oic. was thinking of Panasonic, but got some feedback from contractor about it. they say panasonic not cold wor, York better. could be their mktg strategy for all u know. anyway, just thought of getting some opinions from users so that can do some survey.

from the survey that i've done, panasonic is good...quiet & cold...suitable for anywhere but expensive. york is quite noisy...not suitbale for bedroom but cheaper. but contractors or even ppl in senheng or watever electrical don't recommend panasonic because their profit margin is very very low for panasonic compared to york.

I just got a quotation from an external contractor... He quoted me the following:

install a door to the last room (door + door frame + lockset + painting) 450
A/C installation c/w conceal copper piping 200/unit
Fan installation 25/unit

Wonder whether that is cheap/reasonable... Would appreciate some comments. Thanks! ;)
That is very cheap.... just go ahead with this contractor....

Bala has lost his cool! I called him ytdy at 7pm just to check on a minor issue of my compressor location. He told me he was p*ssed off with all calls after 5pm from owners.He would only layan emergency calls at night.Aiyo! I asked him, since when is running a condo a 9 to 5 job....
Then I bumped into 'Neeta' at the pool and told her about it. She said she had called Bala with an emergency at night with regards to no water supply but he said he cannot send someone at night and it has to wait till morning. So what is an emergencylah? And when are getting 24 hour maintenance? :mad:

I doubt any manager in a condominium management office works anywhere before 9am and after 5pm.

I think this is normal and should be expected. Maybe we as owners are asking a bit too much?

my office is using York... is cold.. but is noisy and the design is so 90s.....

LG artcool series is so cool... a fren using it sa normal cold only... and also expensive

Panasonic i guess is normal.. cheap and design quite nice for the S2 and O2 series..

Mitsubishi heard from shop say is very quiet...

Fellow future neighbours. If you're planning to get one of those laundry "pole", be it the retractable from the wall type, pulled down from the ceiling or whatever, you can check this place out at Sunway Mas. Quite near to KM. The place's name is Home Decor Solutions. They've got all sorts. PM me if you're interested & I'll send you the map.

I think this place offers pretty good prices (not only hobs). I bought a Cornell, 2 ring glass hob (gas) RM250, batteries included :D They also sell matching cooker hoods. Go check it out.

I m currently using LG in my room, its pretty loud as it gets older and takes quite sometime to cool the room down but if u are not fussy then its pretty ok lar. So far after 3 years..... no problems. As for me... will be using LG for my unit when i start moving in.... if budget permits lar

Sorry for bzbody :p We can buy aircon in bulk like 10 units, 20 units. I believe the supplier can give more discount :p

Since everyone say Panasonic is very quiet. I think I'll go for Panasonic. I plan to put all my rooms with aircon but currently my pocket lubang very big liao :D I only can afford to buy three first... :rolleyes: Anyone interested ? We can go and negotiate with the supplier :p

hi leanne. we'r targetting to move only in june, after reno and paint works lah.

but then again, what is the suction power in their highest range specifications? I checked their website at: http://www.fujihome.com/n-hoods01.htm

and the highest Exhaust Air Flow : 800m3/h (High), 420m3/h (Low), for F1200V model. (which I think sells for over 2-3k).

fujioh's best selling model, the F1000V's suction is 570m3/h (High), 330m3/h (Low)... and it costs RM1800 just for the hood.

of course, suction isn't the only aspect to consider.

hi totoro. when it comes to hood, one thing we learnt is not to look at the exhaust air flow alone. look at their efficiency level as well. the efficiency level wl tell u just how much "oil" the hood is actually filtering. some hood may hv high suction, but low efficiency. dat's wat we found out after asking several people. if u'r looking to buy fujioh hoods (those big bulky design), be prepared to fork out 4K and above *phew*

one question: i was around KM to settle the contractor deposit on late Monday evening... and the sky was quite dark by then due to the rain. why aren't there any lights turned on??? has it been like this since CF came out?

2nd question: where is our garbage disposal for each unit?

There's a garbage room behind the lifts. I suppose we need to put all our garbage there... There's one for each floor.

aircon profit margin is around 5% for those normal electronic shop outside... i doubt you can discount even if u buy 50... if got also, few bucks only.


Any electrical ppl here? if building the Light Trop using flourecent light with MCat wire (no bracket or holder) and nest it to create a long line of light.. like those found in signboard. how do we connect each of them.. we just need a light point for power for the first one, then the mcat wire will do the nesting from one to the next one right? or do each light need a seperate light point? I only have a switch to control all these light to turn on or off.

urgently need help on this... i want to know whether i can extend the light line by just adding another one at the end and use the mcat wire and connect the new one to the last one.

