Congrats as you are going to shift to KMC! I'm still a few months away :(
Anyway...if it rains on the day you're moving in or the day before, suggest don't use the Block C LG2 lifts. Water normally rises around there and it'll be difficult for you to move your things without wading.

Yeap... that I know.... I mean now.... is it still under encumbrances? I was told last time when KMC is completed, it will no longer be. Coz I'm looking at refinancing.... lower my instalment :D

What I like is the free RM50 VoIP calls for the first month, 10 sen per minute nationwide fixed-line and 20 sen per minute to mobiles. :)

good morning everybody!
i have lots of telekom application forms with me. i got it from my office. the telekom people said that if more people apply then the faster the line will be coming in to our condo. so i can ask for more forms from the telekom guy and u all can get it from me then submit it together so that we can get the line faster. now they have promotion that u can actually apply for the 2nd line and the monthly rental fee for the 2nd line is only RM10. this promotion is valid code 03 area.
for example: if your mother having the telekom line and she is staying at Subang but u still can apply for the 2nd line at KM. telekom will send the bill to her but it will be separate bill.

don't ever leave shoe at the entrance... always kena stolen one. happen to me once at the place i'm staying right now. my 3 days old Larrie Leather shoe gone one day.... :(

This is unfortunately can be an inside job or some unethical residents. How to catch these people when they already have the rights to be in the premises, going in and out freely? :mad:

One driver just flashed his sticker (which wasn't stuck to his windscreen), and waved the car behind him in as well, probably as visitor.
I have no idea if this is a real owner with a sticker bringing in a real visitor, but in any case, he managed to get 2 cars in and he didn't have to display the sticker anymore as soon as he got in.
What's even better? No need to sign in!

Did you watch Phenomenon which starred John Travolta? In the movie, he had a little garden. I forgot what he planted but let's assume it's carrots. What happened was, his carrot kept got eaten by rabbits. So what he did was, he build a fence around the garden. But still, carrots were eaten. He build a higher fence but still it was no help & he can't figure out why. Then later in the movie, he was struck by lightning or whatever which made him extrememly smart. He finally figured out that by building the fence, he was not keeping the rabbits out but rather trapping the rabbits in. That's why his carrots kept got eaten.
Just something for us to think about. Hmmm...

You caught my drift... what I heard was, the NEW equipments were being "maintained" by the management that also happens to manage 7 other condos. And chances are they are being "lent" to other condos. :eek: The equipments are decreasing, and am afraid by the time we move in, we would be left with one or two equipments when we started out with many more. :(

Hi all,
anyone can get the TV reception clear?
I'm from block B, initially can get blur pic with sound once i plugged into my cable tv provided.
But once i put my tv cabinet, i can only get blur pic without any sound!!!...
not sure if tv height from floor does matter for good tv reception?? **blur**
(did buy the cheap indoor antenna as per totoro advised earlier) hehe just didn't work, manage to get more tv channel but still no sounnd!..
been 3 weeks now without tv, just vcd and mp3 hiks..tak bole tahan liao ...
ps: plan to get astro as well. ready for plug and play/need more tuning??

But good news is I was told they have replaced the MATV contractor and my MATV wall socket aerial has better reception now. Not crystal clear, but can watch lar...
I'm out of budget for Astro, but never watched it when I did subscribe... heard plug-and-play worked for some owners, for a while...

V&C, during rainy days if you go to LG1/LG2 at Block A, you'll be able to see a few fish ponds, if you want one, you should ask from SMI....lol :D
In LG2, the fish ponds are MUCH MUCH bigger !!! covering nearly 80% of the car park !!

The plumbing in my apartment seems to be clogged before we even used it.The management has been trying to contact the owner of the apartment downstairs(A-3-09) to see if the clogging originated there but efforts came to no avail.

For that I think we need the help of people who have been visiting the gym more often. Anybody here notice and can confirm which machine was actually missing?
I heard we're supposed to have two cycling machine but now left with only one. Anybody can confirm anything else?

not always true. i live in a condo now. wat happens is, during peak hours, a lot of people will be using water. as such, when the water in the tank that sits at the top of the building drops below a certain level, water will be pumped up to the tank. when this happens, the water in the tank will get agitated & the sediment that has settled to the bottom will get mixed up into the water & goes to our tap. :(
where i'm staying now, the RA is going to use their sinking fund (i think) to install water filter (heavy duty type) up at the tank. then the residents will get clean water without the need to install filters of their own. but by the time they finish installing, i won't be staying there anymore.
Ohh... can KM also install water filter at thier tank?? as the water at Kelana Putra now is very very dirty. u can basically see the color differences between filtered water and unfiltered water.

Normally, stolen shoes are done by Indon worker.. It always happened in my existing condo, when there are renovation or there are development nearby. So, we have to be careful ourselves lor... what to do?

It seems to me that the management will take action only when they have received enough feedback/letters/complaints from the owners.
I think we can development a few complaint letter templates :
- Water Filter
- Flooding car park
- Intercom problem
- TV reception
And photostat a lot, so every one just sign and send to mgmt!! In that case, there will be more feed back. :D

i think we can drill a small hole, big hole, dismantle wall etc... as long as, u dont touch any beams or column.. that's the management's concern...
yesterday, bala came to my unit for inspection refund of renovation deposit.. first thing he came and see is my aircond.. luckily i didnt install any aircond.. i explained to him that i didnt do any major renovation that involves beams or columns.. he was happy and left after 3 minutes...

we are from block b too and our TV reception for TV1 / TV2 and NTV7 are very clear. however TV8 and TV3 are very blurrrrrrrrrrrrrrrrrrrrrrrrrrr. sometime cant even see the picture. aiyoo...so boring. radio also very blur :mad:

i suggest that all of us pay first. at least they would not able to have any excuses saying that we didn't pay, so they don't have funds to rectify blah blah blah....
until our RA is set up, it's difficult to raise these issues without a collective loud voice.

