what i afraid is our condo will be running on fibre line which streamyx can't support without installing a converter... which they very relunctant to install one if the demand is low...

Was advised by the management of KM that if the CF is not ready by then we would not be able to gather by the pool side. I assured them we would not. Any suggestions for alternate meeting point?

Rest of the owners to note of the issue

SUBJ: Issue on the meeting venue on 20 Feb 05

Thank you Orca and Andryn on the venu issue highlighted in the thread. There are two alternatives i.e.

Defered the meeting date to Sunday 06 Mar
Moved the venue to the Showroom (next to MK) and maintain th 20 Feb 05

I personally feeel that we maintain the 20 Feb and move the venue to the showroom but the place maybe a bit congested if the turn out is larger than expected. Prior clearance from the KM management must be obtained in advance -not sure of their support even though I have spoken to one of their executive -

The advantages to defer the 20 Feb meeting to 06 Mar are as follows:-
CF is ready (our property)
More owners are aware of the pro tem committee
Condusive place to hold a meeting for a large group
Communciation is easier -all in one roof-
We may even need a projector to present the needs of
a pro tem committe
We can have fellowship, get to know your neighbours at the same time

I hope u all will support this proposal i.e. move the date to 06 Mar

2 things I wanna highlight....

1. For the owners of Type C, if I am not mistaken, if there is no mention of the extra pillar located in the kitchen in your S&P you can sue SMI.
2. The ramp going up and down in the car park area is too steep. Hopefully the Management can level out the area when you enter the ramp and when you exit the ramp. I am gonna bring this issue up to the Management also. Hopefully you guys can help out.

One more thing....anybody know where the car wash bays are? :confused:

I dont think there is any car wash bay. I read in the R&R book given by SMI, it stated, u can only wash your car at washing bay, IF ANY. i think tak ada lahh..

Considering the posters already everywhere in KM condo area, i suggest dont defer the date but instead change the venue. If the KM sales office is small, you probably want to consider Kelana Square lobby. Its an open space but can accommodate abt 100 ppl should there is a crowd.
Let 20/2 be the first meeting to gather some feedback. Base on the meeting, probably can have another meeting in March after CF is out.
Just my suggestion.

This includes RM2mil for landscaping, about RM300,000 on tinted windows for the units (not in the original sale and purchase agreement), and trellises that are made of cengal wood.

Hi all,

I turn on the water supply at the meter room. We can check all the water points in the unit. Dunno why they told us no water supply.

They also allow us to return to the unit after inspection. Just tell them u r there to take measurement for furnitures and so on.

about the water supply, I asked, and was told they didn't want people to steal the water, or accidentally leave it running, as the buildings are not occupied as yet, this will cause waste and worse still, serious water damage if left unattended.

It is a very impresive write up. As owners of MK we are proud to be associated with SMI. As usual the many negative points are covered up in a sense that no solid solution has been put forward and inform the owners accordingly example:-

1) the entrance into MK requires a long "U" turn
2) Entry/Exit into LDP will be a bottle neck
3) Cost savings measures at the expense of the owners

Notwithstanding the above the Many Issues raised by the forum on size of the unit (showroom vs actual unit), beams running across the kitchen, sewage pipes encroaching into kitchens, workmanship issues and many others are still oustanding because the forum has not been made known whether these retfication or other issues have been settled to the satisfaction of the complainants. I am sure more dissatisified owners will surfice after taking their keys.

The above obersation is based on the articles posted in the forum. The cost savings measures is based on the design of the drain pipe (painted white) running from the roof to the ground. We do not see such design in medium cost apartment but at MK. Lastly, I personally hope SMI representaive should be reading this thread.

Kelana Square is just next to Mahkota, the office building with the blue domes. We can park on the inside, but I don't know if they will charge for parking on weekends.

I did asked about using the Sterling.... according to one of the Execs, they are not open on Sundays. On the other hand moving the dates might confuses all readers. I would suggest that we find another location.

Hi All,

My friend advised us to check the water preasure. This was what happened to her 250k condo..water preasure was low that water could not reach the higher floors. Her block was stiiiilll ok with water smaller that a p** but other blocks no water coming out of the tap at all and they have to go to the swimming pool to get water..absurd or what..finally the mgmt has to installed the motor/generator to increase the preasure level. Good point to take note too esp ours are hi-rise blocks (her's was only 5 floor condo).

sorry but we are both back in our hometowns where internet access is not quite as convenient.

we are ok with the majority...but are of the opinion that if we defer the date...there may be some who will turn up on the 20 Feb in disappointment. Furthermore, since we do not know who has digested the info on the posters....it will be impossible to warn pre-residents who are not in this forum on the deferment of the meeting.

On the other hand, it is relatively easier to post someone at the poolside on the 20/2 to redirect pre-residents to the altered venue. Also, once decided - we will need to correct our posters so that they do not relay inaccurate information too.

If indeed we expect 700+ residents to attend the first meeting - we will still need to first appoint a temporary chairperson and committee for that first meeting. Otherwise, it will be very chaotic as there will be many voices but no one leading/controlling/documenting the discussion - there's a danger of ending up to be a case of fragmented ideas, all talk but no consequent actions.

Can the delegation of jobs wrt to the first meeting be done using this forum? If not, a smaller face-to-face meeting before the 700+ attendance meeting may be helpful

sorry...after having re-read the post above - let me clarify that it is not meant to sound domineering..heeheheh...of course, the temporary committee will only be just to help organise the first meeting...for a voice representative of all residents in km...participation from all 700+ residents (if possible) in electing the actual committee is most ideal

May I know how much you all buy the unit 2 yrs ago? I bought mine 3 months ago for RM249,XXX with a RM20000 rebate and free RM4000 legal fee. My unit is KMC/13A/3A (yup, i purposely choose this unit... :p).

