8' X 8' wall mirror cost me RM 2800.
Plaster ceiling for living and dinning from cost me RM 2600.
Full tiles for 2 bathroom cost me RM 1600.
Full tiles for yard cost me RM 2100.
Full height shoe cabinet cost me RM 1500
This is the quotation I get from my contractor....is it reasonable??
Does the plaster ceiling include costs for wiring and downlights? Is it 100% plaster or just partially? How abour cornices?

i am also getting a quotation from one contractor recommended by a friend of mine.. a chinese contractor.. very nice person and friendly... according to him, my quotation for plaster ceiling for the whole house including kitchen and bathroom will cost me around RM2000+.. does not include cornice and downlight.. so hold on, let me confirm with him... may be i can introduce to all of u.. and get him to give best price..
his workmanship is good.. i have seen at my friend place..

I think we need developer approval for structural renovation, but the panel contractors told me a few owners are doing it, e.g. break down the half walls at the split-level stairs to widen the entrance.

my concern now at the kitchen wall... looking at the wall, i think should be ok to demolish it.. unless management doesnt allow.. i dont know lah..

The price u got for your mirror is expensive.
I got quoted for 8 x 8 feet mirror c/w frame about RM1,400.
But please take note that the maximum size to fit into the lift is about 6 x 7 feet unless you are staying on the lower ground than they can carry up using staircase.

they have many types of downlight in the market.. so far, the cheapest i found was RM22 per set inclusve of the bulb (osram or philips).. the stainless steel one or with some design is RM28 per set.. unless anyone here has better place to shop for downlight.. please let me know...
i am also looking for ceiling fan with remote control... national/panasonic brand.. can anyone recommend me any shops that can give good price of this fan? i saw in carrefour the price is RM259 per unit.. kinda expensive...

the Pana ceiling fan costs RM215 (or was it RM225) at the Tong Kong Panashop, SS2/24 for the 4-blade Bayu model, 5-blade will be RM245.

The panel contractors quoted kitchen cabinets in nyatoh ply and not melamine (i.e. compressed chipboard). i was looking at melamine because of the wider selection of textures and designs, and also membrane pressed (postformed wood aka laminate) for the hi-gloss, seamless look.
I talked to an outside contractor about nyatoh ply and he said that nobody does this anymore. The seams are not ABS and look terribly ugly? I don't know how true this is, but I don't have the confidence to let the panel design and built my kitchen anymore.
Is it actually that bad? I don't really know much about these kinda things, so I'll be glad if someone can correct me if I got it wrong.

i used to go to Hosana Kitchen in subang jaya.. get them to quote me on the L shape cabinet for our kitchen using Membrane Pressed wood.. the quotation seems to be reasonable. around RM4000+..
personally i think, if u are on budget, membrane pressed should give u a good look of ur kitchen if u match it nicely with the correct color scheme.. besides, the price also not too much..
the question now.. can Hosana Kitchen produce good quality of workmanship..
so far, that's the best price i get in town..
Based on my experience, the quotation for kit cab normally is WITHOUT the price for accessories, ie. without sink bowl (and therefore the piping works), sand-glass (and the aluminium frames that come together), drawers (oh yes!) and other "additional" stuff.
Also, the skirting for the kit cab that comes together with it is normally made in plastic+woods. Thus, if u wish to do a solid cement skirting, it will be additional charges.

I just went Hosana Kitchen...
They quoted me 6.5' x 12', local solid surface, membrane hi-gloss for about RM10k. Without solid surface, is about 7k still... :confused:

By the way, does anyone know what is going to happen to the site between Kelana Square and Mahkota? It was slated to be shoplots, but that area hasn't been developed for years. There is also an oxidization pond at the corner of the entrance to Jalan SS7/26 (surrounded by fencing) across from the fishing pond restaurant.
If ever these places get developed, maybe the property value might increase further.

You mentioned 6x7 for the mirror, what about for furniture? I went to Haus of Living concept @ Damansara Perdana, I quite like the sofa (4 seater) but I worry it can't fit into the lift. Anyone know bout the lift specification? What is the maximum furniture size (W x D x H) that can fit in the lift? :confused:
P/s: If not mistaken, they charge RM15 per floor per furniture to hand carry it up.

