From the meeting y/day, we got to know quite a few people & picked up a few points including a very important 1 which is to check your water & power meter before collecting your keys. So, we went to our unit again after the meeting to check our water meter & to our surprise, it read 186 cubic meter! We are staying in a condo now & we are charged RM3 per cubic meter. So, if they were to charge us for that reading, we've have to pay RM558! That would be ridiculous since we haven't even turn on the tap before. I plan to go see Bala later to ask him to jot down the meter reading so that we our water charge will be counted from 186 onwards.
Yup.. i also left out this issue... so, did you manage to check your electric meter as well?
will bala entertain us? imagine 712 owner go and find him to take down the number and he has to go personally to take it down to make it official... i wonder is there any procedure on doing this like collecting the car sticker whereby a counter is setup just for this matter.
when should be do this? before or after renovation when we finally move it?

I saw the electric meter but I couldn't check it as it is the new type with digital display. As nobody has moved in on my floor yet, the main switch was not activated yet & as such, the display doesn't show anything.
I've called Bala & asked him about the car sticker. He said I can just come see his girl about it. But I asked him whether he'll be there & he said he will. I didn't tell him that I wanted to check the water meter reading also as I didn't want him to give me excuses & say he won't be there. I'll be going in a while. Will keep you guys updated.

Car park stickers can be applied now at the building mgt office. And I was told that the residence card will hv to wait for another couple of weeks.
And do keep us up-to-date on the water and electrical meter thingy... I left that out too...
BTW, Shige, you said you got 4 set of keys for the condo. I only got 3 sets (including the one previous held by the workers at the lifts). Is it 3 sets or 4 sets?

i just would like to voice up my thinking to support Mr Kuan, Mel and all the fellow committe of their effort in the KM condiminium.////
We should support them to speed up the process to form the committe of the ROA for Kelana Mahkota. So that we able to secure certain comfort to stay in.
That's no point to release the unsatisfaction to the certain extent.
Hope that the next meeting we can meet more residents or owner to support the said meeting.
Kindly make me rite if i am wrong.
See u guys in the next meeting.

Mr Kuan, you did an excellent job yesterday. I applaud you for your spirit and involvement. I joined the committee as well yesterday, mostly because I want to live in a happy community. I am 100% behind you and the committee. May we succeed in our goals.

Well, it depends where your yard is facing. For my case, I plan to put a sliding window for my yard because my yard is facing 'sterling' and will get wet when it rains :o I've checked with Bala and they allow us to do so, you may reconfirm again :)
Good Day!
Can I know how many panel and how much it cost for the sliding window at the yard area? Are you using powder coated or normal aluminium type? As I also plan to install the same.

Just came back from the management's ofiz. Applied & got my car sticker already. Very simple & fast. Just see 1 of the 2 girls there (Bala's clerks I presume), get a form, fill up, pay RM5 for each sticker & you'll get it on the spot.
As for the water meter reading, they have already taken down the reading in a book. So I just verified the reading in the book with the actual value at the meter & they matched. So no issue. Unfortunately, I didn't check with them about the power meter.

As of the latest update today...:
Coring is also not allowed now. From now on, no holes are allowed through the major support columns in your unit. This includes the column between the master bedroom and the balcony.
Please be informed!

now i also don't know.... :(
It's because most of the owners are doing it that way now... and the engineers are becoming very firm on this area. Weakening the beams and columns in most units is a danger, especially after another tremor hit Sumatra yesterday...
Cracks are appearing almost everywhere in my floor, on the ceilings, walls, joints between beams and bricks... I think this is the 4th time they are patching it up.

The response I received from the management is that Telekom has not started pulling phone lines to Kelana Mahkota. They will not do so until they receive sufficient applications for phone lines, and they say that this will be much speedier if they are assured of adequate applicants. If they get 300 applications things will move on faster, and if they get 500 applications, things will go really fast.
So, I hope owners and residents can start to apply for their phone lines even today, so that Telekom will provide us with phone lines asap, instead of taking their sweet time. They are in fact only in the planning stage right now, to see how to connect KMC to their main lines.

i talked to 1 of the 2 malay girls there. they have the log book.
the water meter is inside 1 of those rooms at the corridor. forgot exactly what the label at the door says...i think it's something like "water meter". yes, it actually needs a key to open it but what happens is that the room has 2 doors. the knob is on the right door. but since the left door was not bolted to the ground, i just pulled the knob on the right door & both the doors opened together. if the left door is bolted, then i guess you'd need to bring a maintenance guy with you to open the door.

