I don't know whether i should say this. I only approached 2 panel contractors and 1 outside contractors recommended by friend. So far, one of the panel gave me the qoutation and the one from outside also gave me. The another panel roughly told me the pricing but haven't give me the official qoutation.
What i want to say is, the panel contractor that gave me the qoutation is charging me ridiculous high (as compare to the outside and even the second panel contractor verbal pricing). I was shocked when he gave me the qoutation. Most is about 50% extra and some are even 100% more expensive!!! Yes, no joking. I was like speechless and don't bother to bargain anymore.
I want to warn you guys here to avoid this panel but i don't know is it ethical or not to do so. :confused:

Do I still need to get the Aircond ppl do installation ie. wiring & stuff, since piping & wiring to existing point works would have already been done by the contractor ??
You should always ask your contractor to install the aircon for you. This way it is easier for you and for them. You don't want them to blame each other if the integration went wrong...
When you buy aircon, tell them you don't want the installation so they will deduct the installation. Then ask them to deliver to your unit and wait for your contractor to install it. They should charge about the same.
Yup. Confirmed already. Started the reno yesterday... im getting Hosana Subang Jaya to do my kitchen cabinets.
Which unit are you in? Can we visit ? :D

Hello!
I would like to advise you that the deposit needed for the Major renovation is RM3,000 but they said is refundable but if you are not using their panel contractor you will have so many troublesm process need to be followed.
Why not you get comparison quotation from the panel contractor first to easier your renovation work may be you can get more reasonable price. I suggest you can get quotation from E View.

According to many of my friends, and all fengsui book, the effect of having your masterbedroom door facing a toilet is:-
Severe bad luck for the one staying in the masterbed room!!
I don't rili believe in fengsui, but that statement rili give me some creep.... :o

Anyone here moving doors or opening doors around your unit? I'll be keen to know how much that'll cost ya...

I have the same idea. What my contractor (outside) told me is, instead of doing a wood frame+door for that room which cost higher, do a aluminium frame glass door. The reason he gave is, although glass is more expensive than wood door, but the labour for fixing a wood door and frame is much higher.
So overall he charging me RM850 to install a wood door and RM500 to install a glass door (something like those found in office).

Another alternative is to make it a habit to keep the masterbedroom and the bathroom door closed all the time. And since you have a toilet too in the masterbedroom, also fengsui no good lor... :rolleyes:

for me, i'm making a divider between the living area and the dining area. with that, i can also leave the main door open and not too worry abt people looking into my condo while passing by... ;)

The explanation is not like because you are near the toilet therefore it is bad.. to what i understand (beginners only), negative/bad energy flow out from toilet all the time in a straight path i think. So, the bathroom in our masterbed room will release the energy out of the room when we open the masterbed room door, but on the other hand, the toilet outside release the energy into our room again....

Actually all these escape that escape this... to me i don't rili believe.. is like no way you can have a perfect house unless you plan to renovate the house to suit every fengsui period cycle. so i don't care (actually couldn't afford to do that). but the word *Severe* bad luck if masterbed room door facing toilet rili have big emphasis.

yes. i m doing tht too. either buy a divider or hang curtains between living & foyer area.

Dear neighbours,
Wanna get some feedback from you guys as you will also face the same situation as me?
1. Should I get a 2HP or 2.5HP air-cond for the living/dining area? Is 2HP enough if I have broken down the kitchen door?
2. Should I get a water heater with pump? I stay on the 21st floor, but there are duplex units that have an upper level at the 22nd floor. Is the water tank situated above the 22nd level? Would that water pressure be enough?

I'm a newbie in this forum. Just need to check. If anybody remembered, the brochure Kelana Mahkota (the big C fold when they launched the Siamese/Balinese showunit) did say the completion date is by Jan 2005.
Now, if I remembered the last time I read the S&P (clause 26 or so) it did say that SMI will pay 10% compensation on the purchase value calculated on a daily basis for failure to deliver (as per to clause 27) for every day after the grace period of 14 days.
True that they had the CF on 31 Jan 2005 (cukup-cukup makan date), but they held on to the CF until it was officially released to the purchasers on 28 March 2005 (which I feel is a "failure to deliver" by SMI and resulted us to pay additional rent to the places we're staying at the moment)
Do you guys think we stand a good chance in claiming for the compensation, since many of us were badly affected by their inconsiderate interest charges?

They only liable to pay you if they fail to deliver the VP (not CF) within 3 yrs from the date of your S&P signage (not the promised completion date). I would suspect you bought your unit late 2004, therefore, even if they hold it until 2007, they still don't have to pay.

I think earlier in the thread someone mentioned already that the late delivery clause is up to VP (vacant possession) only.