Planting the trees and works on the surroundings are supposed to be paid for by the developer as part of the SPA. Rectifying the defects in the buildings and units are also supposed to be paid for by the developer.
So we have to ask each other, and the management - what is the maintenance fees being put into use for? Other than paying for security guards, gardener, cleaners and other maintenance crew.

we need to choose our battles carefully, and determine our tactics wisely.
to withold payment - not very wise.
btw, the rectification work should be bourne by the developer, not to be taken out of the maintainace money, cos it was a design.construction fault. right?

I don't know whether getting some cleaners to use "pencedok sampah" to drain water, pour water in pails and then throw water away can be consider as "management is doing something about this problem" :mad:. That was what we saw once but at that time, the flood problem was not that bad, only scattered areas. 80% is too much :mad: !!! Our carpark is also located somewhere near you.....

yup.. is not an overnight solved problem... but they had 3 yrs to solve the problem already. assuming they fail to see the problem during the design phase, they still had years of time to rectify the solution. i'm sure way before we start to move in and while they still building the condo, the LG2 also flooded from every rain.

Let's not going to that extend yet before the air is cleared. After all, we don't want to project too much negative image of the property itself (which do no one any good and may even scared off potential buyers / tenants).
I would recommend to send all your frustration / issue / query to both Mr Kuan (our pro-term president) and Tony Wong (our pro-term committee in charged off complaints section) so that the committee can bring all these issues up to Samudra during their upcoming meeting.

Anyway, we have to thank and congratulate everyone for sharing and contributing their thoughts and ideas for the common good (complaints also OK but better to be +ve right)
We have just started reno. work today and appreciate all the ideas and contacts that were posted earlier.
However, we have a few more queries....
1. Anyone know where to get good quality hobs at a reasonble price? Tried Paramax and was quoted 700+ for Rinnai 2 burner hob. We have set our mind on a Fujioh hood but thier hobs are way too expensive.
2. How did you get your ducting done up for your kitchen hood? All the way out to the outside or just to the yard? Reason is coz we bought a ceiling pulley hanger system for our drying our clothes and don't particularly want our clothes smelling like our meals. :o
3. Did u guys manage to get exactly the same shade/colour tiles from the manufacturer for the floor (from the hacked wall btw the living and dining area)? If you did and have some leftovers, could you spare some for us? We just need a few for the floor as the steps are going to be a different colour( just to differentiate that there are steps over there)

For hob, you can try Electrolux, good and cheap. RM400++
For chimney hood, the cheapest i found is Rinnai RH952. RM600++
For ducting, you can duct all the way out. no point stop at the yard.
For tiles, it is said there will be some variation even you get the same code. but my contractor somehow manage to get a 99% similar tiles.. :eek:

Did you watch Phenomenon which starred John Travolta? In the movie, he had a little garden. I forgot what he planted but let's assume it's carrots. What happened was, his carrot kept got eaten by rabbits. So what he did was, he build a fence around the garden. But still, carrots were eaten. He build a higher fence but still it was no help & he can't figure out why. Then later in the movie, he was struck by lightning or whatever which made him extrememly smart. He finally figured out that by building the fence, he was not keeping the rabbits out but rather trapping the rabbits in. That's why his carrots kept got eaten.

Sometimes looking out the balcony(of my unit in Block A) I notice a lot of puddles and stagnant water at the Sterling construction site. Some of the puddles had even turned green for being stagnant that long. And there are thrown-away cannisters which have been collecting rain.
Plus the fact that Kelana Mahkota & Sterling used to be a garbage landfill area, adds risk to this. :(
Would anybody know anybody in Health Ministry so they can fog Sterling & KM area? Or have that ministry send a stern warning to the Sterling developers for the aedes risk they are adding? (can get the developer scared one since an inspection can reveal the foreign workers there)

Aedes are quite rampant in Kelana Jaya, so beware! There are a lot of dengue cases in this area. :(From a person who has kena dengue before... this is no joke!
Something to highlight again - is for owners to regularly check, clean and disinfect your floor traps, which traps water. There might be threats from units where owners haven't moved in yet, even from open toilet bowls, uncapped empty tins of paint.
Oh btw, exiled_criminal, I also noticed the KM castle 'moat' separating the Indon workers temporary housing and our condo. Did you notice that our walls are low, and sometimes when driving out from KM I do see people (contractors) climbing over the corner wall (next to Sterling showroom car park), unknown to the guards.

there's a stream of water flowing around the fences outside of Mahkota as we speak/type. developer should've built a proper drainage system to let the access water flow out to larger longkangs. stagnant waters spell trouble. perhaps when RA is up & running, we could suggest to have fogging services every month. Where I'm currently staying, we have fogging services every month, twice.