Shige, since u r in my floor, the water meter is at the end of the pathway leading to the duplex condos. coming out from ur condo, turn left and got straight to the end.
The TNB meter is on your right after coming out of the lifts, next to the stairs. there's a light switch inside to check ur meter.

I could be wrong but I think these threatenings are done by the panel contractors. From what i know, in order to be in the panel of contractors, they had to pay some money. But if they don't get renovation business from owners, then they'd lose money! That's why they're chasing all the non-panel contractors away.
We must do something about this. Probably the 1st approach v can use is to tell Bala the problem & let him know that if this doesn't stop, v'll go to newspaper or the police. I'm not saying he has anything to do with this but he definitely has contact with all the contractors. If he can't do anything, then I guess v'll have to go to the papers or the police.

Alex,
The price u got for your mirror is expensive.
I got quoted for 8 x 8 feet mirror c/w frame about RM1,400.
But please take note that the maximum size to fit into the lift is about 6 x 7 feet unless you are staying on the lower ground than they can carry up using staircase.
The panel contractor quote for a 6x8' mirror is about RM858. You can either opt for 2 pieces of 6x4', or 1 pieces of 6x7"...

Dear owners,
Please be informed that for KMC, there are a lot of units for which the developers have provided a steel pipe opening from the master bedroom into the balcony for your air-con.
However, these openings do not exist for all units. I am absolutely disappointed at the developer for not providing such openings for all the owners. First we have to core a hole, now we cannot do that either and have to hack through to the living room then only through the balcony wall...
Why are we footing the bill for the developer's mistakes?
I am also worried about getting my RM1000 deposit back ( I have submitted the refund of deposit form, and the work has been inspected, but they cannot confirm me that I will get my deposit back as of now...! ).
I really wish I had written down every little detail into my renovation form, but all I have now is 2 verbal confirmations from Mr Bala (yes, I was so worried I asked on 2 separate occassions). I feel like Jerry Macguire!
Incidentally I was also the first to install my air-cons last week (or at least start the hacking work for them).
I got the 3-panel sliding aluminium window done for my kitchen windows for RM460.
Very good deal :D Which contractor is that? Can share? ;) My quote is not the kitchen window but the yard window which normally people put the grille over there :)

3-panel Aluminium sliding window for RM 460? Is dat possible? From who/which contractor? Hansville quoted us RM 980 to change that damn window (which in the 1st place shld've been sliding and not louvers! We got conned by the showunit).
As for Totoro's claim about opening for the aircon in certain units, we can confirm that not all units have that opening. The developer only started including the opening at around the 16th floor onwards (we checked with them). Plus the opening is only done halfway, not directly one hole through the wall.

Sometimes they will explain the differences, e.g. custom made vs std size, powder coated vs normal, the rubber linings, the type of glass, the type of rollers, the size of the frame, the matching with other windows, tinting, etc etc.........

Sorry...houses lighting is not the cheapest !!! Gave wrong info last Friday :o !!!
Erm.. I bumped into Ciderblue in Top Ten earlier tonight! :D
Btw, Houses Lighting is cheaper than Top Ten! I checked prices for things I bought or checked out and Top Ten is more expensive by about 10-20%. Doorbells cost RM50 at Top Ten, RM45 at Houses. Round lights cost RM23 at Top Ten, RM17 at Houses. (But to be fair, Top Ten does provide GE-brand light bulbs).
The Bayu fan costs RM223 at Top Ten nett (yup, price went up!), RM218 at Houses (without surcharge for credit card!). But can easily get it for RM220 in PJ SS2 and Sea Park.
Alpha 88EP series water heater sell for RM430 in a PJ shop, RM390 in Top Ten.
I'm from block C and my contractor called me today to cancel our appointment tomorrow. I asked him why but he only apologized but refused to give me the reasons. However, he hinted that I should do with the panel or an outside contractor who is willing to accept this job. He sounded upset and I figure he must have gone through hell and back.
I just got an advice from my friend, may be we should report this issue to the Ministry of Housing? Any comments? :o