Hi, i am newbie here. I own a unit in KM. i would like to know if there is good sources for: 1) furniture - cabinet, flooring & ceiling, furniture & electrical appliance
2) moving.
3) mangement stuff, such as: car sticker, parking, tenancy & agency stuff, and facilities.
I feel great to see there are ready and helpful community in this forum. Hopefully we could work out a comfort and secure KM for our future.

We are new to this tread and it’s very exciting to see there is already a KM community spirit sprouting here. Congratulation & well done to the successful set up of the protem committee! We are absolutely in full support of it and would make ourselves available for the next meeting.
Not to dampen the excitement, but I would like to know is there anyone having problem with the car park allocation? ‘Cos we bought a second car park (back to back) for RM8k and was given lot number LG2 501 & LG2 500 – it turned out to be ‘one and a half’ car park. Apparently there is a column structure sitting inside one of the lot. Which means if I park both the cars in, half of the body would be outside the line, onto the common traffic path.
I find it very ridiculous as the space is not feasible to be a parking lot in the first place. When I raised this to SMI, as expected I was given some roundabout turns before referred to the project manager, Eddie Leong. To add to my frustration, after telling me that there’s no more parking available, Mr Eddie Leong had the cheek to say the situation is not as bad as it seems ‘cos the space is sufficient to accommodate a whole ‘KANCHIL’!!? He went on to ‘assured’ that something will be done, worse they will just refund us. However, refund is not an option for us at all, because the additional car park was part of our major consideration when we purchased the unit 3 years ago. As the CF has arrived, I am getting more desperate now as there doesn’t seem to be any resolution to this…Looking at the situation, it’s either we swallow the bullet and accept the ‘half’ parking lot or take up the refund…Could anyone give us some advice on this?

I passed by KM yesterday via NKVE and saw one unit with lights and everything....first person to move in :eek: !!! Just need to check, how's the noise level, we are actually quite close to the highway. Also, is it dusty?
Feng shui....hehe...something I can't afford !!! But I did change my 2nd toilet door to glass door (cannot see thru one lar!!! :p ), does it help?? :confused:

Man, that was such a lame excuse. This SMI is rili very cheapskate. I will ensure that all my friends and relatives will not touch another SMI project ever.
As for your problem, if a second car park is important, I think you have to negotiate with them and get them to agree to build an extended divider or something to protect your car when you park at that 'half' space car park. Or remove the 'thing' that is currently eating your parking lot.
You have to force them to find a solution for you as this is their fault and lack of planning. Scold them if you must. If worst come to worst, ask for refund and on top of that ask for interest for the RM8K for three yrs!!
I didn't know that that a second car park is so cheap considering the price of the condo. I wanted to buy one but sold out. My friend condo at similar price sell their carpark for RM13K!!.

Now i'm piss off at my friends for telling that... makes me unable to sleep well for few days thinking that I may need to waste RM1K++ for something that doesn't give you any visible tangible effect.... :(

I bought my car park for RM12,500.
I don't really like the car park system and layout in KM, the ramps are too narrow and steep, and worse yet, the roads towards the ramps are always not a straight line, so you have to drive many 'S' navigations and sharp turns to get to your car park.
Another owner with a car park in LG2 complained to me that that floor is usually flooded, and water puddles are everywhere.

FYI, the condo's car park come with 2 types, one is side-by-side (RM12k) and one is back-to-back (RM8k).
The RM8k is cheaper but the problem is that when you have two cars parked together, should the inside car want to come out, the outside car need to back out first, as illustrated below ;)

I saw it that one occupied unit as well from the toll. I noticed he put two aircond compressors above his balcony sliding door. Is it the mgmt directive to place it there? I wonder if placing at on the side wall inside the balcony near the pipe would be a better.

Both locations are acceptable by the building mgmt, I hv checked. However, the way I see it, if you place it on the side wall, you can forget abt going outside to the balcony while your air-con is switched on, as it would blow hot air directly to you. :p

Yes boss... desperately need to change my el-cheapo brand spring mattress that i used for 1yr... has been having back pain and uneasy sleep for the last 6 months.. dunno is it the bed problem or i'm getting fat that causes my back pain.

This is very disappointing. I don't want to elaborate, but from what I understand hacking the walls cost only about RM3 per square foot. I was assured that the biggest expense comes from labor costs, as cement and tiles are dirt cheap as well.
It seems like your contractors have found themselves exceptionally cheap labor?
I would like to see if there is any difference in worksmanship between your units and mine when all this is done. I have already hacked the walls, but for a much higher price.

Btw, guys... if your contractor and his workers already have passes into KM, it gets relatively cheaper and easier (and faster) to perform work for several units, under a single owner. Save on the deposit, entry passes, bins, etc.

