Hey Eve, i went to view your unit the other day with Grace. Your kitchen cabs look very nice... :D Well, as for your water heater, i didn't really take a good look at it coz i was rushing time on that day. I'll come by tmw to view yours before allowing them to fix mine. Are you gonna be there? I'm gonna be there the whole day coz they are fixing the aircon and other stuff for me. Btw, how do you find Grace contractors workmanship?

Hi neighbours,

i know this sounds petty...

I own a type D unit in block C. Just wonder has anyone notice anything different about the slidedoor in the living room? Instead of opening from left to right (as in most apartments, i think), our units are all opened from right to left...Which means i can't position my sofa too near to the slidedoor or it will obstruct the entrance to the balcony...Is this supposed to be the design or a defect? :confused:

thanks for your warm welcome.. will buzz you if got time this coming saturday. anyway, since you move in already, did you manage to clean the tiles gap nicely? what i believe most unit like mine, have those disgusting dark semen mix with those white semen at the gaps of the tile.

That's the thing. Mine is opened from left to right with the TV point on the left wall, which means my sofa will be at the right side...same situation as yours..anyway just find it strange cos i notice most condos slidedoors are from right to left near to the TV side. Well, i guess its not too much of a hassle. Worse just get a shorter sofa lor. :rolleyes:

I am one of those who has no hole in the masterbedroom for the aircond piping outlet to balcony. My contractor told me he met with Mr Lee for the alternative which is thru the living room. This requires him to cover the piping on the living side with a plaster wall. But he warns me that when the copper piping start sweating from condensation, it will dampen the plaster from the inside. It will not be visible for the first few months.
I spoke to Bala about his ytdy. Told him I know about the this holes being available for units 10th floor and above. He said it was an oversight on the engineers side. He said not to worry coz the damage would only seem visible after 5 years! ($@%#$@%)
I have no choice but to go ahead with the installation but I am writing a letter today to SMI to claim the cost. Its not going to be easy but I am so angry about this oversight, I am willing to go very far to get compensation.

da rat, let me give you some tips to solve your problem.

1. you don't have to build a plaster ceiling to conceal the copper piping. you can conceal the piping at the wall on top of your tv area. is only the part where you reach the column before going out to the balcony, you can't conceal that part. so just let it run on top and cover it with a wooden decoration.

2. if you decided to do full plaster ceiling for your living room, then the above method is invalid. but you can actually insulate your aircon drainage pipe just like how they insulate the copper pipe. my aircon contractor did that for me and he told me is to prevent the condensation problem. i don't know this will cost extra or not from your standard installation charge... but for mine, the worksmanship is a bit high compare to outside... don't know is it because of the extra insulator or other thing...

Hi Rat,

I would do the same BUT will lay the insulated aircon pipe and drain line inside a pvc pipe before covering it up with plaster wall.

Hi Rat. I'm also one of those unfortunate owners. I was planning to see Mr Lee either this afternoon or next Monday on how to install the aircon. I agree with you that it's ridiculous this was left out inthe design. Leaving out a dedicated place to put compressor is already bad enough but not considering how the piping should run is another.

Anyway, what do you mean by "cover the piping on the living side with a plaster wall"? Plaster the whole wall on the TV side?

Since you're writing the letter, you wanna get signatures from other affected owners also?

Thanks Shige and friends for the suggestions. The piping would run outisde like you said. But I am just plastering that particular columm to embbed it. I talked to my contractor, he suggested a pvc pipe lining and insulation as well for a better drip to the outside. We'll see what my contractor will charge for this extra work.

Actually I am little confused about the plaster wall too, as I only talked about the matter on the phone with my guy last night. I am meeting with him at lunch time today to discuss. But I dont think its the whole wall on the TV side.

since i've been staying there almost 3 weeks but my tiles not really bad coz the cement not really bad after i mop 3 many times alreday.

what i can help you is you buy the cement white color and put it as to cover the cement. same like i went to see the other unit at Block C also quite bad.

i think la, if tell bala/richard may be it takes a month to repair. we rather do it ourselves kan!!! :o :o :o

most of the thing this and that i will get my contarctor to do it...wait 4 them will be more headaches. :( :(

i think it will work. get the white cement from hardware shop.

thanks neeta. but to apply the whole house with white cement on the gaps of the tiles... is err...... too much work....... my unit is badly affected... i tot i can get rid of it with mopping numerous time....