I got a call for re-inspection scheduled for next week. That would be about 45 days after my 1st inspection. But, things seem to be moving along. More and more keys have been handed over. In a month or two, this will be all over. :D

the quotation for downlight, i think ranging from RM60 - RM80 per point.. that includes.. price of downlight (bulb etc), price of cutting the ceiling and installation.. quotation from my contractor is RM70 per point.. so if u decide to have 30 points, then mesti mahal mehhh...
on the ceiling fan, the price should be around RM200 - RM215 per unit.. if u can get at the price of RM215, then buy lahh.. no use surveying around.. wasting time, petrol etc.. at the end, the cost even higher..

oic, so RM4k is not membrane press la... because without membrane will cost about RM4k+ like your quotation.
membrane press with matte color is cheaper, hi-gloss is more expensive, and with some recessed panel designs, is also more expensive...
but i'm still wondering if I really should spend a few k on nicer cabinet doors, and another few k on a solid surface, or should I just get formica laminate...
but i'm definitely sold on Blum accessories. :D

Mr Lee also said that the CF will be ready by end of this month or early April (see, see, its getting later and later liao.....) :(
He said everything is ready, now just awaiting for MPPJ's Pengarah's signature only. But the thing is, the Pengarah has just passed away :eek: !
I just don't know what else will happen after this...... :confused:

Hi. I'm from Block C too. I went to KM last Saturday and saw a couple carrying paint out from their car. I wonder if they are gonna paint their unit? I also saw some owners with broom and mop... according to Richard, CF will only be out end of March or early April. Why is the CF becoming later & later...? :mad: I thought they said after CNY?

May I know anyone from Block B here? So far... not a piece of news yet.
yup.... looks like the CF is being postpone over and over again. I was told it was suppose to be before CNY... then later another story of after CNY... and now early April??? wadda hell is going on in there. I ask around some of my friends who are in the development line and i was told it takes maximum of 4 weeks to get it done.
Are they hidding something from us because they are short handed in dealing with the defects? Or would they prefer us to storm up to the ministry of housing department to check if the CF is ready and we can take further legal action on this issue?
Lucky me that i have a place to stay while waiting for the CF to be ready after donkey months.... but what about to those who are renting a place?? its a pity to them as they can allocate a proper time to move out. For them to delay our CF and hand over isnt much of a problem? but when it comes to us making our payment a week late... they start charging us sky high interest???? :mad:

i was told by a friend of mine.. that some projects are delayed due to no manpower after government decided to send back all the PATI to indonesia and those ppl having problems to come back to Malaysia.. that could be the reason also lahh..

My friends told me that you can start re-painting and other renovation works as soon as you get your keys, as CF is only for legally moving into the residence?
I guess starting renovations just voids the defect liability from the developer. But I checked a bit further regarding the CF issue, and it seems like MPPJ will withhold the CF if they find that illegal renovations are being undertaken at the premises, or if some units have been illegally occupied. Illegal because it is being done without a CF...

According to the Uniform Building By-laws 1994 (UBBL), no one can occupy or be allowed to occupy any part of a building unless a CF or a temporary CF has been issued according to the Street, Drainage and Buildings Act.
Changes were made to the UBBL in 1999.
For other building, the CF is deemed issued although the relevant Local Council has not issued it within 14 days after the date the application or Form E has been received.
So, when did SMI Cityhome submit their Form E?

I got a letter from SMI offering preferrential selection of units and a 5% discount from SMI for purchasing units in Sterling@PJ.
This morning I also got a SMI flyer in my mailbox for the Sterling project as well.

i spoke to ms key from smi last week. she said that smi received the from E already. it just that they still have not receive the CF. she is waiting for the green light only. she said that she needs more people to call to smi so that the gov can speed up with the CF. she also mentioned ..she just needs to record the unit no. so that she can submit it to her boss and let the boss deal with the gov. :confused:

Just remember to keep your shower screen dry after taking your shower. Cause I am sure that sometimes you may keep the door open after you shower. After some time moss may grow at the sides. I have seen this happening before.
Or else spend a bit more and get the full length glass shower door which opens and close like and ordinary door.

i think we should call MPPJ just to double confirm. Furthermore, SMI should complete the defect lists in a month time after the 1st inspection. Or else we shall start writing to them and bill them the cost of rectification.

Current legislation on CFs
In the Sale and Purchase Agreements regulated under Schedules G and H of
the Housing Development (Control and Licensing) Act and the Regulations
that come with it, housing developers have to support the notice of vacant
possession given to the buyers with "... a letter of confirmation from the
appropriate authority, certifying that Form E (application for CF), as
prescribed under the Second Schedule to the Uniform Building By-Laws 1984,
has been submitted by the vendor and checked and accepted by the
appropriate authority".
This procedure was made mandatory because of the bad experiences many
house buyers have suffered: Errant developers, through their appointed
(and equally wayward) project consultants, declare they have "applied for
the CF" when in fact they had not. They then deliver vacant possession to
the unsuspecting buyers.
Without the local council accepting the Form E and without the delivery
of vacant possession to the buyers, a developer will not be able to
collect the final 20 per cent payment on the purchase price, and could
even face the prospect of paying compensation claims for late delivery.
To enhance CF issuance, Section 7(i) was included in the housing law,
which requires a developer to "inform the Controller of Housing if the
appropriate authority has refused to accept the submission of CF". This is
to end the suffering by developers of any delay, deliberate or otherwise,
caused by a local council.
The Uniform Building By-Laws, 1984 (UBBL) was also amended and a "14-day
rule" put in place to ensure that local authorities approve any CF applied
for within that period, failing which it would be "deemed as approved".