I passed by KM yesterday via NKVE and saw one unit with lights and everything....first person to move in :eek: !!! Just need to check, how's the noise level, we are actually quite close to the highway. Also, is it dusty?
Feng shui....hehe...something I can't afford !!! But I did change my 2nd toilet door to glass door (cannot see thru one lar!!! :p ), does it help?? :confused:

Oh.. the preparation work for "Sterling" :( I notice they have build a small road between the Plaza Toll and KM to deliver building meterial to "Sterling". Hopefully no big trucks passing in front of KM to make the road worst (especially at the 'U' turn) :o

I guess you are referring to the construction depot lying outside Kelana Square.
I think those facing Kelana Square are best shielded from Sterling construction, as Sterling will be at the other side of KM. :)

I've was assured by the contractor that the price quoted includes extension of steps (wall to wall) . Was further assured that their workers were all locals (chinese) & they only use foreigners for cleaning up the place after works have been completed.

No the plaster ceiling price does not include wiring and downlights.
For us, our wiring in the kitchen comes to not more than RM 400 and downlights (3 - 4 pcs, including casing) RM 100.
Our unit is Type C.
It's best u get Lee to quote u based on yr specs, for yr unit may be different from ours?

As mentioned before, the grilles can be any design now, as well as the colors.
Seems like the mgmt is changing their minds every now and then, which is normal for new residences. Some of us will have already fixed up the pre-allocated grilles, and it is possible that later on others will be able to fix up air-cons at places where currently it is not allowed, etc.

My bathroom tap has a bit of water supply, but my shower in the same bathroom has no water supply.
Also, is the Telekom lines available for use already? How about Astro?
I checked with Mr Bala for the kitchen cooker hoods, he says that we can do ducting for the extracted oil and stuff into the yard. Some condos do not allow this. Of course, seeing that management changes their mind often, it may be advisable to do this while you can! ;)

Yah Shige, i agree... it's very very super lousy. The developer is 10 times worst than SMI on the workmanship. The staircase is not even and the people staying there buang sampah merata tempat! Each time when i head down to Puchong, its really a sight for sore eyes when i look at the uncompleted blocks. :mad:

Well, I only hired 1, the other job was a one-off thing involving air-conds, and that really didn't go well...
Is it normal for the cement patching after the air-cond hacking, to crack a day after it is patched? I couldn't get the guy to skim coat it for a smooth paint finish later.
CF... should be permanent, as SMI did not apply for a temporary CF.

As far as i'm concerned, the CF does not indicate 'temporary' or 'sementara', so it should the full CF.
I saw it that one occupied unit as well from the toll. I noticed he put two aircond compressors above his balcony sliding door. Is it the mgmt directive to place it there? I wonder if placing at on the side wall inside the balcony near the pipe would be a better.
Initially, we wanted to do the same thing, ie placing the aircond above the sliding door and above the window in the master bedroom (ours is type D, Blk C).
However, as my guys were doing the drilling works, Richard (one of SMI contractors) came in and said drilling holes at that beam (above sliding door) is going to affect the structure of the building bla bla bla....
But since my guys has already drilled the hole above the silding door at that time, so he said its ok, BUT advised us NOT TO do the same again in my master bedroom!!
So now we have to change the position of the air-cond in master bedroom, from above window to the wall attaching the toilet... :(

Well, if u r on tight budget (like us :o ), maybe u can try Nagoya or Kamdar. They have some good fabrics at VERY affordable price! We made our sheers in Nagoya and the curtains in Kamdar.
One thing abt the curtain, its seems like the measurement for our sliding door is very "unique", so custom-made is the only option.

I totally agree with you. When I first saw that orange tiles which are different color from the floor tiles, I became so frustrated. Also the kitchen tiles..lemah semangat already.. :mad:

Split level stairs are a different color to emphasize that you have a split level, to make the steps stand out and more obvious, this came from the guy who tiled the entire Block C. :)

But this speedy issuing of vacant possession seems to have been manipulated by the developers to rid them of the responsibility of maintaining the constructed buildings and its surrounding infrastructure while applying for the Certificate of Fitness for Occupation (CF).
Most developers rush to issue the vacant possession, and many violate the Act. At the time vacant possession is issued, the buildings are not completed, the surrounding infrastructure are not completed, and the buildings are not ready for electricity and water connection.
Somehow or other, the developer gets the architect of the project to issue a certificate, which states that proper stage had been completed and is ready for vacant possession. This certificate allows the developer to hand over vacant possession, the keys, and the responsibility to maintain the property to the buyer, although the buyer cannot occupy the buildings as yet.
In addition, the buyer may be in a tight spot when it comes to tenancy agreements for his property he is renting, because he is completely unsure as to when his purchased property will be ready for occupation.
And even though the delay in obtaining the CF can be blamed on the developer, the developer gets off scot-free with the full amount of the property price in his pocket, not having to worry about maintaining or safeguarding the property any more.