I've heard Kelana Jaya has one of the highest cases of dengue. Fogging won't help much unless areas with stagnant water surrounding KMC ie. the "green moat", etc is dealt with. So are we all going to (collectively) write in our complaint letters in regard to the flooding in carparks (serious issue), missing gym equipment, etc ? Aiyaa worst case... if they still sit on all these issues, I have a reporter friend, can get him to help us highlight this in MM, as I think even if we write in to the mgmt, there is a high possibility of them throwing it aside. :eek: :p ;)

Hi Totoro,
We r gettin the latest Panasonic fridge with 472 litre capacity from Eng Hin. I believe it's about Rm1800 (can't remember correctly). It has the latest features like anti-bacteria, crisper for vege. etc + tempered glass.
My parents use a Sharp fridge - not sure what model though and have had no problems with it so far.

my personal recommendation is to take frm a bank offering daily rest interest(DRI) calculation term loan (TL).......frm wat i know there is currently 3 banks offering purely on this which are Citibank, OUB and OCBC. Why daily rest??? B'coz ppl like me are not self employed. we get a basic salary every mth. imagine if your installment is RM 1000 per/mth. If you pay RM 1000 today for your installment and later if u have excess of RM 100 (after minus all your expenses), u may pay down your principle if you initially opt for DRI TL. wat it means is your principle (initial borrowed sum) would be reduced further by RM 100. if u systemactically pay more than your installment every mth, u may finish paying up faster than the initially agreed tenure (save $$$ on interest). If u take a bank offering TL on a mthly rest interest calculation (ie. besides all the banks above) even u pay more on your installment, the bank would not take into account the additional payment as a principle reduction basis. It would consider as advance payment for the next mth installment. so in short, u pay more every mth but u may not cut years off your loan tenure. pls don't be taken by other banks like Stand Chart and HSBC "claims" to offer on DRI but they are actually not. Why??? try to ask them one simple ques. if my installment is RM 1000 per mth, and i pay RM1000 today and RM1 tomolo. Wat would happen to the additional RM1 that i paid. a lot of banks would say they would not reduce the principle by an additional RM1 but if the banks really are DRI basis they would certainly reduce your principle even by paying an additional RM1..... try citibank, they would certainly reduce your principle amt borrowed by an additional RM 1 extra.......no other banks in town can do wonders like this... if u have any doubts on my claims try to ask your banker on the above ques.........see wat they tell uuuuuuu
just my 2 cents of advice.......... ;)

For chimera11 who is a businessman, having a daily rests helps because it reduces your principal amount whenever you make additional payments. for us on monthly salaries, monthly rest is just as well.
UOB will not reduce principal for that RM1, because they have a clause that deposits to reduce principal will need a minimum RM1000 amount. I took the UOB loan.
Some banks do not offer automatic reduction of principal for additional deposits, you have to write in a letter notifying them of your intention.
For fixed rate loans, get AIA's 6.25%. You can ask me if you need more info on this. I did some research on this when I was shopping for my housing loan, and also because I help people get AIA's housing loan. ;)
For the longest loan tenure in town, get Public Bank's 40 years (up to age 70).
You have to consider which is your biggest concern? Financial stability? Steady or irregular payments? Low monthly installment commitments? Redraw and overdraft facilities? BLR stability? Ability to negotiate loan in the future? Refinancing? Terms and conditions, bonds, and penalties? Customer service and support? Accessibility and convenience (next door to your house?)? Or the plain-vanilla lowest rates in town?

The indo worker said is some cap dropped out or something else. Fix it back already. But the ceiling board is fully wet. So fill the defeat form again. Give them 1 set of key. Hi neighbours,
I would like to make a commendation of a security guard whom I encountered today while in KMC premises.
I was doing the usual path of approaching neighbours & inquiring whether they are aware of RA or the forum. Fyi, I find many are not aware of both. Along the way, I noticed one security guard was looking at me suspiciously and approached me.
He asked me sternly what am I doing here. Maybe he thought I am a salesperson or something. For he saw me walking around, with a pen and some papers. Then jotting something after talking to the neighbours. ( if u r wondering what "something", emails lar.. :P)
So, I explained to him what I am doing and that I am also an owner too. He immediately became apologetic, but I thanked him. When he looked surprised, I explained to him that it shows he is doing his JOB. :D
We should take note of such security guards in our KMC. His name is Maran.( I hope I didn't spell his name wrongly) There should be more of his kind safeguarding our KMC security! :D

Protem committee can't do much if there are no support from the owners....for now we should get as many unit owners as possible to sign up as member. If everyone in the forum get 10 unit owners each, there are about 70 of us here...we should get all the 712 unit owners soon.

speaking of security guard, most of them is either polite, courteous or friendly, while some have that didn't bother look and lazy around. there is one that is truly standout but i very dislike him. among the rest he seems to be the one that trying to act busy, act he is a leader, act that he is capable. i don't know whether he is acting or not.. but everytime time i see him, he is buzy doing something or ordering others.
what i don't like about him is, althought he seem to be devoted to his task, but he has no manners. he always talk to me as if i am guilty and interogating me. yes, as a security guard, you must be strong, and i know some ppl won't listen to you if you don't act fierce. but you can be polite along the way.