thanks for the tip! i guess the sliding door is the only option here as the bathroom is really too small to have a swing door. otherwise it'd be like those toilets booths where you need to squeeze to one tiny corner of the booth just so you can close the door behind you! :D

Some good news on the Kelana Jaya Lake:
Read in the Star paper today that PKNS has handed over the KJL to MPPJ, who will change the land title description from building to recreation permanently. PKNS workers will be shifted to another residence. This does not affect Glomac's bungalow units and office blocks nearby.

Hi! I'm new to this forum, but have been reading all the happenings here from page 1 :) Like u guys, me too bought a unit of KM. Mine's in Block C, Type D. By the way, just wanna check with u guys some quotes that I got from few contractors.
Grill, quoted by panel contractor:
Main door (5 1/2' x 10')
Master room window (6' x 4')
Room 2 window (6' x 4')
Family Room window (4' x 4')
Yard (10' x 4 1/2')
Bath 1 (2' x 4')
Balcony (10' x 7')
In total : Type A - RM 2085, Type B - RM 2405, Type C - RM 2020
Type D - RM 2105
All prices are for metal, 6" except for type B is 4"
These prices are based on what I've been quoted so far:
Lightings points (installation only) - RM 10, Fan points - RM 15-20
Add a door to family room - RM 780 including door frame and touch up
Air cond piping + hacking + touchup in master room - RM 400+
Panasonic celing fan without remote control - RM 110 - RM 120
Lightings (Standard fluorescent) - RM 25
Door bell (including installation) - RM 60
Additional fan point + fan for room 2 - RM 180
Still looking for contractors for the grill. Anyone got any other prices quoted? Wanna compare a few before finally deciding.

all in all.. i believe, the quotation more or less is the same especially when it comes to wiring installation.. you may find one contractor charging high on grill, but low wiring.. vice versa.. what ever it is.. make sure the finishing is good and quality one..

Secondly, I noticed that the plaster/cement for the floor tiles in the living area were half white & gray (not consistent) and other areas at the upper level were all gray cement. Is this considered a defect, since I was told that it was going to be white ? Do your units carry the same "defects"?
Lastly, are we allowed to bring in our own contractors to check the place?

I just added some new defects for my unit, as their re-painting job created some minor paint defects, but I hear it can be resolved pretty quick.
I noticed the tilings as well, but I really don't know how or what to do about it, so I just let it be. I think it's ok to bring contractors to check the place, but the panel contractors will not like it very much.

Who can I contact to inspect the unit again ? As for the tiling... I really don't like the cement color and esp., the living area where it isn't consistent (makes it even worse). I will bring this up when I add on the defects. Hopefully they will do something about it. The showroom unit tiling looked immaculate...so different from the actually ones. Am a little dissapointed that the workmanship, one of my friends commented that it was a little shoddy. :(

I will bring this up when I add on the defects. Hopefully they will do something about it. The showroom unit tiling looked immaculate...so different from the actually ones. Am a little dissapointed that the workmanship, one of my friends commented that it was a little shoddy. :(
Psalm91, there's nothing we can do about it. I'm having the same problem as you too. I checked with Richard Kok regarding this matter before during my first inspection. He said there's nothing they can do about it. Well, i guess you just have to live with it. :(

No built-in gas. Btw, the tiles grouting and sealing you can try to DIY. Otherwise, maybe you can try to talk to the contractors and see what they can do...

I am staying in block b too, 9th floor. They gave me my key last Saturday. They did not fix all my defects (some chipped tiles), but I just can't wait and asked them to give me my key and get my contractor to do it for me. SMI is a bit short handed to call unit owner to come for reinspection, so you might as well just go and have a look.

Hi Huhhhh!,
Nope, you dont have to make an appointment. One of the lifts is working. So, all you need to do is just go up to you unit and do the inspection yourself. If the door is locked, you can get the keys from the management office. This only apply from Mondays-Saturdays, during working hours.
Once you are done, dont forget to pass the defect/inspection list to the project executive that attended to you during the first inspection.

Didn't ask if it was branded tiles or china made. Most probably the cheaper one is from China. I was told that 2' x 2' tiles are normally from china (but that they come with a sirim marking). White horse tiles are made in M'sia

How do you add a door to the family area? This means you have to wall up the entire perimeter around the family area right?

Can get outside contractors for grille, but I don't find much difference in the price quoted.

Just got back from the 2nd inspection. The guy called Richard told me this morning CF will be out either end of March or early April....Now I am :confused: .
SMI should be responsible on any statements that they made but not simply say something just to please the buyers. Or its the ignorantstupid act of the clerks of SMI sales office again?
We should find the Project Manager and his words should be final and meanwhile we double check with MPPJ.