Hi all....went to KM yesterday and my contractor told me that all the hacking and concealling of piping of my aircon have to take out and patch back the hole....whatever Bala said earlier on semua tak boleh pakai !!!
Apparently there is a beam in the middle of masterbedroom, living roon and balcony. My unit doesn't have the ready hole, so, I have to hack the living (the wall far from the balcony) all the way down, hack the floor (which cost me extra to change the floor tiles) and all the way out to balcony. Like doing one big "u" turn !!! But I have seen some units hack thru the wall on the balcony (you might not get back your deposit). Nothing much I can do except to pay more money....sad !!!

Oh man...... that is so ridiculous.....
Which type is ur unit? I don't get your new routing. Can't you hack thru the wall on top of our tv cabinet area from your masterbedroom and then turn right and thru the top of the balcony window? why has to go down to the floor?
which contractor you are using?

I'm going there later today to get a clear explaination from Bala. I wish i had a tape recorder with me the last time when i asked him regarding this issue. I remember he said it was only a small hole, so hacking is NOT an issue. Now different story again. Why keep on changing...? I guess he is not the one paying that why he can say whatever he likes. I'm going to ask him who is going to pay for the tiles if i have to hack it!
How about existing line transfer? I currently live very nearby and I am planning to move it over? Any advise?

me block B, type E...... Yup I have to hack thru the wall on top of TV cabinet, but there is one beam rite in the middle of the 3 rooms (living, master and balcony) So, you can't hack it thru (you cannot hack the beam). So I have to hack downwards and hack the floor to go around the beam.
I am using an outside contractor introduced by my current neighbour.

oh.. u are referring to the vertical beam at the corner between the balcony and tv wall? yup i notice that too.. but you can just build on it instead of hack it, then cover it up with plaster ceiling or some wooden decoration which is the strategies i plan to use.

Good Morning,
I spoke to Mr Lee, the on site structural engineer yesterday at 7pm. Pls consult with him or pass his number to your contractor for assistance. He said he is ever willing to advise any unit. His number is 012 498 9472. With regards to wiring, there is another engineer to check with. Don't have his number, but Mr Lee will assist to call him. If any of you get the number, pls share. Thanks. RM3000 is a lot money to lose.
I am worried my contractor is going to get threats too. He started work yesterday.
When I was there at 7pm, there were still other contractors working in some units. I walked to the security to inform them. Pls do report any funny business you see.

the wall on top of the balcony window cannot be a beam la.. but i heard from shel that mr. bala said cannot hang the compressor on top of the balcony window. which is ridicolous.
you see, the whole balcony only got 3 side of wall. the one between the masterbedroom and balcony, which is a beam and no hacking allow. the other one is on the far side, which is share between 2 units. if put there, then as soon as you open your balcony window, you will be greet by the compressor. the last choice is on top of balcony windows which should be the ideal location. if here is cannot also... then fark.. put where? on the floor?
can someone verify that we cannot hang the compressor on top of the balcony window?

Depends on material used in downlight, the reflectors and patterns, whether the plug point is screw or pop-in, whether it's square or round, the diameter - 4" or 6", the max wattage supported, the country where it is manufactured, whether the rims are plastic, metal or stainless steel... ?