By da way, just to let other neighbours be aware. For the first time I saw a postman in our midst! Around 2+ or 3+pm, I saw a postman with a bike, posting the letters in individual mail boxes. :D
Today also bumped into current committee members/attendees of the Pro Tem meetings. One of them is "ricster" who gave me a shock initially. I was talking to the lady next to him, inquiring whether they are aware of RA/forum. He then in return inquiries me of my name. When mentioned, "Cordy", he looked at me in recognition & calling out my full name aloud. :eek: I was like, "who ARE u??! How come u knows even my surname?" He mentioned his name, which draw me a blur look till he mentioned, "I'm ricster". :D Plse to meet ya in person for the first time, neighbour! ;)
Another nice group I met, was near the gym area. Names are Lee, Ivy & Sim. i was wondering how come Sim was familiar till I recall she was the kind lady who offered Azrin her contact number, in the event she needed help when she was alone. Those who attended the 3rd meeting, wld remember Azrin/neeta's predicament, right? ;)
All in all, today is a rather good day, as I managed to speak to more than 15 neighbours. ALL are enthusiastic in wanting to know more of our Pro Tem Committee's activities and esp of our forum. :D
May KMC community thrives on stronger! *thumbs up*

I would've stepped out of the car to take a closer view & pic, but Mr Lizard might get the idea I'm trying to pull its tail and just nip my legs off :P So pls excuse the quality of the photo (camera phone).
Mr Lizard looks small in the photos, but it's approx 3-4ft in length (head to tail). It was slithering it's tougue in & out, knowing our car was just behind him, but it couldn't care less :D I guess it's "house" is beyond the bushes behind KM's fence bcos after we took the 2nd photo, it scurried towards the fence and squeezed through the fence holes and disappeared b4 I could get another shot. Mr Lizard wasn't gonna stay around for some soupy snacks LMAO!!!

What happened to the Centrex intercom plan (phone & intercom package) we all discussed the other day?
i have spoken to Mr Kuan on this matter. He personally think that TM should approach the KM mgmt and explained abt this. Another thing is, I came to know that TM will pull 100 lines to KM and someone is already distributing the application form for the telephone lines to get the first 100 lines at their unit. So, not to complicate things, i would suggest everyone here to go for normal fixed line first. Get a phone line at your unit. Later, if Committee or Mgmt decide to change to Centrex, we all can just migrate to Centrex and retain the old phone no.

agree that it's better reception now(with given antenna), but only manage to get 4 channel, just wanna share wif all of u :
1. tv1 - not clear, sometimes no sound, only annoying bzzz bzzz bzzz
2. tv2 - better but still not clear, with sound and bzzz bzzz
3. tv3 - not clear, sometimes change to blue screen *duh...
4. ntv7 - better but still not clear
overall, able to watch 2 channel only lorr...guess hv to live with it....wondering if the rest have the same??...hv a good monday to all

i bought my gas tank from my previous condo, pay extra RM50 for new tank :)i forgot to bring my old gas tank over... paid RM55 (kena con) for new gas valve, RM20 for new 6ft piping, and RM50 as new tank deposit.

was at my unit doing final touch up (yes..finis painting finally) bump to my 'so called' neighbour opposite (not sure if there are my neighbour as their lot is still renovating), happily changed to swim wear with his children and jump to the pool. Hmmm, may be we should start making use of the facilities since we have paid maintenance fee. :o

Lights and fans found to be on last night at 10pm, noone was using the hall, noticed this when taking a walk with my wife at around 10pm. I think whichever last person leaving the hall need to make sure all lights & fans are turned off, this should be our responsibilities, as a resident. :)

To get Astro you need:
1. an active subscription account with Astro (info sync'ed between Astro and your Smartcard) .. like ur phone SIM card.
2. a decoder .. like your mobile phone.
3. a dish .. like a mobile base station (GSM), (but more accurately is actually the antenna on your mobile phone laa... ;))
In our case, we have a master Astro dish, just like we have a Master Antenna for our TV (UHF / VHF).. and Radio (FM). So we only need the decoder and working Smartcard.
What channels you can watch depends on the package you choose with Astro in your subscription account la.

One more thing about this dish sharing, I currently have this problem in Casa Damansara whereby some channels cannot be watched (Black Screen). For example if you want to watch channel 10 (Hallmark), you have to scroll up and down the channels a few times than only the programme will appear. I have asked Casa Management regarding this and they said that the centralised Astro dish is not powerful enough to accomodate everyone. Dunno whether this is true or not and also if it is true than will we face the problem in KM?

For those who think I purposely go to KMC to spread the news of RA/forum? It is just that whenever we are in KMC, it is usually due to seeing contractors or have to be in the mgmt office or visiting neighbours lor. Since I am there on site, might as well kill 2 birds with one stone. :D

I understand from the guards that they are running in 2 shifts, 10am-10pm and 10pm-10am, 5 security guards in each shift. I noticed some don't wear their uniform especially at night.

Just want to share some bad experiences encountered by my friend to her unit, and to forewarn those that are undertaking / intend to undertake renovation. Her 2 unfortunately encounterments as follows:
Incident 1
Some time after the final inspection of her unit, someone went into my unit to heck the walls without her knowing it. Judging from the way the walls were hecked, it looked like a plaster ceiling was intended to be installed in the living hall. However, she has yet to start any renovation ! :mad:
When she complaint to the management office, she was informed that someone could have entered the wrong unit to do the renovation ! But she has not passed on the key to any contractor. And the management happened to hold one of the key to her unit. Fortunately, management was willing to plaster the walls back for her after much fuming arguments.
Incident 2
This happened after the management had plustered her wall. While her wiring man was working on her unit, one Indon came into her unit (door was not locked) and hecked the tiles of the split level steps before she could even stopped him. :confused: When questioned, the indon claimed that his boss asked him to do it.
This time when my friend went and complaint to the management office, they refused to remedy it. They claimed no responsibility over such work. And my poor friend had to incur unnecessary cost to patch up the steps.
Anyone intending to do renovation, do take extra care! And I think it's better to change the lock to the door as well in case management had the master key.

if unit not yet handed over, and the developer has the keys, then of course he has to bear responsibility for everything.
if unit is handed over, and developer doesn't have the keys, and the unit is left open... then... susah lar... best to find out who the contractor boss is and ask him what happened... if his fault, make him fix it.