However, we can't use the pool at KM, stated in the handbook. But I normally use the one at Kelana Jaya. Still very near to us :D !!!

hiyaa.. i accidentally deleted my membership in da forum... i just request again to join.. now waiting for the forum manager to approve it... anyway, i have sold off my pv6... driving waja now.. hehehe.. but will buy it again later.. IF ada duit lah.. hehe cannot tahan lah... pv6 much better than waja...

Unable to get in touch for the last two week as my internet was down. The forum is really hot,as I have to spend up 1 hrs plus to read all the email I missed for the last two week.


My reno is about 50% completed and I plan to move in somewhere in mid May.
Do get some info from my friend who is seling aircon,that panasonic brand is not so good anymore after they split up with national,and currently they get all their compressor from China.
eventhough he is selling pana products,he highly recommends me to take up Mitshubishi brand which is far more quite and the look also not really out of date.

To those tennis kaki,can I join you all for the game ?

i just got back from KM. my unit started aircon piping first. went opposite to see alex's unit B-9-3A, kitchen cabinets are up! nice nice :D the smell of varnish *sniff sniff* then i went down to 7th floor... who is the owner of B-7-03? nice job! I didn't go in lar, saw from outside. I won't go into w/o permission.

Checked out the squash court as well. Seems ok... but why the heck did they install the wall mounted fan inside the court? That's not good. Use ceiling fan is ok cos squash court ceilings are high. But wall mounted fan? Nanti the ball whack the fan. You can install the fan outside the court, but not within the perimeter of the court. The floor looks ok, but if kena water, sure come off like parquet. And Squash Court 1, the red line sticker is peeling off. And both glass doors creak real loud, macam tak stable.

And I wanna ask... Management said for the car sticker, we're charged RM 5 every year for renewal. Shouldn't the car sticker be free? We're already paying maintenance every month. Where I'm staying, car stickers are renewed automatically w/o charges. Only the access card is charged (RM 50 per card), and it's a one-time payment.

Nothing is free in Kelana Mahkota!! Sooner or later maybe they charge 20 cent for using the toilet. Dont forget they will start charging us for maintenance fee early May..Did ask about maintenance deposit, they said they have to keep until 99 years...

last time when i pay the 3 months advance to the monkeys in SMI office, they say the advance will be used to pay our first 3 months maintenance... no need to refund...

should do the plaster ceiling first... else it will dirty ur kitchen cabinet... i will be doing in this manner also..

as for the chimney hood, i already ask a few ppl, they will have a way to install it and lay the duct inside the plaster ceiling and run to our yard... but u have to ask your contractor to prepare a manhole somewhere between ur hood and the yard for future maintenance.

It cost me less than RM2500 for top and bottom part. as for the material, i am not sure. once installation is done (hopefully this week) why not u PM me?, then you can have a look?? :)

Any1 got other option for installing aircond for 3rd room? According to Bala, the pipe needs to go thru bathroom2 then only to yard. Bcoz pipe not allowed install directly thru 3rd room wall to yard.

And for m/bedroom, we cant install the pipe directly to balcony but go thru living hall then only to balcony.

for those who want to shift their master bedroom door for feng shui reasons, you can build a walk-in wardrobe at the corner space right outside the master bathroom.. this is the ideal spot for the wardrobe actually... between the bathroom and bedroom...

i was advised to do so a long time ago, but i didn't have the budget...

you can also shift the master bedroom wall out a couple of feet into the family area to make it larger, at the same time when you are shifting the master bedroom door.

anyone else have great design ideas to share with each other?

nope... it was melamine (compressed chipboard) with ABS edgings... and it feels heavier than some solid woods... (because all the air inside is squeezed out when it is compressed)... but i was disappointed this wasn't the case for the carcass... only the doors...

yeap.. the architect should actually extend out the mbr to same level as the 2nd room... our mbr is so puny..... if doing the extending ourselves.. the cost for everything could reach RM4-5K!!

mine's 21st floor.. pressure is excellent (even without pump), coz nobody staying there for now... :D

sometimes when the pressure is low, i switch on the pump and the pressure jumps... even after i switch the pump off again.

btw, my unit lost it's electricity supply again on Wednesday evening. I complained to the resident engineer and they just said, 'cannot be... for sure got electricity', then they asked someone to go up and check, and for sure tak ada api... Budi, the onsite electrician says he dunno what happened also, juz asked another guy to check the mains at the ground floor.