Do you think we should stick to panel instead of non-panel contractors to void all this hassle? :(
Once we pay the deposit, there is a chance that we will never get back our money, if we choose the panel (although more expensive), worst come to worst just losing 500 :(

When contractors find they cannot make money on your project, even if they are panel, they will definitely cut corners to make ends meet... cheaper labor, cheaper materials, shoddy worksmanship, and worst of all... raise prices on you halfway through when you have no turning back.

but on this matter... you can see how funny things can turn out.
In the past owners argued with the mgmt on the deposit amount of RM500, saying that our R&R book (which SMI wrote...) says that we only need to pay RM500 deposit.
so, SMI decides, we pay RM500, and contractor has to pay the remaining RM500 or RM2500! (since they can't impose on owners, they impose on contractors instead!)
then later... strike 2... SMI decides also, that since the R&R book (which SMI wrote!) says we as owners need to pay RM500 deposit, they have every right to demand RM500 from owners as deposit even if we use panel contractors...!
also, another RM100 per week for bin rental again...

some contractors are also willing to fork out the owner's RM500 deposit as well, so it all depends... but by right, we pay RM500 to SMI Cityhome. That is what I did with my panel.

Yesterday at the meeting, the lady that moved in already with the power trip problem. She was referring to the water heater power sharing with something.. can someone explain to me the problem? Is it that the SMI trying to save cost by tapping the power from a nearby source for the water heater instead of directly from the power box outside? I may need to highlight this to my contractor...
i have started my reno yesterday.. the first reno was electrical wiring.. my contractor found out that water heater wiring got problem because the fuse keep on tripping when we switched on the water heater. I called Richard and Richard asked a malay guy to look at the problem. Soon, the problem resolved oredi. Found out that, when they do water heater wiring and tie the wire at the end, they tie up to the wrong wire... u know the wire got neutral, earth etc.. so they must have screwed up that thing... so, the malay guy has rectified the problem. lucky me...

One question, wat if i were to use my non panel contractor and pay for the deposit of rm3000. Upon completion, the management takes advantage of it and find fault and takes out a sum from my deposit? since they can be making any money out of my contractor so they will make do with the rm3000.

Just came back from KM. Talked to Bala regarding some issues.
1. Aircon
No hacking allowed on the column separating master bedroom & balcony. For some lucky people, the column comes with a "hole" (as mentioned by totoro). According to Bala, in some units, the holes are consealed. You'd have to use something to knock on the area & if you hear a hollow sound, then congrats, you have it. If not then it would be plan B which is to install the blower on the wall separating master bedroom & living room, then bring the pipe towards the balcony. This pipe can be exposed in the living room & covered with trunking or hidden inside the wall. But once you reach the sliding door wall, the pipes has to go around the beam (will definitely be exposed), then through the sliding door wall.
Compressors must also be installed on the balcony's side walls for "image" reasons.
2. Threats received by external contrators
Bala says he has heard of it & advised them to make an official complaint but they refuse to. Is that true? Anyway, according to him, without the official complaints, he can't do anything. If that's the case, then I don't balme him.
I have a copy of the form. I scanned it & tried to upload it but it's too large. Anyway, for all you who's affected, shouldn't you guys fill it up & make it official?

One question, wat if i were to use my non panel contractor and pay for the deposit of rm3000. Upon completion, the management takes advantage of it and find fault and takes out a sum from my deposit? since they can be making any money out of my contractor so they will make do with the rm3000.

I think it's kinda ridiculous dat while building the structure, the engineers didn't think of such a problem (air-con installation). now the problem lies with us buyers and we're stuck with their mistakes.
anyway, i took a peep yesterday at a unit in Blk B (one flr above my unit) and saw how the contractors (dunno panel or not) laid the air-con piping from the master b/room... which I'm not sure if it's allowed or not lar.
the air-con is to be placed on top of the master b/room window. The piping for the compressor is then hacked into the wall, pulled into the adjoining wall the master & living share, pops out to the living room, concealed again into the living room wall, then hacked into the vertical column (hacked just enuf to cover the pipings), then pops out through the wall into the balcony area.

Just got back from KM after discussing with KKLee.
When i was going up at the LG1 lift... I saw a commotion happening at the carpark near the lift. Yup you guess it right... a few guys was surrounded by another few guys...
After reading the problem here.. it seems that so far the ppl affected are from block C. I believe this could be because the LG1 lift area is quite remotely situated compare to A and B. So, anything can happen there without anyone knowing it. And last time when I was buying the condo, I asked why Block C more expensive compare to A and B, the Kim Reality ppl told me Block C nearer to the security guard house.. therefore.. more expensive..... my arse!