I thought is quite a good deal but then later I heard from my friend staying in Putera that when KM was initially launched, the price is cheaper. So althought right now they giving me RM20K rebate, is it actually back to the initial offer price?

In the Star article today, it stated that the prices for the units in Mahkota started at RM155psf and went up to RM195psf in the end. This means that you bought your unit at about RM195 psf?

I bought mine at about RM170 psf. I wonder what was the last quoted developer price for my unit... hmm.

I'm okay at anytime as long as it is on Sunday :D Btw, if we are going to invite 700++ onwers, we need a bigger place, I don't think the pool side can cater that. Unless we have a very good "sound systems" :p I would agree to go in small first :rolleyes:

Dun be overjoy as the actual pressure can only be tested during peak hour when all of us move in, i.e. around 6 to 8am and 4 to 8pm when the usage of water is maximum. :D

From experience, top floor water pressure in Kelana Putera wasn't that good at times... sometimes shower drip water...

2. In regard to the venue/date of meeting,hope a consensus decision can be made before 14 Feb 2005 after the long holiday.

3. Summary of the feedback as of 08 Feb is as follows:-

I am new to this forum. Appreciate all the postings. Thank you for 'kicking off' the pre mgmt comm.
My suggestion.
1. stick with the date. Feb 20. (though I did not really know that this is happening, or has been arranged. Read that.. I chanced upon this news on the web)
2. stick with the original location. Plan for an alternative. If the turn around is good, then we should consider the alternative. Please be aware that there is a Dewan Serbaguna next door. Check that out.

My gut feel: The poolside would fit all the people that would turn up on time.

I think we will eventually need to look into the formation of a residents association, and decide on matters such as security (key card entries at guard house / lift, etc. patrols), maintenance and maintenance fees (if this is too high or too low), then later the issue of sinking funds, and most importantly strata titles, which I believe isn't even yet provided to the aging Kelana Puteri condos.

We will work together to support a friendly and neighbourly environment that is comfortable for everyone to stay in, and to ensure the resident's needs are met. We also want to protect our investment, and not see our property values depreciate or lose out to others.

Issues such as the u-turn, and the congested and 'kampung road' entry point to the high density SS7/26 area needs to be attended to. I agree that we will see a lot of queues and jams along this road in time to come.

1. Shall we wait untill 14 Feb to change the venue or u think otherwise? Looks like majority prefer 20 Feb.
2. Inviting SMI rep is a good idea but we have to firm up the pro tem committee first i.e amongst ourself elect a chairman and vice chairman to proceed further on.In other words put our house in order first. Unless u have other suggestion?

why i ask this is because we really need to clear about what are we going to discuss during pre meeting, agenda is very important, how to set up strong commitee, should have someone very familiar with laws and regulation to help..... also...... just some concern here....

Some suggestions on the organization/ board/ management commitee running or operating structure........

1. The volunteers can be divided to respective interest and good in areas such as

Building - serving as focal point for all structural, mechanical, electrical and aesthetic improvements interior or exterior any alterations, maintenance and security. Conducts periodic building/grounds walk-throughs, advises residents of any safety and security issues. Need for anticipated repairs or improvements and works. Interfaces with other section as needed and works in developing solicitations and issuing contracts to appropriate companies as agreed.

Community Outreach -facilitate communication and community spirit. Provides information to the residents by issuing a quarterly newsletter, maintaining a current phone directory, and providing new residents with a welcome events. Plans, hosts, and advertises social events for the enjoyment of all residents. Facilitates resident awareness programs and gatherings affecting public safety and other matters of general community interest.

Elections - supervising the annual meeting, as well as any special meetings of the association that may be called. From time to time, the committee may be asked to handle other items, which may require the counting of votes, and or opinions.

Finance - drafting and recommending budgets and other spending plans. Arranges for an annual audit, recommends cost-saving efforts, wherever feasible in operating expenses. In addition, the committee thoroughly reviews each monthly financial statement and immediately brings any discrepancies to the attention of the Board. Researches and recommends prudent investment strategies.

Policy - ensuring the Master Deed and all Policy Statements are up-to-date. It revises the Master Deed and recommends the addition of new policies as appropriate. It reviews the facts of any circumstances when an alleged violation of the Master Deed and By-Laws and/or an alleged violation Policy occur. All alleged violation reports must be submitted in writing and signed and dated by the resident. The committee reviews the incident with the assistance of building management, and provides the Board with its findings, and recommendations for action.

Recreation - having ognizance over the pool, the tennis courts, and the exercise facility. Eensures that all facilities are properly maintained and operated in a safe and secure manner. The committee sees to it that all rules and regulations are visibly posted and works with the Policy Committee to ensure the rules are up to date. The committee advises the Board of any needed repair, replacement, or upkeep issues. It works with the Board in developing solicitations and issuing contracts to appropriate companies.

I think this is common in every condo to have sub committee section to support the Board.

Eg.
KELANA MAHKOTA RESIDENT BOARD
- President, Vice President, Head of Building Committee, Head of Community Outreach, Head of Policy, Head of Recreation, Head of Finance, Head of Elections, Tresurer, Block A, B & C residents reps and etc etc...

Building Committee, Run by Head of Building Comittee, there will be volunteer resident member work under him on committee structure.....

I think we will eventually need to look into the formation of a residents association, and decide on matters such as security (key card entries at guard house / lift, etc. patrols), maintenance and maintenance fees (if this is too high or too low), then later the issue of sinking funds, and most importantly strata titles, which I believe isn't even yet provided to the aging Kelana Puteri condos.

We will work together to support a friendly and neighbourly environment that is comfortable for everyone to stay in, and to ensure the resident's needs are met. We also want to protect our investment, and not see our property values depreciate or lose out to others.