I am at 12 floor and apparently the a/c hole is not built in too. Da Rat, please advise if you are successful with the claims. I had verbally spoken to the developers but they held their grounds that this is only an additional feature and not stated in the S&P.

Can u guys please refresh my memory.. which part of our units got TINTED GLASS ar?

I noticed the corridor upstairs dripping with water coming out from the wall. I mentioned this to maintenance and he said they are attending problems to the units first. Later they will handle the corridor.

Just back from my 4TH INSPECTION!!!
And still 2 of my defeats I complaint during 2nd inspection still not yet fixed.
I go down mgmt office complaint why everytimes asked me come bck inspect but still not yet fixed. Wasting my time only. I ask him go find a contractor to fix for me now but he said lunch break no contractor around. He said will fix it in 2-3 days. I will go back check everyday if they din fix it i will go down complain everyday. Anyway I collect my keys 1st but left 1 main entrance door key with them.

FYI, my defeacts are:
1. missing 1 screw on main entrance door
2. casket (rubber tiup) spoiled on m/bedroom window

Small defects oso take so long to fix...

So who should I get to do the renovation, the panel contractor or outside contractor?

I heard some owners said the panel contractor is quite expensive and need to check on their works regularly, unfortunately I don't have time to do that as I stay in Cheras and working in Shah Alam now.

Anyone been to Block B-9-3A? Any comments?

Actually my 2nd inspection will be end of April but cant wait any longer. What i did was i get Bana(panel) to do my gril but in 1 condition, she has to get them to fix my house by this week. Miss Lim(Bana) is a very good lady, she get them to settle everything in less than 3 days. This is a tactic that u have to use coz the panel contractor give them money...Price of the gril quite reasonable RM900 for yard and entrance.

if you can, get outside contractor.. is much cheaper. recently, i didn't see those "people" wandering around the Block C LG already... maybe the management did something to it... so u might be able to get your own personal contractor to come in and work your unit.

We were on our second inspection this week. Took them 6 weeks to fix some very simple defects. Yet on the second inspection, still have defects. They could not give us a date on when these defects will be fixed. We got fed-up and told them that we will write to the management officially and complain.

The guy got angry and told us to go ahead. But when we checked later in the evening, some of the defects were fixed. They could actually do it in less than a day!

Unfortunately, I am still waiting for the largest defect to be fixed i.e. my main door. It can't be locked because the %^*&^ contractor didnt drill the hole in the right place and it is chipped at the side. Hopefully I don't have to wait another 6 weeks .... :eek:

michelle! sorry to hear about your contractor but i believe that everything is alright now right? while mine is ok now. yesterday they change my chipped tiles (contractor) 10 pcs...haaaaaaaaaaaa...my whole house was a mess.... today is the cleaning day :(

Oh...u are shifting house this sun? Fyi, this coming sunday meeting is actually more for committee members lor. Say! Can me and my hubby visit your unit one day? We may be dropping by this sunday. If we could be able to, probably check the showroom unit, say hi to some neighbours. :D :D :D

I think Malaysian buyers are an amicable bunch. As long as you give them what they see in the brochure, they have no complaints." he says.

When asked how would he position SMI Cityhome? A developer that offers properties that feature practical layouts and are delivered on time. "There's no point talking about high-end concepts if you can't deliver the basic needs," he stresses.

I had a quick read on the thread and found the bit shared by Bala to one of you which admitted their engineer's oversight in not including the aircon outlet piping through the beam for the 10th floor onwards. Clearly I'm one of the unfortunate victims of their negligence :eek:

Your kitchen cabs look very nice... :D Well, as for your water heater, i didn't really take a good look at it coz i was rushing time on that day. having some minor quirks with some of the work being done... my guys missed out on a light to be installed, messed up on other lights already installed (wrongly), another light cracked, and got 3 lights I found didn't look nice at all after putting it up!... erm, fan shakes too much when turned on... and the touch-up... didn't paint some parts i wanted, missed some parts, built-ins not here yet, my toilet tiles after being smashed away, now not yet replaced by the developer... sigh...

my unit has a ceiling light point for the main entrance... as part of the upgraded package from developer... so i think.. shud be no problem la...