Parking sticker this Friday. Car wheel clamps have been ordered but won't arrive anytime soon. My 2 car park spots are always taken over by contractors. :(
Resident cards have to fill in form in ur R+R book and apply. Remember to bring 2 passport photos.

The Housing Developers (Control and Licensing) Act 1989 clearly states that the developer has only 24 or 36 months from the date of the sale and purchase agreement to hand over vacant possession. But this speedy issuing of vacant possession seems to have been manipulated by the developers to rid them of the responsibility of maintaining the constructed buildings and its surrounding infrastructure while applying for the Certificate of Fitness for Occupation (CF).
Most developers rush to issue the vacant possession, and many violate the Act. At the time vacant possession is issued, the buildings are not completed, the surrounding infrastructure are not completed, and the buildings are not ready for electricity and water connection.
Somehow or other, the developer gets the architect of the project to issue a certificate, which states that proper stage had been completed and is ready for vacant possession. This certificate allows the developer to hand over vacant possession, the keys, and the responsibility to maintain the property to the buyer, although the buyer cannot occupy the buildings as yet.
In addition, the buyer may be in a tight spot when it comes to tenancy agreements for his property he is renting, because he is completely unsure as to when his purchased property will be ready for occupation.
And even though the delay in obtaining the CF can be blamed on the developer, the developer gets off scot-free with the full amount of the property price in his pocket, not having to worry about maintaining or safeguarding the property any more.

I might get the standard curtain railing from Ikea, but for the living room, I wanna get those decorative rod railings... any suggestions? (Ikea doesn't have nice ones)
I went to Macy and ask for qoutation for the whole house... kinda expensive... the balcony alone, wall to wall, nice curtain material (RM45.90/meter), with sheer, with metal rod, with the Eye Hole something for hanging the curtain to the rod... total RM1500.
I went to another shop recommend by friends, next to Submit, similar stuff only cost me RM1000 (based on RM56/meter) for the balcony.
I don't know why the macy so ex considering cheaper material... need to call them and ask why.

Will be adding day curtain on top of the package. But do not think it will go as high as RM1500. If buy non-package, Macy is known not to be cheap ler.

I am wondering the same thing too. I've heard many of my frens got disappointed with their properties, whether it's a condo, apt or a landed property.....from below RM200K value to closer half a million! Inferior quality, defects and so on - main grouses. What we are facing now is actually quite common!

That is a very cheap price!!.. Your package include what? Does it come with sheer? wood or metal rod? is it 100% sun block curtain? What type of design for the hanging of the curtain to the rod, The rail type, the hanging type or the eye hole type?

Have to admit I made a mistake earlier when I mentioned that there were no walls in the first show house unit. Earlier I went thru my pc & took a good look at the pre-Thai concept show unit pixs, and discovered - there was indeed a wall! :eek:
NOw, I do not know where to put my face lerr.. :o
But from the pixs ( Taken the pixs during one visit to the original show house unit), there is only one wall, not two. As for the steps itself whether it is of different colour, I can not remember though. Do not have pixs to show that either.
Gosh, next time ( If there IS a next time), I'm gonna take pixs in each and every part of the show room, and measured every single room!! Lesson learnt big-time, neighbours! Plus also should inquire whether would there be a big pipe built in as part of the kitchen. :p

Heard it was a wiring issue, and not related to the heater...
Anyhow, now I just found out that Centon can pump up to 450% boost, plus gives a misty spray option. Did you know Alpha and Centon instant heaters are the most expensive around? Most are (way) above RM500.

Let me check the bill ( or rather package) what it covers lor. Paid a RM50 deposit on it to hold the package price in Feb this year. Do know it includes workmanship fees, rod, rail, all which relating to setting up of the curtains. Day curtain is the additional costs on top of this package plus one room's curtain that needed to be extended slightly more.
I think, if not mistaken MAcy had the same package deal again...maybe late last month?
Will let you know when I go back home and check what the package have lor. Placed them in a file. :)

I checked with Macys yesterday, they had this divider a.k.a. bookshelf sets on sale, where u get 2 cartons (of 2 L-shaped bookshelfs each) for RM809 and 3 cartons for RM1299. Those bookshelves are stackable in a few ways, but only comes in 2 colors. 1 carton costs RM529 retail. I liked it, as it makes a better statement in the living / dining hall than the plain grid bookshelf dividers from Ikea...

We have confirm the order of the Alpha brand for the water heater with the built-in pump as I have used it for 5 years at my parents house with no problem. ;) But make sure the connection from the piping to the heater is stainless steel type some they will provide PVC type.