Issues such as the u-turn, and the congested and 'kampung road' entry point to the high density SS7/26 area needs to be attended to. I agree that we will see a lot of queues and jams along this road in time to come.

Yeah... i support the abovementioned strongly. Keycard to access into the lift area is a very good idea.... if not u will see strangers walking around our corridoor and the chances of break-ins are pretty high.

Viewed our unit on Jan 26 and here are some comments on it;
1. Unsightly (& unacceptable) cross beams between stairways & kitchen
2. Inconsistent ceilings
3. Kitchen faucet a joke
4. Empty void (just outside yard) should be given

Actions taken to date;
Wrote a complaint letter to Eddie Leong (Project Manager) and Matthew Ng (Marketing Manager) but still awaiting for response. We are expected to meet up with them sometime next week to discuss further on the said matters.

I think the meeting on Sun is still on for now... it is quite likely that the venue will change as long as we decide to meet on a Sunday, as Mahkota is closed on Sundays.

Hi guys. Sorry for the late response, we just came back from kampung.
We think we should stick to 20 Feb, just to get things started.
As for the venue, we should decide ASAP. For this, we opt for Kelana Square, as its near to the original venue, thus any re-direction will be much more easier. However, we are ok with wherever the majority decide.

Any chance that we can fix the date and venue by today?

Hi everyone

If everyone is in favour to have the meeting at Phileo Damansara I, I would like to suggest that we meet in front of SMI head office (everyone should know where this is) at 10:00am on Feb 20 and I would walk you (less than 5 mins) to the meeting premise (my office).

I have tried recently to go into KM on Sunday but the security refused me entry and as such, it would be advisable to change location be it at the nearby hall (which you might have to pay for it) or at my office or anywhere else convenient to all.

If you are worried about heavy traffic at the Phileo Damansara area, rest assured that it is smooth and free on Sunday mornings.

BTW, Happy Valentines Day!!

I think the date should remain on 20 Feb 2005. As for the venue, we can use the Kelana Square. I can confirm that there will be a parking fee even on Sunday at Kelana Square due to the recent change in Management.

Anyway, the parking fee won't be that costly since we not going to hold the meeting for one whole day, are we? The next meeting will be in KM already, so this is just one time small fee to pay.

I'm okay with both dates.

Can anyone of you send me the floorplan for the Type C unit? I went through all my documents and surprisingly I cannot find any detailed plan that includes individual measurements for each room! I only have a generic plan that has the total length and width, and this is the one included in my S&P agreement.

If anyone of you could scan / email me the floorplan with measurements, that would be great! I'm esp keen to know the measurements for the kitchen, yard, 2nd bath, 3rd bedroom and study.

If I am not mistaken CF should be ready within one month after Vacant possession, but when I called SMI Phileodamansara just now they told me they don't know and ask me to find out from KM maintenance office. Should our RA start sending letters to record their delay or is there anything can be done?

Like Tarantula said, they now say it will take 3-4 weeks... then it'll be another 3-4 weeks if you find further defects, or if they aren't rectified in ur 2nd inspection... sigh...

From what I know previously when the Kelana Putera was just completed, the real estate agents told me that the units there were being sold at or below developer prices, which at that time was at the RM200k line. That was 5 years ago.

I see a few adverts from agents in the paper for Mahkota, starting at RM248k for lower level Type D units I believe.

I wish I can get my hands on the developer price list again, to see their final selling price before they sold every unit.

I wish I can get my hands on the developer price list again, to see their final selling price before they sold every unit.

Its a numbers game .. you really can't be sure all the units were "sold out". Often is the case where some sister company of the developer would have bought units in bulk to hold and sell off later at higher price.. its all about accounting procedures.. when you guys start yur r/a .. make sure the m/c give punctual auditted accounts coz.. one way is where the units owned by the "sister" company don't pay the monthly maintenance and after a couple of years its written off as bad debts.. :-)

Of course I am not saying SMI would be doing this but just that its been known to happen with other developers.. However I suspect SMI will run mahkota well thru' its m/c coz.. they have another development starting next door so they would do anything to please the owners and avoid bad publicity :-)

Um, estimating May probably? Could be earlier or later. Depends when SMI mgmt office get back to us for the re-inspection. Gonna be 4 weeks soon after our initial inspection this mth. :(

I guess we need to "chase" them for the status of our re-inspection, just like earlier when we have to "chase" after da bank & developer on the status of our last pymt. All these "chasing" really tiring lar. :p

We still have not resolved who to be our contractor tho' had collected a few quotations. There's still one or two more we need to see but am informed that they can only give their quotation once they view our place.

All these stuff is delaying the process of shifting in lor.... haiyoooo

The developer is required to rectify the defects within 30 days from the time they receive the complaint.

If the defects are not rectified within the stipulated period, the buyer must notify the developer of the cost required to rectify the defects.

He is advised to send a written notice by registered mail or to go through the developer’s solicitor.

If the developer fails to take any action after 14 days from the time the notice is served on the cost involved, the buyer has the right to get his money reimbursed from the developer through the 5% deduction stated in schedule Three Article 4 (1) of the SPA that is held by the developer’s solicitor.

The buyer has the right to claim for compensation if the developer fails to deliver the vacant possession as stated in the SPA.

The calculation is based on 10% of the house price per annum.

Total of delayed days x cost of house x 10% divided by 365 days.

For example, if the total number of days delayed is 240 days and the price of the house is RM185,000, the calculation is as follows :

240 x 185,000 x 10% divided by 365 days = RM12,164.38.
For subdivided properties, the developer is responsible to provide the facilities such as parking bays, corridor lights and a multi-purpose hall.
If the developer fails to provide such facilities within the stipulated time, he has to pay compensation to the buyer as spelt out in the SPA Article 24 (2) schedule H.