Electricity was back up again on Thursday. Hope it doesn't trip again!

i think our tank should be at the top floor as i dont see any tank at our ground floor or anywhere around KM area. If the tank is at the top floor, the pressure is high at the lower level e.g 1st floor, 2nd floor and low pressure at top floor e.g. 20th floor above. that's law of pressure.

yeah, that's why i was willing to fork out a few more K to get a ceiling height built-in wardrobe... but my other half complained that as soon as the carcass was installed, the mbr looks really cramped d... :rolleyes:

i had asked for a 2-door sliding mirror panel for the wardrobe... to make the room feel larger... again fengshui enthusiasts (and superstitious folks) will say this is a bad idea, due to the mirrors attracting the alternate world... especially if facing your bed...

and having a 4' wide sliding door panel.. makes the mirror really easy to crack everytime you slide it.. aih..

guys, be mindful to take out your floor traps before doing any renovation works nearby it.. as otherwise the cement and other bits of rubble will seep into the sides and make it quite impossible to remove your floor trap after some time...

i also wonder how the design of the floor trap allows for water to be stuck at the outer ring instead of flowing away... it's a mosquito hazard...

huh... so meaning you do face some problem of low pressure even now whereby most still haven't move in yet... i guess a pump heater is needed....?

i think our tank should be at the top floor as i dont see any tank at our ground floor or anywhere around KM area. If the tank is at the top floor, the pressure is high at the lower level e.g 1st floor, 2nd floor and low pressure at top floor e.g. 20th floor above. that's law of pressure.

we are in the same block la.... what i meant is architect/developer should actually build our unit this way from the first step so that owner don't have to do it paying a bomb for it... my one is just like urs...

as for water pressure... you take a long tube or can, fill it with water.. and poke 3 holes at the top, middle and bottom, you'll see the the water sprays out furthest at the bottom, as pressure is higher as you go lower (more water pressing from above)...

The height of water determines its pressure. The measure of how much pressure a customer has in their house is simply the vertical distance between the faucet in the customer's home to the water level in the tank. The greater the height, the more pressure a customer has. The basic formula is 2.31 Ft of water = 1 Pound Per Square Inch (Psi). Customers that live in higher elevations will have lower water pressure than customers at the lower elevations because they have less distance between them and the water level in the tank.

unless tank is near empty... or unless pipe is hooked to the mains...

you can actually get a plumber to hook the showers to the main supply instead of the tank supply... :)

i think this only works if u live on a landed property where the main pipe will deliver water to your own tank. from the tank, water will then flow to the showers etc except for the kitchen tap which normally takes the water direct from the main pipe. in this case, the pressure may not be enough for water heater. then u can ask the plumber to take the water direct from the mains. this is what v do at my house in my hometown.

for condos, the main pipe goes to a riser, which pumps the water up to a tank that is located at the top of the condo (the original pressure is not enough to force it to go so high. that's y water charges are normally higher when u live in high rise buildings). the water then comes down to each unit through the miracles of gravity. so each unit only has 1 single pipe coming in which is from the tank above

Yesterday when I re-evaluate about the decision on buying my new home in Kelana Mahkota, I was really sad about the issues happened along the way from booking till today. Was I make a correct decision to purchase this Condo with >RM 200K, lease hold and not landed property? I actually can choose landed property with more ft2 and free hold with >RM 200K. The S&P layout plan for our unit shown the column for the whole house, unfortunately, the column at dining room already twisted to kitchen area and make my kitchen space smaller.... I think not only I faced this right....I am thinking to ask for compensation from developer or achitect company on this isssue. Seem like I as a consumer being cheated with the show room and S&P layout....Untill I am thinking to make a formal complaint to consumer tribunal to ask for compensation of max RM25K from "them".
Do you think we should file a complaint?

Just some words and sadness need to pass on to my neighbours......... hope you don't mind...

Hi, my unit is type C where there is an additional beam in the kitchen next to the entrance. This has made the kitchen narrower compared to other types.

Am thinking about installing a full length cabinet along the wall but this will mean I am only left with a 3 feet (the depth of the cabinet is 2 feet) wide path to the inner side of the kitchen & yard. Is this too narrow?