This is real incidents happened to one person!! The reason why I have put this message up on behalf of my friend was because it's inconvenient for her to access to internet.

First incident happened before handover. Second incident happened after. I don't think the contractor was at real fault. Because he didn't know whether my friend had engaged someone else to do the tiling. He is just responsible for wiring.
Some people may engaged different contractors for different works. And most of us don't have the luxury of time to supervise the reno work. I just want to make a point, ie to make sure that you have properly communicated to your contractor and inform him of any expected work to be carried out by other contractors and when the work is expected to be carried out.

I do intend however, to see that the developer, management, owners and residents all play their responsible role in making this condo a success and desirable place to stay in.
The management collects a lot of money each year, we need to ensure our maintenance fees are being put to the correct use. We also must push for our strata titles to be issued smoothly and quickly, unlike neighbouring condos that have waited over 10 years (and are still waiting?), so that we can manage our own condos independently.
Of course, in posting onto this online forum, it would be good to share information and offer solutions, rather than just people bashing or venting frustrations...? We (including the developer and management) can all come together and work something out to everyone's benefit.

my personal recommendation is to take frm a bank offering daily rest interest(DRI) calculation term loan (TL).......frm wat i know there is currently 3 banks offering purely on this which are Citibank, OUB and OCBC. Why daily rest??? B'coz ppl like me are not self employed. we get a basic salary every mth. imagine if your installment is RM 1000 per/mth. If you pay RM 1000 today for your installment and later if u have excess of RM 100 (after minus all your expenses), u may pay down your principle if you initially opt for DRI TL. wat it means is your principle (initial borrowed sum) would be reduced further by RM 100. if u systemactically pay more than your installment every mth, u may finish paying up faster than the initially agreed tenure (save $$$ on interest). If u take a bank offering TL on a mthly rest interest calculation (ie. besides all the banks above) even u pay more on your installment, the bank would not take into account the additional payment as a principle reduction basis. It would consider as advance payment for the next mth installment. so in short, u pay more every mth but u may not cut years off your loan tenure. pls don't be taken by other banks like Stand Chart and HSBC "claims" to offer on DRI but they are actually not. Why??? try to ask them one simple ques. if my installment is RM 1000 per mth, and i pay RM1000 today and RM1 tomolo. Wat would happen to the additional RM1 that i paid. a lot of banks would say they would not reduce the principle by an additional RM1 but if the banks really are DRI basis they would certainly reduce your principle even by paying an additional RM1..... try citibank, they would certainly reduce your principle amt borrowed by an additional RM 1 extra.......no other banks in town can do wonders like this... if u have any doubts on my claims try to ask your banker on the above ques.........see wat they tell uuuuuuu

2) How about the redraw facility? Let say if we get Rm 20k bonus, an we pump in the money to reduce the pricipal and save the total years of tenure?

4) A lot of bank do offer the daily interest now, is it good?
5) Well, maybank is offering 3.88% for 1st year, 5% for 2nd year, BLR + 0.20% there after, zero entry cost, is it ok? I am considering Maybank.
6) EON bank offer something like Stardard Charter "Mortage One". Daily rest as well, non-zero entry cost, BLR + 0.5% for the interest.
7) UOB is offering just now as well, 1.5% for 1st year, 5% for 2nd year, BLR + 0.15% thereafter. Non zero-entry cost. (Legal fees around RM 3894.

In our Schedule of Payments to the developer, the lawyer is supposed to hold on to the last 5% until some time (6 and 18 months) after the VP... before releasing it to the developer, but in this case the developer juz snapped it up immediately?
i didn't choose to service interest until completion or full disbursement wor... just started paying principal immediately.

Maybank and EON is not in my list of prefer choice last time when i shop for housing loan. back then i went to HSBC, CitiBank, HLB, RHB, UOB, Public bank, AmFinance, StdChart.
HSBC - efficient and professional. my favourite.
CitiBank - best rate of all and most flexible.
HLB - good. free credit card for whole tenure :D
RHB - rate slightly better than HLB. but heard from fren track record not good. payment delay and sort.
UOB - normal. FORCE!! you to sign up their credit card for entire tenure but they don't give u free annual fee. turn me off real bad. :mad:
PBB - monthly rest. out of the question.
AMF - the person that served me when i was querying has that 'tak kisah tak apa' attitude. i stood up in the middle of the conversation and just left. their rate is not that good also.
StdChart - their MorgageOne advertising is misleading. cheap advertising tactic to fool customer. turm me off real bad also. :mad:
I ended up taking from HLB. please be aware that rate changes. what i mean cheapest or most expensive above is applicable 9 months ago. it may varies now.
As for your question.
1. Not sure. But i can say almost all bank allow you to do that.
2. Most bank can do that.
3. I think it should be Term Loan. meaning your loan duration.
4. better than monthly rest. why not.
5. if my understanding is correct, all those zero moving cost is for refinancing only. i could be wrong. someone plz enlighting us.
6,7,8. to find the best, you have to get all the offer from them. but i can say most bank offer similar offer. althought you might see very differential rate, but if you calculate the whole tenure for total interest pay, most of them more or less the same. so, to me, their service and attitude is more important. after all what is RM5k extra interest over a 30yr?
it is important to get a good reputation bank. I got to know that HSBC was the first to release payment to SMI everytime during loan releases to SMI. my HLB was late by 5 days during the last release compare to HSBC but luckily still within the deadline. some owners here have to pay few thousands of late payment interest because of their bank or bank's lawyer fault.
but if every sen matters to you. then get all the offer and go www.ambg.com.my and use their multi-tier loan calculator and get the total interest paid for all bank and choose the cheapest.