The calculation is worked out as follows:

Total number of delayed days x 20% x last purchase price x 10% divided by 365 days.

If the delay is 90 days and the house price is RM25,000, 90 x 20% x 5,000 x 10% divided by 365 days is RM24.68, the amount that the developer is required to pay the owner.

If the developer refuses to pay compensation, the buyers can seek the services of a lawyer and file the case in court.

However, if the claim is less than RM 5000, he can make a small claims by filling up form 164 at the magistrate court.

The processing and approvals for Building Plans and the Certificate of Fitness for Occupation (CFO) will be expedited through the following measures:

a) establishing a two-tier One-Stop Centre at the Local Authority and at the State Government level. At the Local Authority level, the One-Stop Centre will process all applications for Building Plans and CFOs, including obtaining the certification from relevant technical agencies. Difficult and problematic cases will be referred to the One-Stop Centre at the State Government level to be resolved;

b) Local Authorities will comply with existing Guidelines in approving Building Plans within 12 weeks and issuing CFOs within 4 weeks;

c) the number of technical departments involved in certifying CFOs will be reduced from 7 to 4, namely the Public Works Department, Sewerage Services Department, Fire Services and Rescue Department and the Drainage and Irrigation Department;

d) exempting CFO requirement for several categories of buildings to promote self-regulation through appropriate certification by relevant professional bodies;

e) giving priority to applications for Building Plans and CFOs for the manufacturing sector and related services;

f) Local Authorities and technical departments involved will approve CFOs without the requirement for developers or applicants to settle all payments; and

g) disseminating information on Building Plans and CFOs through guidebooks and the electronic media.

I have taken a look at quite a few units in the past week (friend's inspections, etc), and I do see the defects mentioned in this thread:

- master room switch placed too near left wall (wardrobe placement)
-> can we request this switch to be re-placed?

- kitchen pipings above the kitchen sink is only there for some units, and the same case for the ceiling length pipe at the kitchen entrance corner

- air-con compressor hole - i saw this drilled from the master room to the balcony for some units. the drill-work isn't great, and i think we are expected to stack our air-con compressors at our balcony (either blocking the view or blowing hot air at the balcony!)

i don't think we've started the re-inspection because there is a master list in the temporary management office with a list of units that have been inspected and those rectified.

According to Richard again, for those who may want to take another look of their units (to do measurements and etc...), they may do so on Monday - Saturday, before 4pm.

And ah, you may need this number: 03-78039596 - the number of KM site office.

Please take note that once Cf is approved, the maintenance fees will commence. I just hope the re-inspection and the approval of CF coincide at the same time. Otherwise can u imagine this scenario.... CF approved, but 2-3 weeks from then, belum lagi rectify the defects. Wasting our time & $$ again :mad:

Our maintenance service fees going down the toilet.... * could almost hear flushing sounds* :p

Now we are facing a dilemma, neighbours. Let's say they call us for re-inspection and discover that not all the defects had been rectified ( now, as u all know I wrote down a rather long list of complaints. I won't be surprised if they miss out one or two from my list)

Qn now we face - shld we ignore it & get our contractor to fix the prob while doing reno for us or shld we stand firm & ask them to fix it up asap ( which we may have to wait for another couple of weeks before we finally get da keys).

It's like we are literally at their mercy! HHhrrrmmmpphhh.

Hello peeps,

It is good to see that you guys have formed a pro-tem committee. Congratulations to those who are elected. I have a few problems which hopefully you guys can help out.

1. The entry and exit point of the ramp going up and down the car park is too steep. I am driving a Perdana and that day when I tried the ramp with 4 people inside I got the bottom of my car scratch. Hopefully they can even out the entry and exit point.
2. Maybe we can propose to make a glass door at the lift area for better security. Currently any Tom , Dick and Harry can get access to all floors of the condo.
3. I do not see any car wash bays around the compound. If there are none maybe the Management can make one.

Hopefully you guys in the committee can do something about this...Thanks in advance :D

Hey all,

A few interesting points made by chinmin.

May I add a few more points:

1. Why is the MAIN GATE the rolling type? The guards have to push everytime we want to drive in? Why can't the KM Management install the barrier that needs an electronic tag to access the condo? Do you guys think this is SAFE enough?

2. The lifts are so dissapointing. It's like the lifts in Pangsapuri (no offend). No indication of which floor the lifts are on? And what chinmin said is right, there should be a glass door or another electronic access card point to enter the lifts. What say you peeps?

The SMI people think that they can get away with giving a 'high class landscape and facilities'? I dun think so. The pro-tem committee are just getting started. :)

It is so dissapointing from the developer (now they will hoo-haa their latest project 'Sterling' by next month!!) and the pro-tem committee MUST make a point(s) to KM mgmt office of all the grouses we have.

i think the gate will be left open after the site is open for residence, and electronic barrier gates will be installed later? (I dunno, just guessing?) :confused:

hi!

i did my inspection last saturday.
wondering ... i can see the switches for the aircon and heater, but i don't see the point (as in the wires for me to connect to the physical aircon and heater).
is the wire supposed to be visible, or am i supposed to guess where to connect it, or *horrors*, there is no wire?
anyone has any idea?

I just took the measurement for kitchen with my contractor, and I noticed the following:-

-All cracked tiles had been replaced by the contractor! :D
-Soap holder in the bathroom also reinstalled properly! (mine one came out a bit last time) :)

Now only waiting for the paint and main door touch-up then my unit complaint is done! :rolleyes:

Without the hood, hob and sink, just the L-shape design for the kitchen cabinet already cost RM15K. :eek: Anyone get any quotes yet? What is your deal?

Well it really depends on the materials u wanna use. If u put stuff like marbles table-top, fancy glass doors, expensive woods, stuff like that......the price is abt that, i guess.

MOST IMPORTANT consideration is to balance cost and usage.