When we received SMI's letter on the Vacant Procession, they attached together the Borang E (which is the application for Certificate of Fitness for Occupation), and it was stamped with the receipt stamp on 31/12/04.
Assuming nothing suspicious on the Borang E, then the ball now lies at MPPJ's hands.

Changes were made to the UBBL in 1999. They are as follows:
A CF is not needed for bungalows built separately but the architect needs to issue a certificate of completion and compliance.
For other building, the CF is deemed issued although the relevant local council has not issued it within 14 days after the date the application or Form E has been received.
However, these amendments to the UBBL will only take effect after all states gazette the changes.

From what I understand, the situation with the CF issuance isn't as bad as we think, and we should be getting the CF soon enough. Anyway, it pays to follow up with MPPJ on this, which we will.
The below are some information on reasons for late CF issuance in the past.
Extracted from the article provided earlier:
14.6 In one case at the end of 1993, some 100 house buyers of Bandar Puchong Jaya still could not get their certificates of fitness because the developer had not built an access road as outlined in the development plan. What the developer did in this case was to upgrade an existing temporary access road. [New Straits Times, December 9, 1993.]
Reasons for delay in issuance of CF
14.9 Delay in the issuance of CF had been attributed to several things – e.g. non-completion of drainage and sewerage works and landscaping, non-payment of development charges, unauthorized alterations and failure to clear the site. In one case, the Hulu Langat District Council said it would not issue a certificate of fitness to a condominium project until the developer has satisfied the authorities that it has taken appropriate “Safety measures” for the project. [Utusan Malaysia, August 28, 1995].
14.10 There are also other reasons, which some developers had termed as “irrelevant conditions” being imposed by the local authorities –
(a) requirement of a Bumiputra quota;
(b) developer to maintain sewerage system even after the issuance of certificate of fitness;
(c) developer to grow plants to a certain height; and
(d) developer to carry out landscaping works.

Janet is her name, I think. Wanted to join in and contribute and learn. Its a real bummer about the CF issue. I've been in my in-laws place, waiting to move in. I really need another car park space and been wondering where to start looking. I am in Block B, second floor type D. Got the keys after inspection last week.
Spoke to Janet on Friday about the CF. She said last week of March. Told me, SMI is one developer who usually get it faster than others, coz of their reputation. We'll see.

Hi all,
I did my second inspection last Friday, and some of the defects had not been rectified, eg, my main door which was seen with cracks and a small dent, was only re-patched (much to my dismay, as they are not willing to change the door) but not repainted. I returned it to SMI to rectify it again.
There is another concern that I would like to share. As I was leave KM, (i came to inspect the condo with my wife), my wife who drove in another car was driving out the main gate, saw no on-coming car and decide to move to the main road, but all the sudden, a car brakes hard and banged onto my wife's front corner of the car, losing the bumper. The policeman at the station has indicated it's my wife's at fault, and she duly paid the summon.
However, the main point is, it seems that the car has been travelling fast coming from KCP, otherwise my wife would not have missed it. She's a very careful driver.
I would like to suggest that bumps are to be introduced on the stretch of road when approaching our KM as it is a potentially fast slope. Come to think of it, when KM residence move in, the volume of traffic will increase and it would be hazardous. Furthermore, we, as residence have to be firm on our security guards to prevent cars from parking in front of KM, as it blocks the view of on-coming cars.

furthermore, not to mention, i foresee that there will be heavy vehicles will be using the wrong side of the road to access Sterling construction area, as these big trucks will have difficulties making U-turn at the far end. The Kelana Center Point mgmt have put up posts all around the U-Turn, making it narrow and difficult for us to do a U-turn without a 3-pointer...

Let us take all the contractors back for questioning :cool: ..... one of the SMI people said "last night i swam in this swimming pool...very nice and the lights are so beautiful"....i guess those contractors are playing "follow the leader" :confused: .... i thought KM residents are suppose to be the first to test the swimming pool. apparently not :confused: ....
i heard that some of the contractors are even staying at some of the units...found 'human dung' lying on my second bedroom floor :mad: . this shows how laid back the developer is. someone should do something about this :eek: ....

i heard that some of the contractors are even staying at some of the units...found 'human dung' lying on my second bedroom floor :mad:
I had s*it in both my toilets, but seems like d workers, when spending long hours doing their work, had no other choice as the only common toilet is quite far away. Hmm, but the floor... and never flushing... :rolleyes:

This is quite unacceptable! Is that why we are not given the CF yet? I went to my unit again last saturday and found that someone's been using the toilet!! :mad:
I found new defects but they would not let me add to the old list. They insisted that I wait until I'm being called for the second inspection. :confused: but they haven't even completed the first list...
Anyone sent the photo to SMI?