Hi
I hv not moved in yet. My reno started 1 week ago.
Checked my water meter reading today and got a shock when it read 11,392 units. The rest of the other meters on my floor had a reading of of 200 - 1000 units.
Could my water consumption been 10 times higher than others who hv not stated reno ? The figures are alarming. Does anyone hv an indication of this ?

i don't think it's 11,392 but 11.392 so it's just 11 units. mine read 126.xxx
anyway, u better go check the reading that they've recorded in their log book. water charges will start from that reading.

sigh..... from con ass to samseng.... so tired with all this crap already. As for me, will be starting my reno works soon (using outside contractor) and i m not bothered about those punks. First step taken will be making a police report in advance. If they still come banging on my contractor.... looks like two parties can be playing the same game
The management should do something about this before a major triad clash happen in the premises..... unless they are part of it then i can understand if nothing have been done.

grilles, fixtures, and air-cons... can use RM1000 deposit. don't need bins as well.
major renovation, breaking walls, hacking, built ins, plaster ceilings, cement work, etc... probably need RM3000?
you can submit as many renovation plans as you want, or all in 1 if you prefer.

Howdy all! Great forum! Wish I knew the existence of this much earlier. After running through a few of your threads, I realise that I am really coming into this late in the game.
Fresh from last week's meeting, I am all fired up to get my condo renovations started. But jeez! I just got an ok for my second viewing after weeks and weeks of pestering the project team. Unfortunately still no green light to go yet as there are more defects that they need to fix albeit minor ones.
I have a few questions though.
1. I was told that if mine is not a corner unit, I can fix any grill I want. Unfortunately mine is a corner unit and when I enquired at the management office, no one could tell me the guidelines. Do you know who else I can approach?
2. Do we need to get an approval to hack the walls at the split level?
3. Is anyone currently using this very famous Mr Lee which was recommended by NKent? I was thinking of asking a quote from him and if his is good enough, I might use him. Thought I would take Totoro's advice and piggy back on whoever's using him.
Cheers!

according to the lady who has already moved in, she can't even get tv reception. she's using an indoor antenna now. i thought everything supposed to b "plug & play" including astro?
i oso heard from people living in other condos that eventhough astro point is provided, it is not "plug & play". some tuning is still required at the main receiver at the top of the building. this is where we have to engage an astro installer to do the tuning which will cost rm100. anybody know anything about this?
Anyone here advise where to put the air-con? Which wall to hack? How the piping should work?

should be a few hundred, as it's frameless.
my quote for frameless 6'x8' mirror is RM858.
Hello totoro!
May I know how you lay the mirror? Are you directly lay on top of the cement wall or lay a piece of ply wood first then only lay the mirror on top, as I have get consult from the contractor that our wall is not flat enough to directly lay the mirror.
How your mirror side view look like what kind of furnish work to be done to coverd the side mirror as if we do the frame work it will be to obvious as the thickness will be exceeded the skirting.....

i haven't bought my mirror yet... i have 3 sets of budgets - according to urgency, importance, necessity, budget and the occassional indulgence...
the mirror.. unit re-painting and maybe plaster ceilings will probably come only later... when i see the need and when i have the budget... :D
erm, back to ur question... you normally fill up the gaps behind the mirror with fillers and silicon glue. another way to do it is to drill 4 corners to fix it onto the wall (like those circular steel enclosures u see in wall mounted frameless glass)...
the edges, it depends on your preference also... some prefer polished edges just to prevent sharp cuts, and others prefer bevel-edges that provide a pseudo-frame look to the mirror (this is popular in restaurants).
sometimes it's useful to go eat in a nice cosy restaurant or lounge and just suck in the atmosphere and environment... then steal their ideas... hehehe. (if u can afford it)

i don't think we hv astro point ler. only normal tv point. kalau nak astro, i think we hv to tell mgt cos for condos, astro installation has to be one whole block share one huge central dish. if not, every unit got one astro dish sticking out, not so nice ler. if the terrestrial channels are fuzzy now it is normal for new condos, very common problem.
our worry now is air-con... sigh~~~