Most people put up the fancy kitchen cabinets just for show. That I feel is a criminal waste of money (to my pocket, not the same for other people of course).

If you are seriously using the kitchen as a place to prepare food daily, then the cost isn't too much. Make it functional. We had ours made up of full plywood - I refuse to touch the "compressed wood" and similar stuff. Those materials are very heavy and may not last long. "Nyatoh" doors are just fancy solid wood doors. Costs a lot but if you like the look, go ahead. In most kitchen systems, the doors are the only thing made of real solid wood, rest are compressed boards. As for marble and stone tops - great if you bake pastry. the surface is excellent to knead and form dough. Otherwise, the normal dry kitchen top using the formica-like materials are also very good - I had mine for more than 10 years and it is still like new (we use the kitchen top every day). However this is for the dry kitchen. If you can't afford stone tops for the wet kitchen, get the contractor to lay polished homogeneous tiles meant for flooring - these are flat (no rounded tile edges), very hard-wearing and looks good. Cheaper too.

By the way, make sure you hang the top cabinets where the lowest part of the cabinet is below eye-level. Most cabinet contractors hang it too high, as if we are all 6-footers.

I am not an apartment owner. Sorry to barge in but saw this discussion on kitchen units. Disclaimer - i don't build kitchens or have any dealings in this stuff. Just a strong believer in good functional kitchens.

Fyi, called them yesterday. They confirmed with me that the ad is only till end of this month.So, be quick about this if u wish to get that pricing. But on the other hand, the person whom I talked to, told me that in March, they have another promo. What promo, he's not sure.

But i think whether got promo or not, if buy in bulk, definitely give discounts lor. Anyway, totoro, u go and check it out first. Becoz it may or may not to your liking.

Shop around, I went to Mid Valley and check out some kit cab...a simple one cost RM 18k but check with local contractor (friend's introduced!!!), solid wood kit cab only cost me RM 10k. Check out the most expensive one first and shop for the cheapest one...my strategy :p

Wood price is almost the same everywhere and kitchen top is the one making the different. Acrylic top (i think that is how it is called) is more expensive than granite and wood is cheaper than glass....also, if you use the branded one, you will have to pay a lot for the accessories i.e soft closing drawers etc....

Can't help agreeing with u, alexcttan. Sometimes I see the same promo by certain companies for the past 2 mths plus. ( I've been diligently checking the Metro page every Friday & Saturday.) Of coz we must try to seek other quotations and compare. Otherwise, we won't be able to know wat's the average pricing for kitchen cabinet.

The acrylic top is also known as solid surface. The foreign one is considerably more expensive than the locally made. So far I had checked that the local solid surface are btw RM170 - RM190 per foot run ( one quote me RM200, and I pointed out to her that hers are among the highest. Then she promptly reduced to Rm180 after discussing with her "boss" )whereas the foreign ones ie from Korea etc will cost btw the range of RM260 - Rm300++ per foot run.

Do take note of miscellanous charges besides cabinet mat, work top, sink, hood & hob ie plumber's charges, making the "holes" for sink & hob ( which may cost RM50 & above on average per "hole"), refuse collection after they are done with the job, installation fees of hob & hood and so on. So the initial quote they give ya of the work top, cabinet material, hood, hob & sink is not the whole pix la.

Be more specific about this when make an inquiry otherwise u may have a big shock when they present the actual 'calculated' costs. :eek:

Yep, we must becareful when checking out all these "deals" lar. I can still remember at one time we been to this place after I noticed "50% off kitchen cabinet pricing etc" ad in star Metro.

So I went there with my hubby. It was the first shop we went to. Initially, it seems kinda "amazing" of the discounts but my hubby was kinda apprehensive about it. Seems too good to be true.

Luckily we didn't commit ( tho' da sales lady was kinda persuasive about it) and went to other shops to compare the prices. I discovered that the first shop actually jack up the price & after 50% discount, the pricing is the average market pricing! ( one of the pricing she quotes even more higher than the average mkt rate) Haiya. :(

My hubby was like....dun u go "nuts" next time whenever u see the word "50% discount". Boy, did I feel foolish that time. :p

As for air-conditioners, I hear only Hitachi brand offers 7 years warranty as opposed to std 5-yrs for others, including National (which has shifted production to China). Anyone have experience in this area (and also water heaters)? :confused:

We went to inspect our unit again on last Saturday. Apperently they have rectified some of the defects we filed last time :) And hopefully they will get the rest done at the soonest.
We also checked the Master list (as spotted by ciderblue) in the site office, only ONE unit has been marked with "rectified". So can't really tell the overall progress of the rectification works:(
Btw, can anyone share their experience in purchasing curtains?

I'm going to repaint the doors and door frames... I hope painting the front door is allowed! Since the mgmt is quite fussy about the grille patterns being consistent... :(

Hello friends,

just to share quotation of my contractor with everyone.. i guess, some of you have the business card of this contractor (Tony & Simon) where they usually standing in front of our KM entrance and distribute their cards.

So, the other day, i decided to call them to give me quotation of plaster ceiling, wiring and grills. my unit is type C.

he quoted me abt RM3,000 for plaster ceiling only (not including cornice) for living hall 1, living hall 2, masterbedroom and room 2.

He quoted me abt RM3,300 for new wiring installations in my unit which includes installations of new 20 13A socket points, 5 ceiling pts, 19 pts of downlight (which he quoted me abt RM70/pt).

I also plan to hack the small wall at between our living halls and kitchen wall. He then quoted me RM1,800 for the hacking job + cement.

Grill for entrance, sliding door, yard and all the windows, he quoted me RM1800.

Altogether the quotation comes to abt RM10,000 not including price of downlight, ceiling fan, wall light etc etc.

I find the quotation more at high side. I dont know abt the rest.