KUALA LUMPUR: Local authorities will no longer issue certificates of fitness (CFs) from next year, in a move to speed up the issuance of the document.
Instead the Certificate of Completion and Compliance (CCC), to be issued by professional bodies, will replace the CF.

Phewwwww... at last... i managed to speak to En Zainuddin from MPPJ...
According to him.. CF has been released some time in Feb 05... and SMI can release the CF to us unless they hold it for some reason e.g. to allow the contractors to fix everything. He said, some developers might hold the CF because they want to make sure everything is fixed before purchasers start to move in.. otherwise, headache with all the complaints..
He added, the CF should be fast if the developer comply to all the procedures and during inspection at KM, they have inspected the public area like corridor, staircase, emergency exit, lanscaping etc etc. However, they only do random checking on individual unit and leave it to purchaser to log a complaint.
His colleague who did the inspection found out the no major non-compliance at KM and SMI has rectified that. Further to that, MPPJ has issued the CF in Feb 05.
All the above statement are quoted from En Zainuddin. I hope he is being honest in his statement.

According to him, the CF is still with MPPJ.

I am pretty sure CF is with SMI as KM has electric supply already. SMI concern is the defect list of all the units. Before all of us sign off, SMI will not simply release the CF. Who's fault it is? Now lets pressure SMI and ask for the Project Manager instead of the Indian or Malay lady when we call. BUG them until they let go.

Yeap, we have a copy of the form E.
It was stamped "received" by MPPJ on 30-Dec-2004.
The copy of the form was attached together with SMI's letter on our VP.

I think SMI try to hide something from us. Maybe we can hire a lawyer to sue them. Or maybe we can threaten by writing a complaint to the press and it will give bad reputation to them. Furthermore they cannot sell the sterling if we really take action on them.

Hi all. It had been some time since I last posted up in here. Had been preoccupied lately by other things, so much so we have still not yet finalised the reno issue. Had been put temporary on hold as we have an urgent matter to settle. I would try to follow up what's happening here whenever I'd the time.
Reason why I'm posting here is becoz I wanted to mention concerning my 2nd re-inspection yesterday. Most of the defects had been rectified. Pleased to notice that but my entrance door suddenly got a scratch mark ( quite obvious) above the lock facing towards the living hall. The WC in my master bedroom's toilet was leaking. It was definitely not leaking before.
For those who had read I even included the cigarette butts inside my toilet in my first complain? Guess what? There are none now! They did clear it up. But then, still find another 2 cigarette butts outside my yard. This time I didn't include that in my complaints form.
Plus, I emphasised this again...the 57" in height where the tiles are concerned in the kitchen. More ppl shld put that in their complain form esp after measuring the height of their kitchen tiles. Otherwise, the management ppl would conveniently ignore this fact. This is a serious matter. False advertising, false misrepresentation in the brochure. It is partly the brochures which entice us to buy the property, rite? Any one of you still keep the old brochures on KM?
Altho yesterday we forgot to bring our measuing tape, but me being at 5' is a good indicative of the kitchen tiles height when I stood next to it. And yes, the tiles are really shorter than I am. Finally, my short stature comes in handy now! :p
Becoz according to the brochure, we are to have 5' in height where the kitchen is concerned. When we mentioned this point again in the complaints form, the SMI rep kinda laughed and said....3 inches also want to calculate.
That was when I pointed out to him, *nicely* that it is not that we want to be calculative. They started first by being calculative where late payment matters are concerned. Late for only one day or two, charge interest & hold us at ransom that until we settle the interest payments, only then would they release the key to us. Boy, was he quiet when he hears that. ( Fyi, we were lucky that we did not incur late interest payment. Still, am sore for you guys who have to pay this)
have to go now. Hope ur second re-inspection would be better than mine. I will be having a 3rd re-inspection in 3 or 4 weeks' time. Altho stated that verbally, still wondering how long would I wait this time. ( I think I waited as long as almost 6 weeks for my 2nd re-inspection)

Technically, SMI did not deliver late, as the Vacant Possession has been already given to the buyers.
CF issuance has to be worked out between the developer, local authority and the architect. Unfortunately, the case that we, as buyers are the end-user who are affected and have to bear with it. Some housing projects' CF issuance have delays of more than 3-5 years. In our case, we can see that most of the essential things are already in place, water supply, power supply and also sewerage (as some of our fellow buyers seen that their units have already got the toilets in use, and the toilets in the KM's SMI office are usable) and comply to the local authority's expectations. (Even MPPJ has said that they have release the CF)
I think (and hope!) it is the matter of some final paperwork to be made. After all, SMI have been consistently telling us that the CF will be out on end-March, unlike a month ago, where they kept on "moving its target"
Let us wait until end-March before we discuss our next cause of actions. We don't want to (and hopefully won't have to) strain our relationship with the developer, right?
Just called up those dumb ass punks in SMI this morning, and was told CF by end April. When mentioned to her that most of us know that the CF is ready since Febuary 5th..... she just kept quite.
Would really appreciate it if anyone of you can get a photocopy of the CF which is sitting in MPPJ offce. I am gonna attached a copy of the CF and launch a complain to all source of media so that they can look into it and get a firm answer on whos wrong and whos right.