That Houses Lighting shop in Puchong that someone recommended earlier on the thread, I checked it out.. Its very reasonable. I bought two Centon water heaters with pump at RM370 each. Well, actually ended up, she gave it to me at RM365 because i bought all my lightings and fans there as well. The price is without installation included.
The sales person Grace is very good. The number for the shop if you are interested is 03 5882 3790.

For those that went to Macy to get qoutation, can you please explain to me how they calculate. For eg. our balcony is about 389cm wide x 270cm and height. The fabric cost is RM45.90 per meter run.
So i saw the calculation she gave me for the fabric cost alone (excluding other material cost) is,
Fabric cost = 16m x 45.90 = RM734.40
My question is, how come she requires until 16 meter long!! for our balcony which barely 4meter only?
I called Macy up and ask how she calculate but she explain until so complicated, after 5 minutes of Q&A with her, i still couldn't get it.
Someone can enlighten me?

Depends on your sewing design, like romand blind, triple pleat n etc. Romand blind will save you a lot but only suitable for smaller windows and not sliding door. I get around the same price from SSF Curtain @ kota damansara for Triple pleat.

Grace told me its RM420 for the Centon award-winning WH9559EP model... which is cheap! I'm going to buy my stuff from there this weekend or later today.

She called Bala but he didnt answered. She's going to attend the meeting and will share the experience staying in Kelana Mahkota. If this a case dont let them charge any single cent for maintenance fee!!!!!!!!!!!!!!!!!!!!

My bank sent me a letter reminding me that the insurance for my unit is expiring on 4 April 2006. I doubt I bought house or fire insurance yet, though I should now that the CF is out.
I wonder when I had paid for the previous insurance coverage? My bank states that it will automatically insure my property and charge the premium to my account if I do not renew my insurance. I wonder who I should approach to renew, when I do not even know who's insuring it now. :p

Yes, u did pay for the fire insurance. We all did larr. Remember when we recvd a letter notifying us of VP? There's a document entitled " Delivery of Vacant Possession - Stmt of Accounts" dated 31/12/2004? There's an amount of Insurance Premium of RM 100.61. I had checked - it is related to fire insurance.
As to who to renew it? Er....another important issue to be raise in da meeting! :p

Btw, Samudra Mgmt also manages Kelana Puteri and Putera. Bala is managing Kelana Mahkota.
Just had a chat with my fren online, who formerly stayed in Kelana Puteri. She's trying to recall what was the main problems they faced then with the mgmt office. Here they are as follows :-
1) "mainly the fixtures & facilities"
2) "the guard house was a big issue - the guard house forever changing
security ppl... some of them look untrained... very rowdy infact... " "they
were not doing their job... letting any tom dick & henry thru"
3) "water suply... the main arial connection"
4) electricity supply a few times affected. Times when they have to rely on
da staircase when the lift couldn't work.
She is urging us to set up a strong R.A., to unite together, guys/gals! Otherwise, da similar state of Kelana Puteri may befall on us! :eek:

P/s the community I could see here is thriving and well in KM. Truly nice & frenly neighbours. ( I manage to speak to a few of you online. :D ) But whether our wellbeing & "sanity" can be maintained depends on how strong is our R.A.

Wait lah until u move in. My fren who already stayed at block B, was very mad with the management. Just imagine she live alone and there's no intercom and yesterday got electric trip. She called Bala but he didnt answered. She's going to attend the meeting and will share the experience staying in Kelana Mahkota. If this a case dont let them charge any single cent for maintenance fee!!!!!!!!!!!!!!!!!!!!

Hi guys,
My bank sent me a letter reminding me that the insurance for my unit is expiring on 4 April 2006. I doubt I bought house or fire insurance yet, though I should now that the CF is out.
I wonder when I had paid for the previous insurance coverage? My bank states that it will automatically insure my property and charge the premium to my account if I do not renew my insurance. I wonder who I should approach to renew, when I do not even know who's insuring it now. :p

Normally when we applied for housing loan, the bank (financier) will want us to buy:
1. Mortgage Reducing Term Assurance (MRTA) - this is to ensure your loan will be paid if "anything" happen to you.
2. Fire insurance
I think in your case it will be Fire Insurance, as MRTA only requires single premium payment. Do approrach your bank to enquire who is the insurer and get a copy of the policy. These infor will become very handy IF "anything" happen...
As for the renewal, in most cases the bank will renew the Fire insurance for you and charge you in your account with them (possibly crd card account, which offers auto-debit). However, some banks also charge you before hand the total premium for the whole loan duration (say 20 years), so that they won't have to charge you on yearly basis.
Another point is that, as indicated by cordy, our developer also require us to purchase another Group Fire Policy, for our property. This means, we have TWO fire policies for our property. But in the case of "anything" happen, we can only claim for ONE policy, or the TWO insurer shares the loss the policyholder suffered. I remember I came across an article saying we can actually cancel the bank's (financier) Fire policy if we can prove to them we already bought one with our developer.