Btw... guys... avoid this shop.. Levetronics in Prima Damansara.. where I said u can get the cheap Euro Uno fans... The owner convinced me to buy another fan instead of Euro Uno, which was more expensive than a KDK fan... and after installing it.. found it to be defective very old stock.. sigh...

the batteries for the remote already leaked... and then... the fan keeps shaking so hard when turned on...

I'm getting it back to be replaced... sigh...

Hi all,

Collected our keys last week and all defects done up, only left with minor leaks in the bathroom. Will be starting reno works soon.

2 things :-

1. When stopped at the guard house to get clearance to get in, noticed a chinese man who is quite samseng looking (not in uniform)helping out the guards, is this person one of the guards' supervisor ?

2. I hear developer isn't providing any intercom sys ? If this is so, the guards will be allowing just about anyone in . This is going to be a big security problem for us. Unless they plan to run up to 712 units to let us know that we have visitors ??? :eek:

hmmm...not sure about this....what did the brochures/ S & P said?? With the guards we are having right now...sigh.... I don't think they are that fit !!!!

just now saw a security guard (not chinese i think), was wearing uniform (pants) but he took off the shirt, left only the white singlet. you can see his whole back and back arm full with tattoos........ like those gangster boss like that... :eek:

i didn't opt for those upgrade wiring.. but my entranc also got a ceiling light point.

and regarding what type of light to use.. i think is totally up to us.. this bala also said, you can do anything within your area (except the aircon compressor location at the balcony).

At least when I am there I can keep trouble at bay... but my other half and maybe future tenants may get really freaked out if they face such situations. Imagine sharing the same lifts alone? Walking around alone at night?

I also don't know what may happen if some reno work is on-going in my unit and the door is left open.

This is serious. These people don't have ID tags and they loiter around checking our units everyday.

We need better security.

I am also a bit fed up with the cars that keep parking at my lot every single day. Today it is a Red Iswara - licence plate # TV1117. Sigh!

It can. Just that the clamps aren't here yet. I would've bought clamps myself and charged them RM50 to unclamp, if it was actually legal... of course that will bring along issues of smashed windscreens... scratches... aihh...

3. entrance wall - outside

haha... contrary to what I believed... paying RM12.5k for that car park lot doesn't transfer ownership of that small rectangle piece of cement floor to me. I just get the privilege to park my car there... aihh...

and... why spoil my own carpark? :p I don't even have the heart to drill holes into walls in my unit (or even the house I am currently renting).

i went in today to do my 2nd inspection.

the water pressure was really pathetic. believe it or not, the bathroom shower would run dry if any other tap in the house was on.
and even if there was no other tap on, you have to mandi kissing the dinding because it was suck a trickle.
BUT
the water guy (for the lack of something else to call him), was very helpful and he tested and checked, and tested and checked, and tested and checked.
and he found the source of the problem.
and now, i have a powerful flow of water coming out of the taps :)
so, for those who have low water pressure, do not despair. my tap's problem was that the main was a bit clogged. once cleared, no problems.

there is also a problem with my electricity supply. the electrical guys are working on it now. will drop by after work to test out my plugs.
hope to have a happy ending like the water

did you actually hack the wall for additional points/ just adding PVC casing (so you can actually see it!!)

I am doing the second one, which i really regret now!!! the person simply hack and hang the a/c pretty low!! they 're just NOT professional at all!! i spent about 6 hours on sat (till 5.40 PM) with no end result! and today for another 6 hours, just hang and connect 2 a/c out of 4 units!!
result is not neat at all..

so i really wanna get another a/c contractor, perhaps need to redo everything (sigh...wanna save $$ but i guess need to spend more instead :( )
any recommendation anyone? i really wanna see your unit, if possible...i'm in block B, type D....

couldn't move in with all the problems the unit was still facing, plus the renovations were being re-done and was far from complete... even the built-ins, won't come until I have moved in.

i had to extend my rental for 2 weeks (on top of the previous extensions)... the future tenants were very accomodating... thank God!

of course, paying rent costs money... running into thousands... haih.

i plan to move in this Sunday! :)

Rushing them to fix up my bathroom tiles... hey, it's not my fault they gave me so many problems with my unit... :rolleyes:

I think best persons to discuss with about air-cons is your contractor together with Bala and another resident engineer, maybe Mr Lee... look over the floor plan, draw where the air-con goes and how it joins to the external compressor.