Good news!

1. The grille designs are now out! There are 4 different designs, and they are all straight bars designs. We can only choose 3 colors of paint. I asked the pricing for the grilles, it is about RM600 just for the main door. The yard will be about another RM400!

2. The panel renovation contractors are setting up shop behind the mgmt office already, you can go get quotations now! The curtains are also set up, and they are renovating the room now.

3. The site will be open on Sundays soon, probably starting this week!

4. My unit defects has been rectified, and now is only left touch up for the doors, e.g. re-paint over again. It has been a month since my inspection, fyi.

Bad news!

1. I asked when CF will be out, answer is 'I don't know'.

2. I see a lot of water puddles forming on the shared grounds (ground floor). This will cause some problems, e.g. dirty foot marks, slippery floors, etc. Can we request KM to rectify these floorings?

3. There is no covered walkway to our clubhouse (presently temp mgmt office). Can we build one? Actually the main entrance is via the back doors, but the front glass door entrances should be covered too...

I guess the panel contractors are eager to know the issuance of CF too. Coz without CF --> no renovation --> no business for them :p

I guess the panel contractors are eager to know the issuance of CF too. Coz without CF --> no renovation --> no business for them :p
Probably we can check with them more often when we go to visit our units.

The renovation cntractor on site told me that CF will be out this week. Let's wait and see. ;)

I doubt the panel contractors have much say, but we have 8 panel contractors to choose from.

I don't like the delays, but the only reason Sundays will be open by this weekend might be because the CF will be out by then, so I'm keeping my fingers crossed.

You'd need to check with the developer, I asked if I can use a stainless steel grille that doesn't need to be painted (and to avoid the grille paint from chipping and coming off after some time), and the panel contractors said they'll need to check with the developer also, if that is allowed.

wondering ... i can see the switches for the aircon and heater, but i don't see the point (as in the wires for me to connect to the physical aircon and heater).

I believe the water heater point is above the ceiling boards, the contractor will be able to find it and do the wiring from there.

As for the A/C, that should be the A/C points provided. I think the contractor will need to wire the A/C unit to the A/C point, and unless you want to bury the wires into the wall, you will see the wiring from the A/C unit to the A/C power point on your wall.

Guys, for the master bedroom, I see a problem with the wardrobe. A 8' or 10' wardrobe will block the entrance into the bedroom, because the space between the bedroom and bathroom wall at the entrance is only a narrow clearance, so if I build a 2' deep wardrobe, I will not be able to get anything in or out of the bedroom, e.g. beds, tables, etc.

Anyone have a solution for this?

Panel Contractors:

Hi guys, for those of you who have gone and talked to them, any feedback on their pricing? Is it more expensive or the same? I think if they can provide the same quality of work and materials and warranty period as outside contractors, then I'd go for panel as well. I also hope they will accept credit cards with 12-36 month 0% interest payments, as that is also a criteria I look out for.

Err.....By the looks of the design of the grille it looks like it is only for the main door. Does this mean that we cannot put grills just after the walkway? If like that than no point putting a shoe cabinet at the walkway. If I want to put then have to install lock for the cabinet. :D

From the dimentional drawings.... those visual are for the wooden entrance door leading into our units. I was told the other day tat we are allowed to install grilles before the short walkway. So looks like we are gonna put the walkway area to waste huh.

I just inspected my units two weeks ago. Quite a lot of defects. :( One of my friend who works in the construction line said the defects are quite normal. He seen some really bad units.

The swimming pool is quite nice . with dolphins. I took quite a lot of pictures during my inspection. Maybe I can post up some for sharing. First of all, I need to download it out from my camera first.

My unit is a Type D at the highest floor. There is a beam running across the kitchen. It looks so ugly. It was not there at the show house. I checked one floor below my unit .. the beam was not there also. Does anyone know whehter I can complaint to anyone about this? I know it cant be change .. but i just wanna see whether they can give me some comphensation.. :D becoz it is not according to the show unit .. :mad:

Now looking for ppl to do renovation for me. My friend said better get some one u know .. or maybe recommend my someone you know. some of the contractors they quote u at very low price .. and then cabut with ur deposit. !!! Damn scary. When I went for inspection, there was a guy giving out name cards for renovation. Dun know can trust him or not .. i think better do some survey first.

Overall, I am quite happy with the unit and the environment. Hopefully all my future neighbours are very nice and friendly too.

hopefully the 'kontraktor' can rectify it within the mentioned period of 3-4 weeks.

I live at Block A (Anggerik) 16th floor. Block B is (Bakawali) and Block C is (Cempaka). hahahaha... just kidding....

From my point of view, the grill design sucks! Pity we have to live in a tough regulated home after paying so much to blood sucker SMI. Arse people.

The grille designs, I think we will be able to choose metal / aluminium / stainless steel and wrought iron, as well as choose not to paint it at all. It looks better unpainted imho, could be cheaper too.

But dun forgot, if that happen, means anyone who bring in their own contractors will probably have hard time dealing with the management. Maybe the panel contractor will give problem as well. Unless you renovate a few months after the CF. That is what I heard from my friends. Construction line is a tough business.

As for my unit, not much serious defects. Minor defects like :-
a) The color of the floor tiles are not very even (some darker/ some lighter)
b) Cracks on the walls, some near the window frames
c) Cracks on the tilts
d) Some paint on the wall was not done properly
e) The "stairs" at the living hall to dining hall was not done properly
f) water pressure at the bathroom was quite bad.
g) some other minor defects

The major thing that I dun like is the huge beam across the middle of the kitchen. The beam is quite low as well. I think I have no choice but to do a plastic ceiling to cover it up .. :mad: ...

Hopefully they able to fix all the defects that we have. The inspection was so "cincai" done .. I was the one writing all the defects on the form, rather than him writting in. Hopefully they understand what I wrote there.