Has any of you done anything similar? Can you share your experience?

these are my reason for buying KM;

1. because they give good price (RM200k) for type D and 1260sqft.. if u divide the figure, u will get around RM158/sqft which i dont think u can get this price

2. because Kelana Jaya already developed areas with Giant, Shell, banks, schools, Kelana centre point, kelana square, LRT, buses.. etc etc etc

3. i want to be near to my parents place which is subang jaya..

4. i work in bangsar which is 10km away from KM..

5. no toll... fed highway is free..

6. i think KM is good at lanscaping.. i have brought few friends to view KM, all of them were impressed with lanscaping, pool, facilities... u should come and view KM entrance at nite... very cool.. macam resort...

7. if u opt for landed property... no way u can get RM200k in kelana jaya.. the best is probably puchong area which is basically far from KL, got toll some more.. no transportation like LRT etc... what else?

8. just before i bought at KM, i went to putrajaya, puchong to view some show unit.. but besides locations, price also high.. besides, that area is developing.. who knows project abandon?

9. now after i have met few members from this forum, i really feel glad... good neighborhood... i am very sure, we will have good community here...

10. not to forget also.. the split level in our unit.. where else u can get split level.. hehehe...

11. what else.. anybody wants to add here?....

dont regret lahh.. we all have bought the condo.. now we make do with what we have... form a strong committee to protect our interest...

Please ask electician to check your unit Power Box.. accoding to my electrician which did a number of unit in our KM, he said many of the unit have problem with the electric wire whereby either you are tapping into your neighbour power or they are tapping into your power.

because our Power box is located back to back with our neighbour and all those wire that going to that wall... the developer screw up on which cable is which and simply choose.. :mad:

I went there yesterday. To me their price is quite expensive. Install a door for 3rd room 1k, parcel ceiling for whole hse 7k+

Did anyone find out the water pressure is abit low for yard and kitchen ? i m at block C floor 18, i have checed 4 units at my floor and find out that 2 units including mine the water pressure is a bit low at yard and kitchen. But my 2 bath water pressure are ok. :mad:

Nothing much to buy.. mostly old model... no chimney hood on sale... and the hob they are selling at a "discounted" price is even more than outside electronic shop..

i asked the promoter how come so expensive.. he said we are giving 15% off from the Suggested Retail Price. We all know very well that every shop outside are selling stuff at 10-20% off the SRP by default without bargain. if they are giving discount based on the SRP, unless they are giving 50% off, else is as good as none considering this is a so call "warehouse" sales!

My renovation only started yesterday, I just received a call from my contractor complaint to me that their lorry are not allowed to go in start from next Monday 25.04.2005. The security at guard house told my contractor saying that management instruct them not to allow contractor lorry to go into our KM compound and only can park outside. How to manually loading the material from lorry to our unit.
Anyone heard about this? just want to confirm....

Dear Neighbours,

My renovation only started yesterday, I just received a call from my contractor complaint to me that their lorry are not allowed to go in start from next Monday 25.04.2005. The security at guard house told my contractor saying that management instruct them not to allow contractor lorry to go into our KM compound and only can park outside. How to manually loading the material from lorry to our unit.
Anyone heard about this? just want to confirm....

maybe it's due to them continuous parking at owner's parking lots...

today another Waja is parked at my spot, and my other half was unable to park there...

people can be really inconsiderate about trespassing other people's property sometimes, huh?

btw, there seems to be a few showroom units popping up in KM, from all the different contractors' first projects in this condo. had a look at a few, definitely quite a few 'showroom' quality units here!

My 2 carparks located in LG2. LG2 area only got few cars parking there. I think most ppl just park @ LG1 as the entrance stated "visitor"

The Electrolux fair is err...... dissapointment..

Nothing much to buy.. mostly old model... no chimney hood on sale... and the hob they are selling at a "discounted" price is even more than outside electronic shop..

i asked the promoter how come so expensive.. he said we are giving 15% off from the Suggested Retail Price. We all know very well that every shop outside are selling stuff at 10-20% off the SRP by default without bargain. if they are giving discount based on the SRP, unless they are giving 50% off, else is as good as none considering this is a so call "warehouse" sales!
Yeah man....The warehouse sale sucks big time.
I got up early today so hopefully can be an early bird there. When I reached there "WHAT A DISAPPOINTMENT"". It is not a warehouse sale with the discounts that they give..hmmpp...

i saw a very cool ceiling mounted clothes hanger in 'Andryn's house, which uses a pulley system to raise and lower the hangers! i think that only costs about rm250-300, and is an excellent idea! hang your clothes on the dryer then raise them to the ceiling where they are out of the way... hehe.

a high grade vkool tinted car will cost around RM1500-2000 depending on car. for a whole house, i think it will easily cost RM5-6K.

i think not rili worth it... unlike car which always park directly under the sun, condo will not get so many direct sun ray.. unless your unit is 'sui sui' located facing the sun directly without other thing help you block some of it.