lets wait for another few more days.. give them until tuesday or wednesday next week, and see what will happen..

yeah... i support totoro's statement strongly, those SMI clowns charge me for late interest when its not even my fault... so do i get to charge them on a weekly basis for late delivery of the unit? lets say.... RM5000 on weekly basis on the late delivery????

hmm, i am not sure what type of material for your quote. Looks like its stainless steel. The in house contractor quoted me around Rm1000 for main entrance, yard and the study room for type C.

Seems like owners are requesting it (because the showroom is also hacked), and the contractors have standard quotes for that work already, but... would u want your dining area to be there and use the other space as a foyer?

I managed to compare the price to a non-panel contractor. His price is RM600 for the demolition and extending the staircase and the timber step at RM200. Total RM800. I have not seen the type of timber being used from both contractors. It should be presentable enough I think. But I will check it first before I commit.

I wonder if she hid the cost in some other jobs I asked her to do. I asked for some extra power points, Aircond and water heaters installation with concealed wiring, cornices for the living hall and family room and some plumbing work. Maybe....

Then talked to Mr Bala, the management office manager, abt the grill. And yes, we can have our own design for the grill, just that the grills for windows have to be installed inside. In other words, grills for sliding door are allowed to be installed outside the sliding door. :)
Also, the deposit for renovation is fixed at RM1000 and RM3000, depending on your renovation. For my case, although its nothing major (plaster ceiling, wiring, air-cond piping, kit-cab, not hacking of walls) Mr Bala said it will be RM3000. :( I wonder what kinda of renovation would be for RM1k of deposit?
Then, we HAVE to rent a rubbish container from the management during the period of our renovation, which is charged at RM100 per week. :mad:
So its $$$$$$$$$$$$$$$$$$$$$$$$$$$$$$$$$$$$$$$$$$$!!!!

So far it's cheaper than the panel. I think if we get a few more then we can negotiate with him, instead of letting those panel contractor giving us fix price even though we all were to ask them to do it.

I picked up my keys d, but they had to patch up some more new cracks that are showing in the exteriors, and some are at outside the yard and study room, so I left a key with them to repaint over those patches later.
I also noticed the same cracks are showing in the units across from mine. Hmm...
I was wondering. If MPPJ issued the CF on Feb 5, doesn't that mean we can legally move in anytime now? Do the developer have the power to stop us from doing so? :P
I plan to move in as soon as I get grilles, lights and air-conditioners fixed up.

For me, grilles for front entrance and yard for type C was quoted at RM880.
I already upgraded to three-phase wiring... and I have 6 air-con points. I am still considering plaster ceilings, basically to put downlights. I don't know any good shops for those.
I have a feeling I am being overcharged for items I do not know much about. My friends tell me I can get a normal plywood door for RM50. I was quoted RM120 for that here.

I'm from Block A, and there is currently a Vietnamese guy guarding the lift, pressing the buttons for us.
Yesterday dad and I were in the lift. Also in the lift was another lady who was also going to inspect her unit (and she was alone).
The Vietnamese guy told the lady in Chinese - "You are very pretty".
The lady kept quiet, pretended not to hear...
That guy subsequently asked my dad and that lady our respective unit numbers. To which of course, my dad and that lady pretended not to understand Chinese.
Sometimes this may seem petty but it can be quite dangerous and scary. Anything can happen...could rob, rape etc.
We should be mindful of security, esp for women when they are alone (men not excluded lah....). Not only for now...but also after we move in.. Furthermore, there will still be many foreign workers when construction for Sterling@PJ begins.
Let's remind ourselves to be very alert and careful.

Hmm, looks like the owner's wife is refusing to sell the (KDK) fan d, so it's back to Panasonic for me.
the Malaysian Alpha products are really pushing hard to brand themselves, and also offer 10 years warranty on their products, but I wonder if the 10 yr warranty is enough to make me switch from a trusted brand to a local upstart.

My fren's new DSL house was also leaking through the ceiling... The contractor says some other houses also facing the same problem. It's not a cheap house either, so I guess Malaysians have just gotta live with leaking roofs.

I'm not putting 6 units up.
Anyway, the developer allocated 1 for each room, so that's 4 (for Type C). Then, 2 more for living and dining.
The compressors, should go to the yard and balcony, as mentioned before.