I believe Totoro is right. No point getiing ourselves all worked up. We should try to get along with Mgmt. I know sometimes they can get on your nerves really bad but ultimately the guy is just doing his job. We can explain to him our concerns. Try to also understand his situation. If you are the Manager and you have 700+ ppl calling on you everyday :eek:
But I do agree with the comments that soe of you have made about the quality of service that the Mgmt. is providing/ has provided to date. Maybe things will be better resolved once the RA is up. Then we can collectively talk to the Mgmt.
Some other condo mgmt. are even worse than ours. Just look @ Sri Putramas. Ended up being featured in the Star. Doubt if anyone wants their home featured in the local daily for the wrong reasons.
Anyway, just my 2 cents worth of opinion. :D

if i'm not mistaken (I hope i am), i had used the panel lawyer and i had to show that my bank had released the last 5% of the 100% already, in order to collect my keys. i've to go back and check my docs, because I have been wondering about this.
In our Schedule of Payments to the developer, the lawyer is supposed to hold on to the last 5% until some time (6 and 18 months) after the VP... before releasing it to the developer, but in this case the developer juz snapped it up immediately?
i didn't choose to service interest until completion or full disbursement wor... just started paying principal immediately.
according to my bank, they haven't received the last invoice from developer, so they haven't released the last 2.5%... have to check my S&P again to confirm though... sigh
anyway i am a late buyer, bought it june last year... anyone have this problem also?

I believe Totoro is right. No point getiing ourselves all worked up. We should try to get along with Mgmt. I know sometimes they can get on your nerves really bad but ultimately the guy is just doing his job. We can explain to him our concerns. Try to also understand his situation. If you are the Manager and you have 700+ ppl calling on you everyday :eek:
But I do agree with the comments that soe of you have made about the quality of service that the Mgmt. is providing/ has provided to date. Maybe things will be better resolved once the RA is up. Then we can collectively talk to the Mgmt.
Some other condo mgmt. are even worse than ours. Just look @ Sri Putramas. Ended up being featured in the Star. Doubt if anyone wants their home featured in the local daily for the wrong reasons.
Anyway, just my 2 cents worth of opinion. :D

Citibank. yes it is very strict. in fact they has the highest salary:liabiliies ratio requirement. they refused to loan to me even for 30yrs tenure if i just apply using one name. i can get the loan from other banks for just 25yrs with single name. i'm not sure about the strictness in disbursement. what i meant is their installment payment, extra payment, withdrawal can be done easily and with just a ATM card without any notice given to the bank.
UOB, i was told that i cannot cancel the card!!

Just anor point to ponder for HSBC. Their loan finance requires you to pay I believe every 14 days (2 weeks) on the dot. Which means you end up with 26 pmts per annum as opposed to 12 monthly payments for the monthly rest financing. That's partly the reason being for your savings in interest for HSBC loan as you repay them faster than you would using the monthly rest method (12 x 2 = 24 repayments as opposed to 26 by HSBC.
My suggestion - look at your income level. If you are a salaried employee who gets his salary on a monthly basis go for the monthly rest loan. Otherwise, if you can are in business and have spare cash from time to time then go for the daily rest - be it Citibank, Stanchart, etc. it should be the same in terms of cost so maybe to consider the level of service provided (in that case).
Daily rest will hurt you in the long run if you get your income monthly as the interest is compounded daily as opposed to monthly compounding.
Example
borrow Rm100,000 interest rate is 6.4%
Effective interest on Daily rest method
= [[1 + (6.4% / 365 )]to the power of 365] - 1
= 6.61%
Effective interest on monthly rest method
= [[1 + (6.4% / 12)] to the power of 12] - 1
= 6.59%

HSBC fortnightly repayment scheme is actually optional. actually nothing special la.. another fancy model for extra repayment only. rhb also have something similar. they have this single tier repayment amount model which translate to extra repayment also.

I don't think it is equally constructive for the developer to keep mum and let Richard, Lee and Bala take the flaks. If there are SMI blokes living in the condo complex now, they MUST HAVE KNOWN about the problems the residents are facing. Have they stepped forward to offer some options?? No good just having some 'selected' floors upkept spit-and-polish just because some blokes live there. It is the WHOLE presentation and satisfaction from ALL that counts. How did we get here in the first place???? WE PAID GOOD HONEST MONEY, and we expect the qualities that commiserate the amount we paid for and will be paying for for years to come. 'Take the money and run to the bank'??? Oh-ho-ho.... not that easy, men!! However, I do agree we must take stock of all issues discussed at this forum and forward them to those @ that dreadfully inconveniently located Phileo place and seek redress. actually... i only started paying instalment in my 3rd year, when construction reached my floor. i planned it that way because my loan disbursement started at that part of the progressive payment (the rest was paid in cash), so I escaped from beginning my loan repayment for quite some time, as mine was the top floor unit... :D
downside, is... missed out on all those 1st n 2nd year low low rates, but i am a firm believer that paying nothing is better than paying low rates... :D