By the way guys, remember to grab some picture of all the defects you have. It is to safe guard urself later on if the management did not able to fix everything for you. Get a photostat copy of the form that you filled during the inspection as well. You can go back to your unit anytime to take the picture if you forget to do so during the inspection.

Mine too, 3-phase wiring, plus an 11-foot high ceiling. I don't think I'll sell below RM300k (as I plan to live there), and furthermore, I will be renovating and furnishing the place.

Which block are you in? Mine is in Block C and that guy in charge of the inspection is Jimmy and I find him quite helpfull. And Block A is the Iceman (short Chinese guy with mustache). So far this 2 guys are quite helpful..

The beam actually exists in the Thai show unit. In my case, the beam comes down about 2 feet, so clearance height at the beam is 9 feet. Normally kitchen cabinets are 7-9' high, so that should be ok?

Anyway, I see a lot of houses and apartments with beams running across living rooms, bedrooms, kitchens... and it seems pretty normal to me? But I don't know...

Yes, by law you can claim, but eventually you will probably need to go to court, or negotiate a compensation offline, which is usually about 50% of the amount they actually owe you in claims...

Depends. Having seen several units, some only have pipes above the kitchen sink, while others have the pipe in the corner, and the unlucky ones have both!

just to let you know that 36 months in your SPA is count from the SPA date until the delivered of VP (not CF). meaning that KM VP must be delivered by december 04 for your case.

if anyone of you feels that is eligible to get late compensation, please dont settle with developer for the 50% amount. you can file your case through Housing Tribunal, only RM10 fees and you will get 100% amount owe to you.

Okay. Good news. The contractor at KM just called me telling me that my unit is ready for re-inspection.

I did my first inspection on 27 January 2005. So they took slightly about a month (minus the CNY, and lesser day in Feb) to finish it. But my complaints list is quite short (about 2 pages...), first time buying house, so don't know how to do inspection.

Anyway, I will go for re-inspection on next Monday.

By the way, do you guys got problem with your tiles at your living room whereby it is not even in term of height. Is like some tiles are stick higher than the rest. So when you step on it on bare foot, you can feel something sticking out at the floor. There is a a big area (probably involve 5-6 tiles) in the middle of my living room that have uneven height. I wanted to ask them to solve it but didn't because it will involve hacking out quite a number of tiles around it to re-lay the tiles. Should I just ask them to change or I thinking of just put a carpet on it to avoid the feeling.

Ohh izzit .. I didnt go to the Thai Show unit. :( .. did they cover up the beam? wont that looks ugly ? and also that BIG pipe at the corner of the kitchen. Mine is a straight one all the way from the ceiling to the floor. (at least still look better than the one shown in this gallery). plans to cover that up as well.

chinese does nt like to have house with lot of beams .. not very good for fung sui .. especially a horizontal beam like that ..

all this while i just read all ur complaint and ideas about kelana mahkota. Now i've got time to join you guys. Hmm.. wanna share with you guys my experience with K.M. This morning i called the developer and ask for the outstanding balance that i have to pay. Starting they said i didnt pay any single cent to them, but actually my hubby already paid a few hundred is just only the interest charges that we havent paid. They scolded me bcoz they said i should know how much my hubby already paid. And somemore they are all very rude when talking to their customer. My fren also got scolded by them. She just asking when we can get the CF and Mima(developer) shouted at her. :(

Guys, have you heard of KJSB / Mama Kitchen?

They printed an ad in the Star today, Metro, pg 40, for imported solid surface counter top for RM80 per sqft (normal price RM140 per sqft). Is this another faux ad? I know the normal pricing for solid surface per foot run (1 sqft x depth of kitchen cabinet) is RM260-400.

From wat I understand, it's because there is noone there to operate the lift after 5pm, so the latest you can go is 4pm... (otherwise stuck upstairs susah lor)

But if the lifts are working d... erm, actually can call there and ask lor... :D

Has anyone being contacted by real estate agent? My unit is type C block C with 2 car parks and upgraded wiring and they are offering at about RM283K. I think SMI gave our numbers to them.

You can do it yourself and save yourself the hefty agency fees. The tenancy agreement contract is standard, which you can photocopy and use. The only cost to you should be the stamping duty, which is RM20. :p

If this works for you, don't forget to belanja TT in the Mahkota kopitiam, ok? :D

Just wanna check with you on something. Is your WC in the second bathroom attached to the wall or not? Cause mine is not and there are two loose screws behind the WC and the wall behind the WC has two holes.

Well, that's another thing for me to check next time I go back there!

I did notice that for the master bathroom, they only have 1 floor trap instead of 2... so what they did was to drill a hole at the floor divider between the shower area and WC... this upsets me, because then even a shower door will not prevent water from simply running over into the WC area...

Most likely the CF is ready. However due to the slow progress of the retification of defects list, they dare not to announce.

According to my Civil industry friend, it takes maximum 4 weeks to get CF from the date of vacant possession.

aik.. i didnt know that someone has already received the CF? I am from block A but didnt get anything until today. Spoken to someone from SMI, they also didnt mention anything abt CF. What they say was, CF will be some time this month.

Btw, about the broadband access, has anyone asked the developer if they contracted a company to provide such services to us, at rates comparable to Streamyx? e.g. 1Mbps for RM88 or 512kbps for RM66 per month?

A downside to this is having to pull network cables and install additional hubs at the middle level floors (because the network cable can only be up to 100m max). This means we will have to bear with unsightly wiring (network cables) being pulled from the ground floor all the way to each unit until the top floor and into the each house.

We, of course, have to bear the cost for cabling. All this is assuming, of course, that we are unable to get wireless broadband to be installed at the condos.

I wish the developer had just stuck to copper phone lines and get Streamyx.