Wow.. third inspection already. May I know how long u waited before you asked for second inspection and third inspection?
I waited 5 weeks for my second inspection, and now already waited 4 weeks for my next inspection. I feel like just take the keys and ignore the minor leftover defects, but three are two tiles cracked during my second inspection which I don't think my contractor can solve it for me. Scare they can't find a matching tiles to replace.

Just called MPPJ, They said on 21st Jan, CFalready passed to Developer. hmm wonder where the CF goes coz SMI said they dont have it.
They treat us like we are buying a low cost house!!!!! Me and my fren will call Mr. Lee to get explanation why our facilities been used by non resedent.
If you guys read the R & R book, it stated that outsiders are not allowed to use the facilities unless accompany by resident. hmm they can simply break the rules! :mad: :mad: :mad:
Scare they can't find a matching tiles to replace.
Hm... looks like we need to source for all these replacement tiles. I plan to hack some of the kitchen tiles and looking for replacement. Anyone here know where to find it ? (besides from the management / the panel) :rolleyes:

mine should be ok, as i got them to fix up all the cracks in my unit. those outside my units, i didn't mention, but they have patched it up last week.

Hi neighbours,
Just to let you know what I did during our 3rd re-inspection last saturday. We were truly surprised! Our 2nd re-inspection was on the 22nd & did thought it will take us 2-3 weeks, as stated by the mgmt ppl. Plus the guy did tell us, based on the number of defects stated on the complaint form, would take as long as 2-3 weeks to rectify. We only have 4 issues listed down. His remarks really puzzled us as it is much simpler compared to my earlier list during my first inspection. :confused:
All the probs we mentioned in the complaints form? All rectified! Including the missing 3 inches from the kitchen tiles’ height. Boy, were we surprised. As mentioned earlier, I’m at 5’ft, rite? So the kitchen tiles’ height should be at 5’ft based on the specs. But now it’s way over 5’ft lar. We did thought if again they *ignore* our request, again we would raise this up. Hey, misrepresentation is misrepresentation, right? Plus we have evidence! They can not just push it under da carpet so easily unless they did something about this.
While we were in the mgmt office, I noticed a couple nearby. Thinking I could introduce another owner to this forum, I quickly approached the lady about this. But she told me that her husband did, under the nick of “Da Rat”. All I can say is, wahhh….. Why that? He sure dun look like “ Da Rat” to me becoz he’s sooo huge lar! ( I mean very tall & big sized, not fat) But then, at my height, everyone seems taller than me anyway. :P

Hope we bump more into each other later during the Apr 10th meeting. :)There was another lady whom I talked to on da way to the staircase leading to the carpark. We were going to go down, till I can’t help noticing 3 ppl talking, looking inside the renovators’ office, I think. So, I thought to myself, another opportunity to intro a new owner to the forum.
Guess what? Again, the lady told me already a member & proceed to tell me the meeting’s date. Not bad, she remembered it by heart. :) Um, sorre, I forgot your name. We were both ( my hubby and me) in a hurry to another destination at that time. But pleased to meet you and your hubby. Next time, I will try my best to remember your name. See you both too at the meeting. :) Aiseh. Just when I thought I can bring more awareness to our forum/committee. I will try again when I drop by the condo next time.
As for CF status, spoke to a person called Jimmy. He said likely to be end of this month or earliest first week of April. I guess we just have to wait & see.
One more thing to share with my neighbours before I log off. I was made to understand that if we rely on the developer’s panel of contractors, we do not need to pay the renovation deposit. But if we were to rely on contractors not on the panel, we may require to put up RM1000 depo. One owner, it seems have given RM3000 as depo due to extensive renovation in his unit. Whoaaa. Makes me wonder, do other condo/apt have such ruling?? Kinda steep where the reno deposit is concerned.

I wanted to sound off a few things after our visit on Saturday. Because it rained heavily on that day, we found two new problems.
1. In our study room, there is water seeping thru the walls. Definately from a crack on the outside.
2. The entire corridor, in front of our unit was flooded from the rain water!
Most of the water came in from the upper unit corridor as their water outlet pipe is broken. So the water just flows easily on to our floor.
I collected my Rules & R book also. They know very well they have not given it to me but dont mind sitting on the matter. Why mention RM500 deposit in that book but RM1000 or RM3000 in the copy of the forms I got from the security/mgmt?
All this info on rubbish bins rent, and ammendments and other important info you guys have told me , shouldn't we be officially informed via mail by SMI or the mgmt. SMI's really taking us for granted that we know all these things. Condo's are not something we buy everyday.
With all that heavy rain also, the car park ceiling in LG1 had several areas gushing with water! The building is not fit yet. If your carpark bay was in that location, you will not be able to use it. So even if the CF is ready this week. The building is not ready. There will be many foreign workers working there for atleast another month or so fixing up the place.

i have voiced my concerns regarding water puddles on the floors. if i'm not mistaken there is someone cementing up the uneven floors, but i think we might end up with certain car park lots that will be 'flooded' when it rains heavily. basically wets ur shoes n socks or slippers when you step into the puddle.
I think we need to voice out our objection to the mandatory bin rentals and increase in security deposits.
I understand the mgmt's concerns regarding unprofessional contractors, but even the panel contractors tell me to get outside contractors for certain work because they are quite a bit cheaper!