- incur additional daily interest between 1st-15th
- only save on the difference between the interest charged during 16th-30th on a daily vs monthly rest (is that much less than RM20? ;))

What I mean is, if you paid an additional amount in the middle of the month, the only difference between daily and month rest, is that for the monthly rest, your interest and principal calculations will only be adjusted accordingly on the 1st of the next month. How much daily interest being charged can you save if you pay on the 2nd vs the 31st of the month? Also, if you can pay that amount on the 2nd, why not the 1st? ;)
The difference between daily rest or monthly rest is actually negligible to most of us, and the important point is that paying additional amounts to your loan account will definitely reduce your total interest paid and/or shorten your loan repayment period.
Reverse the situation, imagine you have a savings account with a bank, would you prefer daily or monthly compounded interest? :)

Check the loan rates, normally we are charged an additional 'premium' for the flexibility provided. If normally we can get BLR+0% for most of our loan tenure from our simple term loan packages, the more flexible packages will incur BLR+0.15% or BLR+0.5% instead.
2 sides of the coin to everything... :D
but anyhow, i think this thread shud be left to discussions regarding KMC. I'm open to PM's.

AMF - the person that served me when i was querying has that 'tak kisah tak apa' attitude. i stood up in the middle of the conversation and just left. their rate is not that good also.

I ended up taking from HLB. please be aware that rate changes. what i mean cheapest or most expensive above is applicable 9 months ago. it may varies now.
As for your question.
1. Not sure. But i can say almost all bank allow you to do that.
2. Most bank can do that.
3. I think it should be Term Loan. meaning your loan duration.
4. better than monthly rest. why not.
5. if my understanding is correct, all those zero moving cost is for refinancing only. i could be wrong. someone plz enlighting us.
6,7,8. to find the best, you have to get all the offer from them. but i can say most bank offer similar offer. althought you might see very differential rate, but if you calculate the whole tenure for total interest pay, most of them more or less the same. so, to me, their service and attitude is more important. after all what is RM5k extra interest over a 30yr?
it is important to get a good reputation bank. I got to know that HSBC was the first to release payment to SMI everytime during loan releases to SMI. my HLB was late by 5 days during the last release compare to HSBC but luckily still within the deadline. some owners here have to pay few thousands of late payment interest because of their bank or bank's lawyer fault.
but if every sen matters to you. then get all the offer and go www.ambg.com.my and use their multi-tier loan calculator and get the total interest paid for all bank and choose the cheapest.

let's say there are 8 payments of RM8k to be made over 8 months. i take a bank loan of RM32k. then i have to ensure that i have finished paying the remaining RM32k not covered by the loan for the first 4 months, before the bank will subsequently start disbursing the other 32k progressively.
nothing mysterious or special about the amount of loan you have to take arr... you just decide how much you want to borrow from the bank lah...

Sorry to continue this thread.... but just wanted to highlight for those not aware.
Actually the diff. is actually more than 20 coz my calculation is just a simplistic view to understand the diff. btw. monthly rest and daily rest. You have to bear in mind that the loan is a reducing balance method. Meaning your principal amt repaid in the early part of your loan tenure is minimal and grows as your interest portion diminishes. As such a daily interest method compounds the interest more frequently ie. daily as compared to the monthly which calculates interest on the balance on a monthly basis.
Hope that makes sense for all of you out there. You can PM me if you wanna further explanations. Otherwise, lets carry on discussing about KM issues.

Looks like the maintenance charges are based on the Deed of Mutual Covenants, and not the S&P, and this agreement doesn't seem to be based on standard contracts like the S&P.
It does say that we have to pay maintenance immediately upon VP, but it also states that we are only to pay 1 months deposit and 1 month maintenance upon VP. SMI had asked us for 3 months deposit!
Also, the agreement states that common facilities are also to be delivered by SMI within 36 months, failing which we are able to claim on a 20% p.a. basis, just like late delivery, and common facilities include a BBQ pit, swimming pool, lifts, etc.

if there is only 1 person in charge (bala) for the whole 712 owners, and they cant cope up with it, then its their duty to add more staff.. not to delay on any of our request.. it just doesnt make sense..

3 conditions for VACANT POSSESSION:
1. Issuance of a Certificate by Vendor's Architect certifying construction has been completed and water and electricity supply are ready for connection to the said parcel/building
2. Application of Certificate of fitness made to the Appropriate Authority by Vendor.

As a matter of public record, I have highlighted in this forum that I only had electricity delivered to my said parcel / unit in April, which is past the 36 months period from the signing of my S&P Agreement.
As another matter of public record, lifts were not servicable until late March. Facilities such as the BBQ pit was not completed until April, iirc.
By right I am able to claim 10% late delivery from SMI, and 20% late delivery of common facilities.
Cheerios.
Btw, despite the developer claiming delivery of VP, if we as owners can produce documented evidence of a premature delivery of VP (e.g. water, electricity not connected, etc - thus nullifying SMI's claim to VP), we can take our issue to the Housing Tribunal to make our claim for liquidated ascertained damages (LAD).
VP is not VP until it has met all the necessary requirements.