Well, people have been telling me not to move so soon into a new area, as there will be very low occupancy rates, and a lot of reno work going on, so there'll be a lot of construction work and workers running around. Some basic facilities will not yet be ready, and there will be high theft and burglary rates, etc.

btw, the work for kitchen cabinet will take 3-4 weeks if u want a solid surface counter top, so gotta take that into consideration.

Just fyi, plaster ceilings cost RM2.50-2.70 psf outside. The panel contractors quoted RM2.70 psf to Mahkota as their proposed pricing, but they are charging owners RM3 psf.

Did my second inspection yesterday. All the defects has been *rectified*. Mostly they just fix/repaint it rather than change it. For eg. one of my door is cracked, instead of changing it, they just repaint to cover the crack.

Still haven't get my keys yet. I just notice two tiles was cracked which is not in the list. And I don't think it was there last time when I did my first inspection. Must be new defects when they fix my defects.

I asked the person in charge for Block A inspection about the CF, he said end of March....... :(

Oh, the lift is working already.

Just to share with all :
Inspected my unit last week and the defects list came to about 1 1/2 pages. :(
1. Cracks at the masterbd ceiling (looks more like the paint) & the wall,
2. Surfaces at the yard area very rough & uneven esp. near the window
3. Main entrance door was quite badly damaged at the bottom corner.
Wonder if they will change the whole door :(
4. Some other minor defects
5. I think they used cheap wood for our main door & also noticed that it is
quite loose when shut.


Leaving the above aside, I'm happy that at least there are no unsightly pipes in the kitchen area & the yard. No probs with tiles & the 2 bathrooms (however I think someone had used my toilet coz the bowl was dirty :mad:
And am happy with that my unit has got a good view (corner unit :) ). Can't wait to give the whole place a good scrubbing :D

Renovations :
Visited one of the panel contractors and they will be drawing up a quotation soon. Only managed to get a verbal quote for the shower screen -- RM900 (using normal material) which is very expensive. :eek: Can get RM500-600 from outside. Looking at how much they are charging for this, I can pretty well assume that their charges for the rest are going to be v. expensive. I think better to get outside ppl do it.
Kitchen cabinets : Try One Kitchen Studio. I've asked around a bit & they seemed to be quite alright.

my glass door for toilet only cost me RM 490. And wood flooring cost me RM 8k+ for the whole house. My friend at Plam Spring recommended me this contractor: 012-4835096. We from the same kampung (Penang), so cheaper...i think !!

Btw....what time is the RA meeting this Sunday and where?

Hi alex,.. There is Taska Puji ( both Kindy and daycare ) located within Tiara Kelana Condo.. run by very nice lady who shows lots of love to the kids- Sophie ( 03 - 78039800). Non TK residents are still allowed I think.
There is another kindy a couple of streets in front of TK.. called Small Wonder or something. Can't recommend coz. i have no personal experience. If I remember right, there is also Montesorri style kindy in SS7 , couple of street in front of the Subang Golf club.

If you guys are in need of a paediatrician I would recommend Dr. Chengs' Clinic .. ground floor few lots next to the Kelana Jaya Medical Centre. He gets along famously with kids.

i got a call from an agent(i think) this morning, asking me whether i have any interest to sell or rent my condo, which i'm not intend to do so.

Anyway, out of curiousity, i asked them the current market price of my condo, which is type C (1352 sq ft) on the 14th floor, with two car parks. They say it is around 270k-280k.

Personally, i expected more, giving this will be a ready-condo soon, with an additional car park side-by-side, the profit will not even cover the construction period, the hassle with lawyers, bank and developer that i went through. Not to mention, LHDN will chop off most of my profit, anyway...

alexcttan, there are two types of wood flooring, solid wood and laminated flooring. at 8k+, i believe it would be laminated, as solid wood flooring would cost abt twice as more.

HI! I'm new to this forum. My family has also gotten myself a unit at KM. Basically I am quite aghast with what you guys found during the inspection... I must be partially blind or not looking at the right place. :o .. cos I only notice some cracks, one of the air-con point missing and some poor paint work. We also notice that the kitchen was actually quite dark. As for the size... we've kinna expected it to be smaller because the show unit has plenty of lights and mirrors,,, optic illusions lah... But the bathroom in the master bed room was really bit dissapointing.

We do see the unsightly paip in my kitchen (Type C) but... We don't know what they can do about it.

As for the service roads... it is basically SMI's bad planning. They should have thought of it in their original plan to the city counsil. It is gonna be real jam!! imagine only one service road for such high density condos. Look at Putera and Puteri... all the cars parked outside!! I wonder what the accident rates is going to be next time. They are applying a new road with the sterling project.... but the proposed road is not shown in their plan.

Correct me if I am wrong but I can actually inspect it again and place any new complaints right?? Without prior arrangement?

Last time we went, the lift was not working (block B) hopefully,, it is by now.

I got some quotations from the apointed contractor, they quoated us RM1110 for the grill at the main door and the yard. We've decided to add in one extra air-con point in the 2nd bedroom and the hacking, the paiping, the concealing will cost about RM700. Master bedroom... RM500. Just to let you guys know...

I wanna snitch a trick from the showroom and put a full-length wall mirror at the dining area, best spot seems to be the area opposite the split-level stairs... biggest illusion of larger space mah...

anyone here know how much such a mirror will cost?

by the way, if you look at the sales illustrations, brochures, etc for Mahkota, they do show an opening at the road outside the condo.

8' X 8' wall mirror cost me RM 2800.

Plaster ceiling for living and dinning from cost me RM 2600.

Full tiles for 2 bathroom cost me RM 1600.

Full tiles for yard cost me RM 2100.

Full height shoe cabinet cost me RM 1500

This is the quotation I get from my contractor....is it reasonable??