I believe they are very experienced in this particular item by now.

takes years to save up a decent amount money, and only an instant to sign and cheque and it's all gone... renovations... haih! :rolleyes:

Btw, we plan to repaint the place ourselves since our budge also sudah lari. We'll most probably use Ace paints. 1 coat is enough plus nice colors, just that a lil pricey.

I re-used my kitchen door (less doorset), and put up a wooden frame... my panel contractor, LBH, charged only for the frame - RM180. This was of course a very special price...

You can always hunt around from other owners who want to dispose of their original plywood doors...

Anyway, I asked the DIY store in SS2 how much it will cost to put up a door with frame, they quoted me RM550 or so including installation and touch-up!

6mm... polished edge... i think can bevel if u want... this is the frameless mirror yeah... frames cost a lot too... maybe that's what you got quoted for.

again, this highlights the very important need for better security in our homes!

nobody wants to live in fear for the safety and security of their loved ones, home and belongings. we must avoid such situations from happening.

i remember when Kelana D'Putera was newly completed, and there were numerous cases of break-ins, theft and stolen cars for a while before they changed security for the 3rd time, changed management, and things finally settled down after a few years.

So I guess they'll be drying their clothes at their balcony. Some condos do not allow drying clothes at the balcony if the balcony is facing outside (not pool) for "image" reasons. Since Bala says we can't install our compressor on top of sliding door for "image" reasons, I worry they'll come out with this ruling later.

After going thru so many contractors and all the hoo hah, finally managed to get some good deals. In fact, grill and kitchen installation will take place either on friday or sunday this week.

I am using KK Lee for the grill and another outside contractor for kitchen cabinet. Drop me a note if you guys want to know this contractor. Is a recommendation from a friend. Price is cheap. Cheaper than Ikea DIY.

In the mean time, I am still looking for cooker hood and the top hob. Any recommendation for good and cheap brand?

not able to dry out clothes at balcony for image reason is ridiculous.. most of our yard are totally covered from sunlight.. how the clothe suppose to be dried. and if the image is so important, might as well the mgmt requested all owners not to stand in the balcony or put plants or put a lazy chair.. it will distort the image what... ya i tried Lion Tops... still got smell if no sunlight... :D

anyway, i will be buying an expandable stainless steel cloth hanger and install it on top of the yard... pull it out when u need to hang and push it back when u done... RM150 only. since it is mounted on 1 side only (for the expandable features), the outer bar can support 10kg, the middle bar 20kg and the inner bar support 30kg.

i'm still looking to get a good and cheap one... been to a few... Rinnai cheapest set, chimney + 2 cooker hob, RM1350-1400. RM200 for ducting. a bit out of my budget... now considering Electrolux... should be around RM1000 for a set.

To the owner of a Perdana car registration # WEY 7067, who is currently staying in Kelana D'Putera as well (from your car park sticker), and I believe owner of a unit in KM (again from your car park sticker), can you please not park your car in my parking lot?

Please, let's be considerate to each other. I paid RM12.5k so I can park my car there, so you can understand my frustration when I can't even park at my own car park lot, while someone else happily comes along and parks their car there whenever they want, and this happens to me every single time I am at KMC!

actually, i also can't imagine how our condo will look with clothes (especially undergarments) hanging outside of the balcony to dry every day... :p

there are several solutions to this:

1. buy a dryer machine
2. buy the pull-out dryer rack as mentioned above
3. hang some laundry in the bathroom (as in apartments I've lived in overseas)
4. do your laundry at a laundromat
5. take your clothes to parents / relatives place to wash / dry :p
6. have the management or RA invest in a self-service coin-operated washing machine and dryers

don't think we have budget for washer/dryer ler...may i know are you all investing in washer/dryer?

as for earlier suggestion that we hang clothes with retractable rack in yard, i don't think it's that feasible because even if you install a cooker hood in kitchen, no matter how good the suction power is, the smell will still be there.
as you know when it rains, it takes days for clothes to dry. unless each time we cook, we took down all those clothes, cook, then air the yard, then hang up all those clothes again...sigh....

any other good suggestion (apart from laudromat, wash/hang at relatives house, etc :D )?

As we won't get phone lines to our units for some time, I took the liberty to write a faulty service report to Maxis for poor reception to KMC on the higher floors, as my line consistently gets cut, breaks-up or goes to 0-bar signal strength.

Just received a call from Maxis and they said they will send engineers over to check it out.