RM120 for air-con installation is cheap.

i guess... our concern here is probably to reach out as many people as possible via email (email group) and we also need a forum to discuss on some issue...
i would go any medium e.g. Yahoo or Delphi as long as it serves our purpose..
may be most of us are familiar to Yahoo and already has account with Yahoo..
but.. better still.. lets have only one forum... or one group only...

i would never allow a management company under my payroll to be inefficient, irresponsible, unaccountable and failing to deliver...
the problem? the law doesn't allow for the owners to collectively vote for their choice of management corporation until we truly own this place (i.e. strata titles). As of now, this is still the developer's property. We still need their approval and we need to pay them $$$ (I think 0.5% of selling price) if we ever want to sell our properties, iirc, in addition to the gomen. (This is the problem with leasehold, high-rise properties).
In the past this used to be up to the developer to charge even 1-2% of the purchase price as consent fees or administrative charges before consenting to sub-sales and assignments by purchasers.
With the amendment to the Housing Developers (Control and Licensing) (Amendment) Act, 2001, (Clause 12) vendors are now obliged to endorse their consent to those sub-sales, transfers and/or assignments to third parties (including their financiers) subject to the payment of the sum of RM500.00 or 0.5% of the purchase price - whichever is the lower. No other fees are chargeable by the vendor.

I want to highlight our legal rights as Kelana Mahkota owners on the service charges and our entitlement to annual audited accounts, and Samudra's responsibility to provide a detailed account of maintenance costs as per Schedule H (revised 2002) of the Housing Development (Control and Licensing) Act:
Clause 19. Payment of service charges.
(3) Every written notice to the Purchaser requesting for the payment of service charges from the Vendor shall be supported by a service charge statement issued by the Vendor. The service charge statement shall be in the form annexed in the Fifth Schedule and full particulars of any increase in the service charges shall be reflected in the subsequent service charge statement.

Which includes 26 general maintenance items, including Pest control, CCTV maintenance, Bank audit fee, etc.

Sorry Tarantula. I know you work in Telekom but I must say that the price offer by Netmyne is extremely expensive. There are tons of hoster out there offering better package with half the price. Some more, the Netmyne package price doesn't come with any database solution. Top up is needed.
My opinion on switching to Yahoo Group.
I feel that our ultimate goal is to have our own portal website with forum, profile and others. Therefore, we shouldn't make any changes right now as to not to create so many confusion and migration.
As for the cost, is not that much more expensive. RM200-500 (depending on features) for hosting that comes with SQL Server database and RM50 for domain fee. So we will be paying average RM400 annually. If every unit in KM just donate RM0.60 a year, we can pay for the hosting already.
As for the expertise to create and administer the website, i'm sure many of us here has the expertise. I remember hearing our formal secretary during our first meeting mention something that he can create something like this. i hope someone that is more free can take this responsibility. Anyway, as backup, I myself is capable of creating portal like www.usj.com.my from scratch.

Guys, I came to know about the swimming pool being closed at noon today.
Chemicals used to seal the cracks seep thru the pool :eek: , pls do not use the pool until they have rectified the problem. Not sure how it happen though...
I saw the pool yesterday...water was milky in the one with sprouting fountains. I may have heard it wrong from the hoohahhs that was going on among the workers - apparaently, some lorry carried tall goods hit something, and LG2 was wet... with the sound of water gushing in the pipes! In the chaos, Bala appeared to take things in stride, rushing all over the place - with walkie-talkie all that. Should pat his back for doing his best.
This morning, the water is clear again... If all goes well, the pool can be used again by this weekend.

It does say that we have to pay maintenance immediately upon VP, but it also states that we are only to pay 1 months deposit and 1 month maintenance upon VP. SMI had asked us for 3 months deposit!

kuanjIndeed you are right, Mr Kuan! Clause 15.1 means SMI can vary any terms in the Deed of Mutual Covenant, including asking for 3 months advanced payment.
In addition, those who purchased their units after Dec 2002 will have this clause inserted as per the amended Schedule H of the Housing Development Act in 2002, whereby:
(2) From the date the Purchaser takes vacant possession of the said Parcel, the Purchaser shall pay a fair and justifiable proportion of the costs and expenses reasonably incurred for the maintenance and management of the common property and for the services provided. Such amount payable shall be determined according to the provisional share units assigned to the said Parcel by the Vendor's licensed land surveyors. The amount determined shall be the amount sufficient for the actual maintenance and management of the common property. The Purchaser shall pay one month's deposit and three (3) month's advance in respect of the service charges and any payment thereafter shall be payable monthly in advance.
S&P agreements prior to this does not include the specifics in this clause.

Good point. Yahooo is good. However, we might be getting a little too many emails once in a while. Shall we ask KuanJ to bring it up in the RA meetings and get everyone's consent.

To be honest...after 5 months of using this forum, I am kinda use to it..the format, the function etc.....why don't we set up our own KM website that has a forum?? www.kelanamahkota.com???? Money....I am sure all of us can contribute a bit, expertise....lots over here, time.....we all know who he is ;) !!!

Just to reiterate why the forum at delphi. So that reading is easier from seperation of threads.

Good point too.... I have come to learn that should you have any good suggestions please bring it up with Kuanj.while the mode of group communication amongst the pre-ra committee needs a form of consensus, i would think that none of the individual owners of KMC need any approval process for communicating to each other, or to be bound by one forum or the other...
at the end of the day, we are just neighbours sharing similar interests and stakes in our beloved parcels of brick and concrete up in the air...

Just to reiterate why the forum at delphi. So that reading is easier from seperation of threads.actually even this forum supports multiple topic groups and threads, and subthreads and other nifty tools, the only reason why we are kinda limited in this is because we're piggybacking on USJ.com.my's forum and only using a single thread in a single folder in the forum for communication and announcements...