Drill= by hammer drill. Using a hammer to hit & drill thru the walls and that why engineers dun allow it in concrete beams

I am worried about the deposits, because a lot of Q&A with Bala is verbal, and when I ask and he OK's something, I am really worried that later some other owner will ask as well and he will change his mind. Just like with this air-cons.
I asked if it was ok to drill through the beams, he said for air-cons, it is OK. Now we need to use special coring drills? (Which cost RM136?)
I asked him why some units already have holes through the master room into the balcony (prepared by the developer), but mine doesn't... he said no idea, but if we want to drill a hole, we can. It's a double brick wall, below the beam.
I asked if ok to hang the units outside the yard, he said OK. Later resident engineers and other owners come and say actually cannot.
If I don't get my deposit back.. how???

Its good that if u r using outside contractor, write in detail what u gonna do (method of statement) + drawings indicating the installation and Get Bala to sign and endorse or approve it. This is normal practice in the construction industry.

Do you think we should get those water heater with pump or without pump?
With pump ones are at least 50% more expensive than those w/o pump.... :(
Initially thinking of getting those w/o pumps...but now worry abt the water preasure pulak.....sigh..... :(
Guys, I was told that electronic thermal control, although more hi-tech and modern than the older models, are less reliable and long-lasting...
What is the normal temperature range for water heaters? Is it 30-42'C or anywhere between 20-50'C?

A strong R.A can take over the Management :p Btw, I notice Kelana Putri & Putra have a better security system then KM. They got CCTV, Card Access Auto Gate, not like KM only manual gate :rolleyes:

We should discuss issues regarding the VP and CF without providing water and electricity supply to the units. Also, the issue of permanent vs temporary CF as some resident engineers and contractors are refusing to allow/do major structural changes until the 'permanent CF' is issued.
Mr KK Lee said that we don't even have phone lines, so we should only get permanent CF after those issues are settled.
I don't know, but according to SMI, permanent CF is already issued 31 Jan 2005.

btw... be careful about ur apartment... as when I was on-site I saw a few unknown people (owners, other contractors) waltzing in and out like nobody's business... and nobody seemed to care. One owner was studying how I did my air-con routing... with camera and all... :o
Anyone could've just grabbed loose items and walked away and nobody would've noticed.

I was shown nKent unit which is next to me by Mr. Lee to see how the piping of the aircon works... i was shocked to see such a big mess it will create. at first thought of like using the default paint, now i think i have no choice but to repaint my whole unit... sigh.. another RM2K gone.

Rili? but i remember when i sign off the inspection list and get the keys, they make sure they gave me 4 set of keys which i believe is everything... they actually call the lift indo guy which hold one set of the key to come to the office and give me the last set.
anyone notice that the layout of the carpark in the paper is somewhat different than the actual one? yesterday when i was trying to find my carpark, somehow is different from the picture printed. end up i just look for my carpark number manually by driving around... and my carpark is very far from the Block C access lift... at least 20-30 cars away...........................

From what I hear, is quite reasonable. They are in Bandar Puchong Utama... which is on the left area before the BP / Petronas stations at the south LDP - Puchong Exit to Putrajaya.
But other contractors have recommended Top Ten in Puchong for lights, and also another lighting shop right next to Tesco. To each their own? Prices should be within the same range.

Oh, izzit? I have to ask when my fren shifted ler. Told me she stayed there with her family for only one year! :eek: This shows how bad it was then lor. THey have rented out their unit to a tenant. Still having a bit of problems, from what I understand.

It was previously overrun with foreign students from Lim Kok Wing in Tmn Megah. But, after LKW moved to Cyberjaya, the condo seems to have quietened down, and definitely much less foreign students around there now.
2 universities nearby are UniTAR and MUST.

For those who are installing air-con in their masterbedroom, i'm wondering where are you installing the indoor unit (blower), is it above the windows?
i'm asking this because the building management have instructed my contractor to stop his work on drilling the above said area as it would disturb the 'concrete' structure of the building... :confused:
wtf... :mad:??? the building mgt is allowing us to put it on the wall between the masterbedroom and the living room. i'm gonna have problems with that as i don't want water to start dripping on my face as i'm gonna put my bed near that wall!! :mad: :mad:

i am new in this forum and of course i am also an owner for km. i took 2 days to finish 79pages of this forum and the more i read it, the more i feel cheated for purchasing it.
i plan to start my reno soon, i.e. kitchen cabinet, grill, wiring, installation aircond, and i don't know where and how to start. i wish i can join u guys for the meeting this sunday but i m going back hometown for ching beng. may be will join you guys once we all shift in to km.

To name a few: Round Wall Light (complete set with bulb) at RM30, Table Lamp (touch type) at RM31, hanging lamp for my main entrance at RM14(!!!), etc....

I went this morning, then after that I went to Houses Lighting. Bought the same round ceiling lights for RM17, instead of RM30.

To the owner of car WLB 4142, please do not park your car at my private car park lot. I was there at 8pm today and it was parked in my spot.
I know it's convenient and next to the lift, but that car park belongs to me, because I paid RM12,500 for it.
Btw, when the wheel clamps come, just be aware that the management might charge you to unclamp your car.

If it is a new house in a totally new neighbourhood, I would hold on to the money first to make sure it is really the place I want to stay.
Extensions of a home of any kind usually will not be cheap.. if it includes upstairs then the foundation works will be the expensive part to it.
With the kind of tremors we been having lately, maybe it is not such a good idea to start building any too fancy a renovation....
But when moving into a new home...
If money is no object, and I am really sure I want to live here, then I will get the extensions of every kind done up. If needed remove walls that are in the
way and do up whatever layout you may want.
Here would be a good time to get the pest controllers to do the termite treatments as well. This is extremely important if you are going to have any wood in the house.
Then do the plumbing, water at all faucets to be converted to be from mains, with backup supply from tank. Central water heating system, outlet to all
faucets. Also, don't forget to make a washing machine waste water outlet.
3 phase wiring, add all the plug points you want, including 15A wiring for kitchen area. Air conditioners in every room. Possibly 2 in the living
room. And since you are already doing it, you might as well do the wiring for a telephone line in every room, and depending on how tech savvy you are, I would also do Cat5/6 wiring throught. If you are into music, it may well be worth it to get wiring for your rear speakers done up as well.
New window and door frames (if required)
Painting, most new homes these days have very poor paint finishes on them!
Do ceiling work, be it plastering or cornices etc... but for me I would opt for standard cement ceiling for living room area with minor cornices on the sides.
Upstairs, bedrooms wooden ceilings and pine wood finished.
Tile up bathroom walls, install bathroom hardwards.
Flooring, personaly preference again, living room marble tiles, upstairs laminate or hard wood floors. Kitchen stone tiles, bathroom, non-slip ceramics. If marble floors are your choice, waxed and then grinded.
Then installation of doors and windows... here the door must be solid wood with glass in it, and also must have fire proofing. Windows, all should be double glazed laminated and double paned would be a plus...but not easy to find here.
Then install kitchen cabinets, built in wardrobes, and all lights and air conditioning and water heater units. If you must, iron grills and mosquito netting.
Last thing the contractors will need to do, get the driveway and backyard tiled up, anti-slip full bodied tiles are best here....fade resistant. Make sure if
any part is concreted already that the contractor hack it off, and areas where it is earth or soil, he puts in good reinforcements thus no cracking or sinking in later years.
Now the renovations parts are over...... but got one more thing...... get the grass planted, and do all the shrubs and stuff.
Finally.... buy furniture and move in.

I went to my condo this afternoon.
I opened my main door and walked into one of my rooms, and when I was coming out of my room a very short while later, I saw some Chinese guy walking across my hall!!!
I asked him what he was doing, he said he was checking my aircon layout.
I asked him - are you an owner?, and he replied no, he was a contractor for the guy next door. (which I don't believe, and also, how in the world can contractors get into Mahkota on Sundays when renovation works aren't allowed???)
I told him how can he simply walk into other people's house like this? he said he just wants to check my compressor placing... then he walked off!
I will be complaining about Bala tomorrow about this. It's scary that just a few seconds after I leave my main door open someone comes waltzing in straight away!
This is another reason for additional security measures to our condo! Like access cards on our lifts!

Actually I was carrying some large empty boxes in, so didn't have a hand free to close the door, and I thought it was safe to walk into my room to drop it off, come out and lock up before I go off...
but looks like a heck of a lot can happen in a few seconds! There could be people watching if anyone is moving things in already. We really need to beef up security!

Well, it depends where your yard is facing. For my case, I plan to put a sliding window for my yard because my yard is facing 'sterling' and will get wet when it rains :o I've checked with Bala and they allow us to do so, you may reconfirm again :)

Hmm, what is Ton Ten's contact number and what time do they open until? I bought most of my lights from Houses already, but have a few more to go... :D
But I checked prices in Damansara and the same lights can easily go 2-3 times the price in Puchong. It's crazy...

Can we asked the Management to put up a Organization chart or something like that for the security team. We need to know who are the security, with photos, and i/c no. and from which security company. We need to know who is looking after our building...as some of them doesn't even look like Malaysian!! We shall bring this up for discussion during this sunday meeting at KM's Multipurpose Hall ( :confused: where is the multipurpose hall :confused: )

Yesterday after the pro-tem meeting, we went to check out our unit.
When we were on our way to the lift, there was this chinese guy, has a yellow/orange "visitor" tag with him, came to us and said he is a contractor and want to give us a card.
Then we said we already started our reno, and he just walked away.
After tt, on our way going out from KM, we complained to the security guards that some "contractors" were loitering around at the car park. But the guards looks confused!!!
Why these "contractors" were allowed to go in, in a Sunday? and how come the guards never notice them, as they were just sitting at the car park?
Oh man, the security in KM really sucks!

If this always happen, I think we need to expedite our 'Card Access System' at the lift lobby & parking area ASAP. So that we prevent them access to our unit on weekends or dedicated time. Base on what I understand on Card Access System, we can control who and time the person can access :)

Now, i felt susah on the renovation issue........the management collect so high debris fee and some how got outsider to chase my contractor out of the building, what are the management did???????? :confused:

Btw, the ramp in Block C, going down to LG1 from Ground floor is absolutely ridiculous!
You go down the steep ramp, then right in front of you at the end is a wall!!!
After u 'siam' the wall and turn sharp right, you run into another wall!!! (the block C lift area)
So actually, when you reach the end of the ramp coming down from ground floor, you have to do a VERY SHARP U-TURN immediately as per the arrows on the floor. This is absolutely very accident prone. Most cars (except Kancils) will need a 3-point turn, and imagine backing your way into the car coming down the ramp from behind...
Can someone tell me what kind of qualified architect designs such a car-park system??? :confused:

Yup.. i once tried driving up to G floor and when i was on my way down... i tot i was turning the wrong direction as it is impossible for a normal sedan car to do a complete U turn. Stupid design!!...

Seems like she mentioned they were sharing wires from the same power source. The water heater should have a separate power line just like for air-cons, iirc. Anyway, it's best to get confirmation from the said contractor on this, as we need to verify that this is true first, or that we got the facts absolutely straight.

According to what i've heard yesterday, the Water Heater source is sharing with the lightings in the toilet :o I'm not sure why they do this, I haven't check on this yet, anyone here encounter the same problem ?? :confused:

Hi future neighbours. I just got to know about this forum y/day when my wife & I went to the protem committee meeting y/day.
We invested in a Type D unit in Block C. Finally got our keys last Saturday (2 Apr)after 3 inspections.
From the meeting y/day, we got to know quite a few people & picked up a few points including a very important 1 which is to check your water & power meter before collecting your keys. So, we went to our unit again after the meeting to check our water meter & to our surprise, it read 186 cubic meter! We are staying in a condo now & we are charged RM3 per cubic meter. So, if they were to charge us for that reading, we've have to pay RM558! That would be ridiculous since we haven't even turn on the tap before. I plan to go see Bala later to ask him to jot down the meter reading so that we our water charge will be counted from 186 onwards.
Also, I found our from a tenant that the car sticker is already out. So, go & collect yours. There shall be a RM5 charge for the sticker.
And since I'm here, I would also like to highlight a few matters.
1. If you guys pass the road that goes to the condo's entrance (SS7/19) at night, you'd notice something that makes you very dissapointed & shy that this can happen to a condo that cost >RM200k. The lights along the corridor are not at the same location in each floor! Looking at the lights from the top floor down, they do not make a straight line. It is so ugly! The lights at Kelana Puteri & Putra looks so much better.
2. It looks to me that the entrance at the guard house may only fit 1 car. Kelana Putra started with a single entrance at the guard house but they later widened the entrance to fit 2 cars where 1 lane is for resident & another for visitor. This is to avoid having a visitor's car blocking other residents from entering. But with this experience, our condo was still built that way. I hope when they build the barrier gate (they're going to build it right?), they'd take this into consideration.
3. I still don't see a barbeque pit.
4. Bala "promised" a resident that has already moved in that there will be intercom in each unit connected to the guard house. Anyone knows anything about this? This is actually something that I failed to notice earlier. An intercom should be a standard feature in every condo but it seems like ours doesn't come with it. What happens when an emergency happens & we need to call the guards? What happens when we have visitors? How can the guards verify with us that they're our guests?
I seems to have written a lot. So I think I'll stop here. Hope to get some feedback from you guys. Cheers & thanks a lot Mr Kuan for everything that you done.

Yeah gotta agree with your posting. Was just driving around checking a fren's car park the other day. Scrap the bottom of my car on da way up and had a hard time turning on the way down.

May I know what Condo type is yours? Can you fit in a 2 panel shower screen?
Mine is Type C... I use a 3-panel sliding door shower screen 3.5" x 6", tempered glass. Costed me RM670. (fibreglass / polysterene will cost RM580).
It's hard to use a 2-panel screen as you'll have to squeeze through the 1.5" opening, if it's sliding door...