Erm, about the panel contractors, I am actually contracting a panel contractor for most of my unit's work, even though it looks a bit pricier. It's easier to get help from the panel for other minor work or re-work, and they will be around the area, so it's easy to get in touch for the first year or so, as they will be around for that long.
Besides, they are quite a nice and friendly lot.

The tiles supplier said normally the tiles will be sell in carton (i.e the living room tiles will be 12 pcs per carton). He asked me to get my contractor estimate the total tiles I need, then he will quote accordlingly.
My ID frenz advised me to buy extra tiles to keep, else in the future very hard to find.

If you guys get outside contractor to do the renovation, get the contractor to pay the deposit. So that the contractor will look after the public area and facilities. Also, to prevent the contractor from running away !!!

Well, from what I understand, the panel contractors are preallocated to you, so that everyone get a fair share, e.g. which block and whether odd or even floors. They also divide the work, as some specialize in some areas. If some work overlap, the lowest bidder gets the contract.
I was told this, as I told the contractor I wanted to introduce another owner to her.

Yes thcck0315, I agree with you on the attitude of SMI staff. The people working in SMI really get on our nerves! The worst ever person that i've spoken to is the receptionist and the indian lady by the name of UMA! Instead of me scolding them for releasing the CF late, she is the one scolded me back asking me not to call them anymore. She said they will send us a letter to inform us when the CF is released and i don't have to call there to keep on asking them. :mad: The receptionist also another one, forever telling me this fella is engaged, that fella is engaged... i wonder if she ever check before telling me... too much la this ppl!

i know that everybody got pissed off regarding CF....not only you complaining about SMI Staff. i called to speak to the secratary called cindy tui...she sounded like we are talking to the wall. :eek:
i called my house lawyer - chandran (megat & najmuddin) what he advised us is to write a letter to Datuk Seri Ong Ka Ting and cc to Biro Aduan Negara. :mad:
I THINK THIS IS THE FASTEST WAY TO GET THE CF :confused:
ANY ONE know's him well then easier for us to do this... ;)
Me and my friend one of the buyer also will write this letter tomorrow.

Uma is not INDIAN Lady, she is Malay lady coz i met her when i made an appointment to inspect the house.
there is three lady in marketing depart. - janet, uma and one chinese girl.
the project manager called Eddy, everytime call forever not in the office.
she refused to give eddy's hp number. this cindy tui sounded so scared to tell us the truth!!!!! :rolleyes:

Anybody familiar with Euro uno product ? The pricing for ceiling fan and water heater is very competitive and few of my frens are actually asking me to go for it as they said that they are having problem with their so call branded ceiling fan .
Anyone calling SMI today regarding the CF ,I'm really pissed off with the attitute of SMI staff in the office,can't stand the way they talked, :mad:
If MPPJ did release the CF in Jan,then why not we don't get our CF before CNY,is there any law and regulations entiltled us to claim for compensation from SMI for holding up the CF without proper explanation ? :p

I just came back from KM after inspecting my crack wall. They have done the job. They also mention that the CF is will be ready by early April. I saw the rubbish bin has arrived and located just opp of the management office. I strongly believe our CF should be ready soon.
Btw, anybody here from this two units ? (B-13-11 & B-15-11) your study room's windows are not close!! :eek: Because our unit is facing the open ground (facing west) the winds are very strong. When I tried to open the kitchen windows, I can feel the "horrible" wind sound.... :p I don't know what will happen to your unit. Please check it out. (I was in the condo when t rains just now)
I also notice the workers have a very bad habbit. They don't shut the window after they have finish working. Please check your windows and your sliding door. ;)

I have received vacant possession but till now, there is still no sight of the CFO. What should I do?
These are the steps that you may take:
i. Check with the developer and the issuing local authorities on the cause of the delay.
ii. If you are not satisfied with the response that you have been given, you may make a complaint to the Ministry of Housing and Local Government together with the following documents:
a) a copy of the notice of handover of vacant possession
b) a copy of the certificate of completion issued by the Architect
c) a copy of the letter from the local authorities regarding the issue of CFO
iii. Form an action group with other affected buyers for a cohesive voice and also to share task and to show how concerned and serious this group of affected purchasers in wanting to move into their homes.
iv. Attend the HBA's "Meet the Public" session to check if similar complaints on the same project has been received and also on whether an action group for that particular project has been formed and if not, to learn on the steps on how to form one.