Phew.. Thanks... this really worries me, coz there was a condo i lived sometimes ago, the whole underground car park is flooded right up to 2 inches below the top for the cars. And, when ppl tow the cars out, you can see water flowing out from within the car when they open the door... I surely hope our car parks will not be like that. :)

I was parked at LG2 the whole day, yesterday and today. Yes, it's not as wet as LG1, but even worse it seems that water from was seeping through the "cracks"(?). In which, results water dripping from LG2 ceiling. :eek:

We were there on Saturday evening during rainy time and boy did we have a big surprise! When we drove in to LG1 car park we saw water "bubbling" up from the floor (where there are holes - I think they are supposed to be for draining water FROM LG1 but instead what we saw was the other way round!!!!) :eek: Seems like this is not the 1st time. Ricster saw it some time back and he thought they were washing the swimming pool or something!! We were with our friends at that time and we requested her to take some pictures (are still waiting for her to email to us). Have anyone of you "witnessed" this before?

May I know why you decide to do tinting in the first place? We are in the same block and facing the same direction :D (we are on 9th Floor).

LG2 wasn't dry... I was moving in and the lorry couldn't stop by LG2 coz the entire entrance outside Block C was flooded with water. They had to park outside LG1 at the main road and carry everything in.

My friend came over to visit and help move and he asked why the car parks are like wetlands..

Hmm... use the tint film to reflect a mirror image back to the outside when viewed from outside... coz Evelyn mentioned that even while driving along the highways, you can see clearly what's going on inside a person's unit... sometimes even with curtains drawn. with this tint outsiders can't see what's inside even when the lights are switched on.

also, am getting the one which can block about 80+% of heat n UV.

3rdly, coz this guy is offering pretty cheap prices, and I should be able to trust him coz introduced by Evelyn.. hehe ;)

haha.. eh.. weren't we discussing airflow pressure of the kitchen ducting before?

as for water pressure... you take a long tube or can, fill it with water.. and poke 3 holes at the top, middle and bottom, you'll see the the water sprays out furthest at the bottom, as pressure is higher as you go lower (more water pressing from above)...

i barely recall my Form 4 Physics education... and as I recall I didn't do that great in my varsity Fluid Dynamics class either... :D

Back to water pressure, my unit's at the 2nd floor and the water pressure it BAD! In March when I got the keys, the water pressure was excellent... but these past few weeks, it's been really bad.... trickling away only.... :confused: So I guess I need to get a water heater wif pump. :(

I've got about 8 quotes for kitchen cabinets... 2 from contractors, 6 from kitchen cabinet shops... (Kitchen Palace, The One Kitchen, Kian Classic, SCI, etc..).... SCI's quote is the cheapest-was quoted RM2300.... I'm not doing full kitchen cabinets, though. Am waiting for their finalised design and quote. Hopefully their workmanship is not bad. :p

I m not sure abt blk C. During the heaving rain on last saturday, I parked @ LG2 blk A my parking lot. It was dry but some carpark lots r wet but not flooded.

Well, for those who are interested, you can actually install those (dunno what you call them) hinges?? that will actually close the door automatically when you open it. Good for feng shui, good for getting untidy rooms out of sight. Cheaper than doing renovation as well. Don't you think so?

will it make your place look much darker? i just tinted up my place... and it looked like the sun is setting d... (at noon!)... actually... a bit regret, coz like bright rooms... and natural sunlight... ah well... :(

totoro, u r at the highest floor... why u need to tint leh...
but i think it would be a different case for tarantula... as his balcony faces the west directly as well the stairs leading up to the tennis court. i went up to the tennis court one day and i saw tarantula and his whole living room... i guess it's wise for him to make his sliding door and windows heavily tinted kua...

Would like to let other neighbours be aware of this; there may be an "access card" for our cars, that will activated the opening of the gates, without the hassles of the current manual pulling & pushing by the security guards.