If you face similar issues, please do feel free to write a report (online) to your mobile service provider as well.

Kitchen window to grille = 5.5', cooker hood to kitchen window = 5', vertical run = 3'.

hmm... i get what u mean.. but eventually you get the water after continously sucking with the same efford... just have initial delay...

okay.. got an idea... worst come to worst if rili cannot... put a exhaust fan at the end of duct to help suck.. :D

Don't know whether it is strong or not... i scare over the years it will sengget....

not run restaurant la....but sometimes when you fry fish etc...the smell will stay around and will be quite strong...as for food catering service, you sure will regret if I do it for you....unless you want to be lab rat la :p

anyone thinking of getting Fujioh hoods? They are costly, but their suction power damn power. all the brands wl tell you their hood is "suitable for asian cooking" lah. if you're gonna cook 2-3 times light cooking, get a simple hood cukup. unless you're gonna cook "dai-chow" style... hehe.

I mentioned before, 6x8' is RM858 for frameless. With frame can easily go to 1.5k.

yes, dryers hv their own pipe to release the hot air. i don't know about other brands, but electrolux punya is from the side. if u hv grills at the yard area, u can just place the dryer "exhaust" pipe facing the grill (use some string to hang it) so dat the hot air can blow out.

errr... ok kua. not sure about brands like tellini & teka. i've only enquired rinnai, fujioh & pacific. all oso got oil trap, all oso self-cleaning. all oso tell me "for asian cooking". but for sure fujioh has the highest suction power (the higher range models). in fact, the fujioh salesguy recommended one of fujioh's lower end models if u cook simple dishes 2-3 times a week. lower end oso cost 2K+ *pengsan*

btw, some hoods are considered "designer hoods", very fancy type. those i can tell u r only suitable for western cooking (fry egg/maggi mee) cos there's less oil, and their suction power is very low.

Dear all,

After going thru so many contractors and all the hoo hah, finally managed to get some good deals. In fact, grill and kitchen installation will take place either on friday or sunday this week.

I am using KK Lee for the grill and another outside contractor for kitchen cabinet. Drop me a note if you guys want to know this contractor. Is a recommendation from a friend. Price is cheap. Cheaper than Ikea DIY.

In the mean time, I am still looking for cooker hood and the top hob. Any recommendation for good and cheap brand?

I think this place offers pretty good prices (not only hobs). I bought a Cornell, 2 ring glass hob (gas) RM250, batteries included :D They also sell matching cooker hoods. Go check it out.

or how?

i'll be washing mine, either thurs/fri/sat and am not sure what is the best way of doing it.

Sweep Sweep Sweep all the dust and sand away first - then vacuum as much as you can. Immediately mopping the floor doesn't help coz the sediment stays put. Easier to get rid of them while they're dry first. Free Hotel slippers come in handy here coz the sand don't stick as much to your feet compared to being barefoot. Take it from someone who's done a lot of "dirty work" :o

I was told some guy had actually quit Tellini and then formed Pacific. Both Taiwanese companies.

but then again, what is the suction power in their highest range specifications? I checked their website at:

and the highest Exhaust Air Flow : 800m3/h (High), 420m3/h (Low), for F1200V model. (which I think sells for over 2-3k).

fujioh's best selling model, the F1000V's suction is 570m3/h (High), 330m3/h (Low)... and it costs RM1800 just for the hood.

of course, suction isn't the only aspect to consider.

i was cleaning the toilets yesterday and when i sprayed water on some tiles they sounded very hollow. in fact, quite a lot of my tiles in the bathroom are hollow. if i'm not mistaken, this will make them easy to crack?

install a door to the last room (door + door frame + lockset + painting) 450
A/C installation c/w conceal copper piping 200/unit
Fan installation 25/unit

Wonder whether that is cheap/reasonable... Would appreciate some comments. Thanks! ;)

Bala has lost his cool! I called him ytdy at 7pm just to check on a minor issue of my compressor location. He told me he was p*ssed off with all calls after 5pm from owners.He would only layan emergency calls at night.Aiyo! I asked him, since when is running a condo a 9 to 5 job....
Then I bumped into 'Neeta' at the pool and told her about it. She said she had called Bala with an emergency at night with regards to no water supply but he said he cannot send someone at night and it has to wait till morning. So what is an emergencylah? And when are getting 24 hour maintenance? :mad:
