactly rods but rails type. Am planning to have a slightly extended width for the balcony curtains but not sure if railings come only in std sizes. Must check w/ith contractor if they can fix up the railings maybe can save some $$. :)

mbr window = 6.5ft (0.5ft longer)
i bought the rods/rails off the shelf, std size.

Aiyyooh... don't worry. Day curtains are the really light, almost transparent like mosquito net curtains. Usually of off-white colours.
Night curtains are the ones that are much thicker and heavier. Comes in all sorts of colours.
Usually people will install the day curtain first, then put up the night curtains. During daytime, you tie the night curtains to the sides, exposing only the day curtains so your house would be bright but not that hot.
Nighttime you let go of the nightcurtains la, so nobody can see you walking naked in front of the TV.

What you all can do is get on the highway to KLIA (via KESAS or HICOM), then drive past the KLIA exit until you see the exit to Nilai. Take the exit and please do not forget to stop to pay the toll after that. Then you will see a T junction, turn left. Follow that road until you see a traffic light with a HUGE red directional sign that looks like a "J". It says "NILAI 3" quite big.
Follow the sign(turn left at the traffic light), and follow that small road (with small factories left and right) until you come to a barren area with lots of empty shoplots on your right. By this time you should notice a junction on your left leading uphill with cars going in and out. Follow your instincts and turn left. When you see a whole lot shoplots having sale like it's Hari Raya, wake your wife up and tell her, you guys are there!!!
But before you go there, check out the price and designs of Kamdar coz Kamdar's prices are quite standard while at Nilai 3, you gotta sharpen your bargaining skills.

haiz... i didn't know this until i bought all the paint in Pearl Glo. i didn't skim the whole house as that will take ages... i only skim the part where they hack and area around switches. should have just go Pentalite.
initially i already decided on Pentalite matt finishing after Kent warned me about the potential reflection. but when i was buying the paint at the ICI shop.. i looked at their sample, Pentalite, Pearl Glo, Supreme... to me, all look the same.. and the Pearl Glo only got very little reflection even i turned on the downlights at their show unit. so is not as bad as i had thought.. so i changed my mind and bought all Pearl Glo!! since only RM5-10 extra per 5 litre. after i bought, then bounced into KKLee.. and he told me about the skimming requirement for Pearl Glo... argh... too late.... pray god is not that bad...
Not too worry shige, i did my whole unit in pearl glo too. looks ok under the sun in the morning and afternoon. then at night when i went to my unit to on the lights, saw the wavy reflections but can considered quite transcient. to me it looks perfectly fine.......... :D

First time I put it up, it was very unstable (swinging), and I had it replaced, but it was still swinging. Then I tried to change the speed, but anything other than Speed 3 (2, 1) the fan will not work.
Moral of the story, stick to trusted brands and put your money in reliable after-sales service! :p

I got lazy sending the gigantic pieces of cloth to laundry (and sometimes forgot), so I switched to using those Aussie-made vertical blinds that came with designs. True to the sales pitch, they are dust-replellant (more or less) and tahan guna. It is perfect for me. If weren't for the difference in window- and door-sizes, I would cart them along to install in KM. Thank goodness when I switched to those blinds, we weren't being told to boycott Aussie goods.
So thanks for the education on curtains, merry folk.

Ya, 2 months ago got a shop in Puchong quoted me @ RM200, Pana air-cond 1hp S2 @ RM950. But that time still too early for me to make decision, when went back to him the price has increased to RM225 and RM 980. So, I bought both my pana fan (RM217) and air-cond (RM969) from PanaShop. A little bit more expensive but with better confidence (Panashop maa...)

With regards to the u-turn. I spoke with the management and they gave me the conclusion that no direct excess could be made as MPPJ would not approve it. I plan to be a vigilante and do it myself. however, i saw the divider is fit enuf for vehicle to come in to KM only. For those in KM who wants to turn to KCP may have to make a u-turn at the t-junction.

how u tackle the corners? after the first day, i gave up and went to buy a lot of masking tape and on the second day, i tape all the corners so that paint won't spill over to the other side... it works great...
i didn't even bother to put masking tape lor, juz have to spend more time when it comes to the corner la. well, may be will try tomorrow. since you have tried covering with masking tape, you don't have any problem when u remove the masking tape?

anyone of you use accessories like Blumotion runners for your drawers or door buffers (absorbers) for your doors? I saw those door buffers in Hosana Kitchen which is basically like a small round pin sticking out of the cabinet which stops the door when it's closing and then slowly closes to prevent loud banging.
it only costs like RM20+ per piece, and I really wanted it. i told my contractor about it, and he assured me what they have, he also have, but when the day finally came, i was shown a catalogue and i couldn't find it anywhere.
i then called Hosana and they said they imported those things themselves, and that they don't sell it separately. Hosana also said it's impossible to fit it into the cabinets once it's cut and installed, because the door buffers need a special installation, else the cabinet will break.
so, in the end, i didn't get most of the things i wanted. :(
does anyone here use such accessories, or to a similar effect? if you do, i'd like to know how i can get it.

The other day I was driving out from KM and wham!!! A Michael-Schumacker-after-reading-a-Dear-John-letter from Kelana Centrepoint direction nearly hit my car. :eek:
Yesterday I also noticed as I was switching gears, a bike whizzed me by.
Just a note of caution for you guys to be careful when you drive out the Kelana Mahkota gates. The cars from Centrepoint like to drive fast downhill pass our entrance/exit. And the visitor/contractor cars and lorries parked outside the guard house may block our view of incoming cars.
Maybe MPPJ should have at least painted the stretch right in front of the entrance/exit with those yellow speed strips, so cars would at least slow down.

The RM20/pcs stuff you mentioned is blumotion for door, I don't think this is so special (Hosana try to make more $$ from you?).What I can see is you just need to drill a hole to slot it in, but ofcuz some skills is needed else the cabinet will break. Yeah... the divider is open. but not too sure if its for permenant or just temp for the bigger lorries to go into the unit. If u see... they made another opening further up... for lorries to move into another construction site.
Lets just hope the openning is there for long term :D

Does anyone know where the main water pipe is in the individual type-C units? I plan to install a water filter at the point (in my unit) before it branches out to distribute water to the various taps. My contractor needs the info urgent.Please help....
The SMI folk doesn't seem to know (or they are not telling?? ) :p Bala said it was at the kitchen sink area. Another said it was at the backyard - on the floor about one foot away from the kitchen wall. My neighbor almost hecked off the kitchen wall at the backyard and the floor - NO SIGHTING!
Anyone can help, please? It is urgent - before my contractor finishes work soon.

good advice. even speedbumps will work nicely.
Not a big fan of speedbumps. The bumps and potholes at the T junction nearly wrecked my car already. Think those yellow paint strips would do.
Even if they do speedbumps, make sure its those that not the steep "bonjols" you find in most housing areas. I believe those are made by angry residents, vengeful in killing loud motorcylist, and breaking our car absorbers in the process.
I heard if JKR were to make in (via MPPJ) the bumps would be those comfortable ones that's not so steep.

Pistachio, I would prefer to put the filter in my own premises. I came to inspect the unt in late March, and went to find out where the meter rooms were. Guess what!?? The cheap (and therefore unsubstantial) wooden door of the water meter room had abuse-marks on it -- elementary, pistachio - someone had pried and forced it open. Speak of security - which SMI bragged about in their sales pitch! So... better to install the filter in our own units.
Furthermore, I checked with Bala and that guy who looks like the Playboy from Beijing, and was told they would want us to install the filters in our own premises. That suits me very very fine, thank you very much.
;) ;)
So, anyone knows where to dig out that blooming pipe?

just be careful when u use masking tape. when sticking,
1. make sure it is stick nicely along the line.
2. don't stick too hard.. else you will peel the pain from the wall you sticking off together.
3. VERY IMPORTANT, after painted the corner with the masking tape on, peel off the masking tape IMMEDIATELY when the paint is still wet. don't wait until the paint dried or after you applied second coat then only peel. else, you will for sure tear off the paint that you just painted.

car was parked on the inner lot of my back to back carpark. it was parked in the inner lot just in case my parents drop in, then they can park in the outer unit.
and this i-don't-know-what-she-was-thinking and how-inconsiderate-can you get driver of GOLD WIRA WHS 895 parks her car in front of mine!!!!
and she was parked there from 1:00 plus when i tried to go out for lunch all the way to 5:30 when i tried to go home. my car was stuck inside. i could not go out. i could not collect my things. i could not go for makan.
it didn't have a Makhota car sticker, but her car was not registered at the guardhouse either, so, my guess is that she is a resident who has not collected her car sticker yet. i know it's a her because i saw her driving off. could not catch her then to try to understand how she can be so thoughtless.

yes and no... some are 'regulars'... with KM stickers... which can be traced, but difficult! (no online system or database of sticker numbers! I think it's just a logbook iirc)
the others, are 'sticker-less' cars that grab the nearest spots they can find, mostly visitors/contractors.

i'm using 4 a/c and 2 heater.. and i remain my original 12 switches box. actually is sufficient but some of the non-ac or non-heater point have to be shared. not rili a problem but if one of the point is spoilt, it will trip the affecting switch and can result in all those sharing the switch can't be used until the spoilt point is fix. bigger fuse box only give you more independence in case of a failure.

I echo your thoughts. My parking lots are right behind yours. I've been facing the same problem. I'm been VERY frustrated because most of the time, the cars parked at my spots were actually owners themselves (with car stickers).
It is not a very nice feeling... especially when I find BOTH my spaces taken up. We are neighbours. I don't feel good if I always have to leave reminders on your windscreens.
I just wished my neighbours would be more considerate.

FYI....i have checked with bala and he said that the earlier 3 mths advanced maintainance fees will start counting from Feb 05 onwards.....Asked him why is it so, since we only got the letter (dated 28/03) to collect our keys then. he said that it is the mgmt decision, not his. if you would have noticed correctly, the letter sent earlier was attached with a CF dated end Jan 05, meaning that SMI have already got hold of the CF by end of Jan but did not informed the residents of KM???? at the same time, they have start collecting from us the 3 mths maintenence fees for Feb, Mar, Apr. so tats why we have to pay our may and june fees now!!!!!
I felt disgusted with his lame explanation.......but don't blame him, he is just there to execute his duty......blame the f#@*# mgmt...... :mad:
by the way totoro, i heard that the director of our mgmt is staying at your floor.......maybe we should run straight to him to complain all this crap......

It heard that you're supposed to have two light switches in the elevated living area, one for the living area light, and one for the the aisle to the room. Is that true? Coz I only have one switch.

I was finally able to switch on the taps today. And outflow the muddy water. :eek: :eek: .
The lift these days are so busy that i walked down the stairs to get to the ground floor. Got a shock when i could not open the door the get out of the stair case. Imagine if it is an emergency.
For those who're wondering why they have to pay water bill even when you've not moved in... I went into my unit today and someone was there, washing. I've not taken my keys yet, so the workers could always go inside. real scary!

When you have a live wire with no switch - I would suspect it is for emergency lighting. You know, the boxes with 2 short flourecent tubes connected to a battery? When current is on, the lights are off and the bettery gets charged. When you have a power failure, the lights come on. This is very necessary. In fact I got my contractor to put up these wirings in my terrace house. So go buy those emergency light units and get a electrical contractor to install it for you. You can DIY but shut down the mains first

I have a beam coming down from the ceiling in between the family area and the entrance to the rooms.
The beam blocks light to the entrance to the rooms, and my contractor asked why the point isn't above the entrance, instead of being placed at the other side of the beam (where it can't light up the entrance).
After all the family area is already sufficiently lit.
is this a developer defect and can I get SMI to rewire the point for me?

Yes, i found this stupid also. right now there is 2 light point at the family area and 0 in the entrance. i added an extra light point near the entrance. but what i don't like is the 2 light point nearer to the family area is not align making putting 2 celling light ugly... end up i have to seal off one of it wasting it.

oh yeah... that's right... can't see the beam but it's there... the entrance to the rooms have a plaster ceiling. :)

It's strange I tell ya... the beams I notice dat are "missing" from the Thai-style unit are:
1) the beam aligned with the main door & kitchen door
2) the beam from the switch circuit to the end of the wall
3) aisle beam from the ceiling
4) study beam above the window is higher in the showunit.
Mebbe the interior decoraters plastered the beams *shrugs*

as of now, only 5 owners have responded to me regarding this r&r book. anyway, i've called smi & asked why some owners didn't receive it. according to them, the owners who went early to make the final payment didn't get the book because the books were not ready yet. anyway, i've requested them to send it to the management office in KM & they've agreed. the books should arrive by next week. if they don't arrive by then, i'll give them a call again.
Called SMI again & according to them, the R&R books have already been sent to KM Management office. I can't find the time to go there to confirm & calling the number there goes to fax. Can anyone who goes there confirm that the books are already there? Thanks in advance.

We have the same thing, tortoro. Worse, we don't have a light switch for that. We've got one light switch near the bathroom (but that's for the bathroom) and one light switch in the family area for the family area light. The wires you mentioned in our apartment seems to be directed straight to the fuse box.
Need to ask any of you who have installed a light at that wire to share with us where that switch is.

The bill was addressed to my mailing address in Selayang but instead of posting it they just drop it in my KM mailbox :confused: . And how come I'm charged RM5 for water supply when my unit has no water :confused: :confused: ?
By the way...half of LG2 parking is still full of water this afternoon :(

btw, i'm worried that i don't have mail delivered to my mailbox (and I am expecting plenty of mail) but Bala says mails are coming in.

I hope as many owners as possible will come to attend the Kelana Mahkota pro-tem meeting in KMC on the 7th of May, to discuss the issue of maintenance charges for the months of February and March 2005.
The 7th of May is incidentally the last day for payment before the 10% interest is chargeable.

My bill is dated 1/5/2005. And I found it in my mail box yesterday when I went to have a look at the progress of the reno job in my unit.
One question that begs answer... Why do SMI mail the bill to the mail boxes at the KM addresses - - - KNOWING FULL WELL THAT A LOT OF OWNERS HAVE NOT MOVED IN YET, AND SOME OWNERS ARE OUTSTATIONERS??? Is it another SNEAKY way to make money out of the property buyers by having an excuse like LATE payment??
One more thing - No matter how nice that SMI guy's unit is (as mentioned by someone before), I am not visiting. Thumping my big nose at it is A MORE APPROPRIATE MEASURE.

Speaking of water in LG2, that is another issue that boils the mud!!
:mad: Like a good neighbor, I parked my car at my own bay (and shame to those who use others' parking bays, and blocked the rightful owner's exit!!). Lo' and behold --- water, water everywhere... I sat there wondering and waiting (for what I didn't know). Thinking perhaps SMI might have the bright idea of cashing in on the situation by providing small-sampan-service-at-an-exorbitant-fee. No sampan, no SMI engineer (don't know where he got his degrees??)... but some Indon workers wading the water like duckies in water.... Oh well, since some SMI guys have two-units-joined-to-ONE living among us, why don't they help out to solve this problem and be a good neighbor?? Anyone has invited these neighbors to be our RA members?? That should help, methink.... :rolleyes:

So typical... get us to solve the problems that aren't supposed to crop up!! Why would we make our own signs to remind those dim-arses not to park at our parking bays?? That's another idiotic thing - the bill has the SMI letterhead, and at the bottom where they ask the owner to tear out (YES, just rip it) a slip to send in with the cheque, it says the Kelana Mahkota Condominium Maintenance Office & address.... Which address to mail the cheqye to?? NO mention at all. I went to Kelana Mahkota to pay on the spot and got the receipt on the spot too. The grumpy gal said we paid the bill THERE.

If simple things also not ready, why are they asking for maintenance fee? have they even started with any 'maintaning' job? We have to pay for 3 months in advance, and what if they are not even doing their job?

SMI like to charge us interest for the late payment...Can we also charge them interest for not providing us with good service.
They didnt inform us that they already issued the statement and need us to pay withing 7 days. They purposely put the statement in our mailing box (kelana mahkota). Luckily people in this forum inform us if not i'm sure will kena like last time...RM5k... :(

my bill shows that i need to pay 2 months service charges (May and June) and sinking fund payment is only for May. How come? :confused:

Anastasea, as far as I know the sinking fund is supposedly the cumulative fund for the maintenance and renewal of the complex. Some of the maintenance need not happen every month (e.g repainting the whole apartment complex). When that happens the money is supposed to accumulate.
If I'm not mistaken our Residence & Owner Association that is going to be set up, will be fighting to monitor that sinking fund. Right now nobody knows how they are spending that money. For all you know it could land itself in somebody's pocket, when it's actually the community's money.
Can drag to court if they are not careful....

see how this weekend's meeting. i'm sure we're all generally pissed about all the payments. paid 3 months advance when the building ain't even fit to live in yet :(

Mine, sinking fund is for June.
Why are we paying the maintainance?
1) I dont see anyone cleaning the corridoor area to our unit... still full of dirt
2) I dont see anyone cleaning the pool.... water looks like teh peng
3) I dont see anyone maintaining anything at all
4) I dont see them clearing the rubbish area behind the building... construction materials all scattered around
5) Car park area still disorganised... owners parking are still taken up by strangers
6) Facilities like pool and badminton court are used by indon... why not charge them on hourly rental
Do they have the rights to do all this??? any word from the expert??

Not only that... Car park floods when rains heavily, still they aren't doing anything !! And this is the first time, I am coming across a condo that doesn't come with an intercom system, how are the security going to inform us of visitors ??