GOt that info from one of the clerks of the mgmt office when wanted to obtain our carpark coupon. My hubby noticed a column for a certain card on the same form, ( Sorry, forgot what is its name) and inquired from the clerk. We were informed that it will be implemented in the future, and that it costs RM35 - one time payment. If lost it, fine RM50.

But they have not yet make any orders where that is concerned. Possibility, this 'card' must be newly proposed by the mgmt. Do not know when they will get this in place. If anyone knows further on this, do let us neighbours know.

The manual pulling and pushing of the plastic chair is not really my idea of security. But I still kinda like the manual check. Don't know about you guys, but i still feel more secure with human eyes checking rather than a piece of card that allows anybody who can get their hands on it to go in and out, despite how suspicious they may look.

Yes, I saw it too. Especially at LG1. Something is wrong with their whole drainage/piping system. This is especially apparent near the LG1 entrance area near the stairs to Ground level. The fact that it's bubbling with water means it's too flooded for the drainage to handle. And the water seeping to the the LG2 ceiling is not good news for the building structure too! :eek:

If they can't fix it, why not put an awning alongside the side where most rain comes in from (e.g if rain usually "tempias" from east, set up awnings on the LG1 East windows/openings first.) They got money what? Especially after all the unreturned contractor deposits, 3 months unused maintainance fee, overwhelming interest charges, etc.

Something I need to share with you,I was there in KM yesterday evening at 6pm with my contractor form Hosana Kitchen to made final measurement for my kitchen cabinet and wardrode.
We entered my unit in block C but forgot to lock it from inside. The contractor put his digital camera on the wall of split level and we entered the kitchen for measurement. 15min later,my contractor found out his camera is missing but we didn't hear anybody entering my unit.
So we proceed to the guard house and try to get some info,according to them one of the security guard went to block C at about 545pm for final check up but he left early today to his main office for don't know what reason and unable to contact him for more info. Is this just coincidence or ? ??? :mad:

So,all my neighbours,pls,pls, and pls lock your door when you enter you condo eventhough is just for few min as you never know what is goinh to happen to you in split second.

I will report officailly to their chieft security guard - Mr David and see what kind of explanation he will give but is my fault not to lock the door at the first place so I don't think my contractor will get back his camera.

oh thank you so much.. you are my saviour... i need 5 kitchen wall tiles and the living room floor tiles. i think the living room floor tiles is bigger than those in the corridor right (study/dinning/family area)?

are you tiles exactly same as the one we using right now purchasing from the tiles supplier to our project? because my contractor got the code and bought it outside somewhere, and there is slight variation in the patterns and colors.

I think someone mentioned in the forum before that mgmt won't implement access card entry until the condo has more residents, but they are definitely going to implement it.

Hi, Sorry for the v.late reply..been away. Don't how much ICI paints are but Ace paints are priced 1 qt is $39 & 1 gallon is abt $89. Was told that 1 coat is enuff plus they have a promo on now that is buy 2 get 1 free. Had a hard time choosing the color (kepala pening) soo many nice colors. If Bala said that then goodlah....just hopefully he won't change his mind later on by then it would be too late.

Are we allowed to paint the main door & door frame white, since they are allowing us to chose 3 colors for the grille and white being one of them ?

Btw, we plan to repaint the place ourselves since our budge also sudah lari. We'll most probably use Ace paints. 1 coat is enough plus nice colors, just that a lil pricey.

i think no problem since grilles also any design and any color now... even the showroom in 1st floor Block C also has a stained glass solid door, and pebblestones around the walkway to the front entrance. (tiles hacked and removed)

Ok... as promised, some feedback about SolarGard tinting:

Pros:
- reflective tint makes outside see only mirror image reflection. This is normally used for commercial buildings to make it look really cool.
- cooler
- can leave curtains open with total privacy
- can see outside without outside being able to see inside :D
- darker ambience makes it seem like it's still early morning or late evening all day (helps some people sleep)

Cons:
- lose out on natural sunlight, unless of course, you open the windows...
- blueish color cast (of course this depends on which tint you use)

Price:
- a few hundred ringgit

Alternatives:
- dark glass
- black tint
- various grades of tint - clear, dark, reflective

depending on which tint u use... for cars, due to JPJ ruling cannot have too dark tint, so must use clearer tint... and in this situation vkool is king coz they have good UV rejection rate even with very clear tint... that's why their technology more expensive..

the unit in front of the lift (my neighbour) is a bit 'special'... ;)

abt renovations, i think mgmt is being a bit lax on this because not much owners moved in yet, so not much complaints being filed about disturbance.

i'm going to file on average 2 complaints about my car park per day though... different cars was parked at my space throughout Sunday (2 different KM owners) and also Monday (air-con installation lorry)...

i really don't mean to get all petty and noisy about this thing, but i don't want to get my 3-generation ancestors and descendants scolded for parking in other people's parking lots, just because someone else parked in my lot... sigh.

u dun talk to or 'interview' the potential tenant beforehand? normally i see if they r willing to take turns cleaning the unit or at least their rooms on a regular basis... and discuss issues like using facilities (cooking, washing), and visitors... etc.

some even sign tenancy agreements just for renting out rooms! anyway, as this is your own home you'd wanna take special care of it.

btw, i am finding Mahkota hard to rent out due to the lack of car parks.

A few of my friends and delivery people have been unable to find KMC due to the lack of any signs or labels or anything indicating that the condo is called Kelana Mahkota!

I think we should request SMI to put up a huge sign both in front of the condo and at the road to point drivers to the right direction.

The carpark space is an issue for some neighbours. Had talked to a few neighbours who wanted to buy but was informed sold out. When want to rent it from other neighbours, find it too expensive. Unless that is sorted out, totoro, you can only dream of a "virtual room-mate". :p

totoro, it's difficult to deal with this right now. you don't need to scold those people who park at your car park, it's the security's job. they need to ensure your car park is secured for the owner only. But until our RA is formed and then we formally address some of the complaints (this included) to the building mgt with a collective voice, some actions may be taken.
so until then, you just have to bear with it. Maybe you can find out who's your neighbour's car park and if they have not move in, talk to them for permission to park at their space for the time being. i'm sure they won't mind.

after the guard hse, the 1st entrance to the parking that says "visitor". enter there & u'll c on your right the stairs to go up to the area with the "water steps". just beside the stairs u'll c the fire hose in the picture. actually, there's another draining hole near the stairs which was bubbling with water also.

actually this was the 2nd time i've noticed it. the 1st time, it was not raining but they were washing the pool.

hmm, actually for now when there are a lot of empty parking space around, it's easy for me to park at another spot without inconveniencing that spot's owner... so it's not a big issue yet.

to the owners who parked at my spot and got a notice slip under their windscreen wipers, i do apologize if i sounded a bit unhappy about this matter.

my 2 car parks arr... Block C, Ground Floor, next to lift entrance lor.

i think the previous comment on this was right. the sewage system needs some fine-tuning, as water is gushing into the underground pipes of LG1 so fast that they overflow and come out from the floor drain pipes as shown in Eric's photo.

another point i wanted to raise to owners is the issue of wet corridors outside our units. you may have noticed that the corridor walkways to our units do not have roofs extending out, so when it rains, the rain actually showers into the corridors, and also leaves the floors wet.

Something I need to share with you,I was there in KM yesterday evening at 6pm with my contractor form Hosana Kitchen to made final measurement for my kitchen cabinet and wardrode.
We entered my unit in block C but forgot to lock it from inside. The contractor put his digital camera on the wall of split level and we entered the kitchen for measurement. 15min later,my contractor found out his camera is missing but we didn't hear anybody entering my unit.
So we proceed to the guard house and try to get some info,according to them one of the security guard went to block C at about 545pm for final check up but he left early today to his main office for don't know what reason and unable to contact him for more info. Is this just coincidence or ? ??? :mad:

So,all my neighbours,pls,pls, and pls lock your door when you enter you condo eventhough is just for few min as you never know what is goinh to happen to you in split second.

I will report officailly to their chieft security guard - Mr David and see what kind of explanation he will give but is my fault not to lock the door at the first place so I don't think my contractor will get back his camera.


locking the door is not the main solution lor. sometimes you have to even watch out for own contractors or workers. juz to share my experience with all. i had these contractors fixing door grill for me on last friday. and before that i've started painting for 2 weekends already. after fixing the grill, the next day, i went to continue my painting, then i realise some of my stuff are missing. i mean, those are not expensive stuff, but u juz don't know what is handy for them to take.

I have been reading all the postings from page-1 through the latest ever since I was told of this forum. I totally agree with the majority sentiment that we should form a cohesive RA to better our quality of life in Kelana Mahkota.

kinda think about it, there are phone lines. cos the smi people have called me from a phone line, and there is a fax machine near the side door which the smi people - mr kok, mr lee, andy. jimmy uses to phone people.