Guys.. you better go check your masterbedroom wall again to see if there is a conceal steel piping already for your aircon. initially I thought if there is one, it should be visible. Then just now I asked bala why not all unit have and he say most 10 floor and above should have it, not all. He also said, is actually covered already, so you need to knock on it to hear the sound to determine whether you have it.
I thought my one dont have coz i can't see it initially. Then after meeting bala, i go to my unit and knock knock... and i found it... my unit have the steel piping!!! wah.. now can save some money and just install a back-to-back aircon there instead of hack into the living room.
teen, for the divan, is it consider a bed frame already? do i still need to buy a bed frame if i buy the divan?

no idea, but i went back yesterday night, and 21st floor didn't have lights in the corridors. my neighbour pulled a wire from downstairs for the day.
but yesterday night (11pm) i tested and i had electricity supply to my unit back already.
but... problems in my 2nd bathroom now.
water is leaking from the pipes inside the wall, i was told when my worker was fixing up my water heater today... which is in addition to a clogged bidet beside the WC (which their on-site plumber had to hack all the tiles surrounding it to fix up) and a leaking WC at the bottom of the water container.
my stress level is higher than my unit right now!!!
btw, I saw our forum url on Mr Bala's table... :p

this is what i know about aircon starter but i could be wrong
aircon compressors consume a lot of power. the starter for each aircon is there to prevent all the aircon from turning on at the same time should there be a recovery after power interruption (example blackout due to TNB problem & then recover). when the power comes back on & all those aircons (assuming you have more than 1) in your house turn on at the same time, your own circuit may trip. so, having a starter for each aircon, forces you to turn them on 1 by 1. how built-in starters work is they have an internal timer which are different from 1 to another (the chances of them having the same timing is very low). this timer will control when the aircon turns on & since they turn on at different times, your circuit won't trip.
but for the aircon point, you still need them cos the aircon needs power!
i could be wrong. any experts out there?

hmm.. it does make sense...
but one think i don't understand why we need a aircon point. i know we need to have a direct line to the PB for aircons since it is a high-powered device, but can't we just have the line from PB directly to the aircon. then we don't need to have a switch near the aircon and clutter the wall.
ya i know, we always being told that we should switch off the aircon point switch whenever we done using the aircon, but is that rili necessary? i mean i never switch off the aircon switch usually except for going vacation, and all these years, no problem. hmmm........

maybe it is cheaper to pull a wire from a/c point to indoor unit rather than from mains? esp if concealed.. else will be ugly with casings running like spider webs across your house to each air-con... ?

yup... if there is a aircon point provided nearby by default, then it is easier and nearer.
But if we to add aircon point for other area for aircon, it still need to pull from PB, then why not just pull from PB and direct into the aircon and save the switch.

That is terrible! This is an ISSUE that should be raised up. Makes one wonder what are these security ppl's background. Although it is true that the security guard may retaliate if you make an official report, but at least something is written down in black and white. If not, excuse given by the "mgmt office ppl" is that "no formal complaint" had been done and they "CANNOT" do anything about it. Geez  If that guy dares to be funny again, make threats to you, this time MAKE a police report.
Dear, take a BIG umbrella with you every time. I know it is rather tiresome, but safety is of UTMOST importance to you right now, gal. Be on your alert every time when you go out or back to your condo unit after working hours. Do NOT be lax in your observation of your surroundings, no matter how tired you are.
If that fellow dares to touch u ( it is a CRIMINAL OFFENSE), WHACK HIM GOOD!!

this is too much frens...i got few things to share this experience when i lived there...coz i am the only residents stay there at the moments...
i am happy after i attened the meeting last weekend...many owners and resident came and visit me...
thanks guys...
hope will get more residents coming in this weekend for the meeting.
This happened before at the previous condo which I was staying. My friend came and visit me and parked his car at the visitor's parking. Then one guard came and ask him for parking fee. When my friend told me about this I complained to the security supervisor and that guard was sacked. To me I feel that all this things always happens when the security guards are locals. If the Management does not improve on the security we are gonna be having headaches.