I'm collecting information on the number of people who didn't get theirs so that I can probably arrange with our RA committee to get it for us. as of now, only 5 owners have responded to me regarding this r&r book. anyway, i've called smi & asked why some owners didn't receive it. according to them, the owners who went early to make the final payment didn't get the book because the books were not ready yet. anyway, i've requested them to send it to the management office in KM & they've agreed. the books should arrive by next week. if they don't arrive by then, i'll give them a call again.

i plan to put the main lights in white & 2 warm lights on wall. currently, it looks like i hv to put the white lights on the wall oso. any other suggestion?

I am not sure this is the number 2694-5660 to call the SMI site office. It is registered on my mobile yesterday when someone called for me to get back to them about the air-con pipings and all the jazz. Try see, Jaytea. Another number is 78039596.

Words of warning - one often gets the fax machine whining high-pitch into the ear....

By the way, if you are still on a budget shopping spree for lamps and lights, try this ware-house like shop near the Rothmans Roundabout at SS19. It is called -

LIGHTSTYLE
No. 18, Jalan 19/1
Petaling Jaya.

Direction - as you come from Jalan Universiti to the often-cited roundabout, go 12 o'clock towards the SEA Park direction. The shop to your right-hand side is just after the roundabout - well-lit as a lamp shop should be, you won't miss it.

Once you are in the parking lot, don't bother to go in to the shop - the lights are so datin-datin and too costly (over RM1K, mostly). Instead, to the right-hand side of the entrance is a lot that looks somewhat like a lelong-lelong joint with lights and lamps hanging and tossed all over the place. That's where you may be able to find something at cheapo prices, but still good. The helpful guy (Rahim) and his Bangladeshi merry-folk told me the lights were put there because they were the last units with no 'better-halves' to pair with. But who is matching the exact look-alikes these days?!

I got two chrome lights @ $160 only - they cost anywhere around $260 in LIGHT COURT @ Damansara Utama!! Better still, be nice to our Rahim, he actually knock-off dollars and cents if you ask for reduction....

Thought some of us might still need this info.

Any of you have problems with your main door? I have 2 problems with it.
1. It can't be locked.
2. It is chipped off.

I have requested for the door to be changed and they told us that many people have complained about this and they can only put us on the queue. I think last count was that I am about the 50th in line. They mentioned that it's not so easy to get a new door as they have to get the production line running. (What sort of excuse is that? ^&*&^) And as usual, they can't give me a deadline on when.

I want to make a formal complain and don't know who I can write to as the complaints we made fell on deaf ears. Please advice.

Secondly, I am in a dilemma. I want them to fix the lock but am afraid that when they do that and pass the keys over to us, they will wash their hands off on my door issue.

one of my lights busted already, and i need to change the lights... :(

ceiling is 11ft high... wat to do...

Hehehe :D No need to buy the ladder first, just ask the contractor and pinjam from them... but for future, I think you better take alexcttan advise :D Buy a ladder :p

i bought mine from a ICI paint shop opposite Lorenzo near the LRT station that is after Kelana Jaya station. RM80 for a 7 step, 7ft height.

anyway, if you need it for a while only, i can borrow you. i will be in my unit again tomolo the whole day...

my painting progress.... is emm..... slower than expected.. haha.... is tougher than i anticipated... lol... but i think still can manage. bought about RM600 ICI pearl glo paint... for the whole house.

there are more than 10 maindoors thrown away in Block C LG1 lift area... just go there and take one and ask your contractor to fix it loh.. rather than waiting 1-2 months for SMI. if you don't have contractor, then just ask SMI to take it from there and install for you. why they need to start the production again when many owners are throwing it away.

there are many unwanted room door also few weeks ago.. but now all gone... haha.. don't know thrown away or owner took it.

mine is 6'X9' L shape; with sink, plumbing, burner and hood for 4.1k, call this lady from kota kemuning...tell her u r from kelana mahkota.

i think those are the defective doors... 2 of my neighbours already changed their doors, but I couldn't tell what was the problem either...

i complained that the lock on my front door was difficult (but not impossible) to close and Jimmy said this wasn't a defect, so I just lived with it.

i bought one from Giant, 6 step, 5ft height yesterday for RM49. hey i called u yesterday evening as i was at your unit, but nobody picked up. :p

that means fixed lines available in KM already la.... :D

i think this is the fax machine the resident engineers have been using ever since the 1st inspection. I dunno why got 1 line there, but no lines anywhere else in KM.
