Some of us have to touch up the paint job at our balcony after our contractors are finished installing the aircond unit right? Must take care of our exterior look what. Bala said I must even paint the piping or no deposit refund.
Anyway, I couldn't wait around for an Indon walking around with paint to buy off him. I just bought a 1 litre can of Jotashield this afternoon (according to the colour code) for RM27!. Quite a hefty some for one litre when I actually need only a few brush strokes.

Sigh.... lets not use the word condo anymore lar... very upsetting. For me i will stick to the word FLATS

a FLAT that cost us more than RM200k?... perrggghhhh.. it must be high-end flat... with condo facilities... :D

DUXZ, what do you think if we donate a horn to the 'Security' gate? You know, like the one that bellows in our lovely KL-PJ neighborhood "ORH NEWSPAPER, ORH NEWPAPER... SULAT KABAR LAMA..." or "TILAM TILAM... BOLEH TUKAH TILAM LAMA..."?

With a horn like that --- the whole FLAT COMPLEX would be informed of who is visiting who

Not only that... Car park floods when rains heavily, still they aren't doing anything !! And this is the first time, I am coming across a condo that doesn't come with an intercom system, how are the security going to inform us of visitors ??

so neighbours...what would it be? we still have this bill due on May 7th. our pro-tem committee mtg is on that day itself. Are we, or are we not, going to pay? i think we should agree on something here. At least we don't go to battle alone. If we are not going to pay, let us all not pay...and not half pay half not.

They did the cleaning of the pool yesterday. Give them a slight credit on that la...

But I do echo the fact that there are a lot more catch up need to be done from their end before we, as the owners, feel that the money paid are justifiable.

And for citing the lightning hazard as the reason for not putting up intercom is a far cry as there are many other condos having it near ours. Recently, my friend had to call me and make me go all the way (from my unit) to the guard house because of that too. So much of middle-to-high end condo, as they claimed.

Fuuuuiiiiyoooooooh they actually clean the pool ka.... no wonder lar they charging us for maintainance. An average of RM350.00 for two months X 700 units = RM252,000 for cleaning the pool. Wah lau eh..... tomoro i gotta look for the SMI management lar.... sub the pool cleaning contract to me leh.. 2 months clean once... i can buy one unit from KM every 2 months leh.... in 350 months i can buy the whole KM... hmmmmm now i sound like some mathematical genius :confused: Better close down my char kuey tiow stall and start learning to clean swimming pools :D

When things get broken, fix it. That's why tenants are paying service charges every month. Things rosak because there's poor maintenance. And if there's poor maintenance, it means the management isn't doing their job like they're supposed to, but merely charging people & pocketing the money.

Being near the airport & takut kena lightning is such an oh-so-lame excuse!!! Where I'm staying we're near an open field just down the road!!! There's such a thing called "LIGHTNING CONDUCTORS". The condo I'm currently staying in has an intercomm system that's connected to the phone line. Of cos during thunder storm, there has been several occasions the intercomm kena hit ler... but management wl fix it ASAP, otherwise ppl will make helluva noise :P And you can't walk in and use the lift if u'r a visitor cos u can't enter the lobby w/o an access card.

Really ke? So it means we have to paint the aircon hose orange, otherwise we can't get our renovation deposit back? Geez.....

Another reason to sulk about. Notice that there are some construction activities (for Sterling @ PJ) carried on through the night. Hence those units facing it would have to bear the noise :(

Also, there is a electric cable pulled from KM to Sterling @ PJ. Hope that is not charged to us. Can't be subsidising their construction. Hope we can get this clarified as well in the meeting tomorrow.

Guys, i got this issue here.

When my electrician finally fixing my lightings, they found out that some wire (the doorbell) suppose to have no power, got power. Some suppose to have power, but no power. The whole bunch of wires next to my main door is mess up. So I complaint to Jimmy and he sent a guy to fix, that guy looked at my unit and because my electrician did some hacking nearby that area, he blame everything on my electrician. We argue about it, and he decided to have a "deeper" look. Then he found out that some wires were putus inside the pipe casing built by the developer deep inside the brick. Then he blame my electrician for drilling into the pipe casing and refuse to repair.

My electrician denied because there is no way they will drill so deep and hit the pipe casing. Both parties denying the responsibilities. In the end, my electrician gave in and say he will hack the wall and find out the root of the cause. So he re-hack back all the path that he hacked and now, is clearly showing that my electrician didn't spoilt the wire inside the pipe casing. So i have to engage Jimmy again to ask him come and look.

The question is, i engage them (developer), ask them to fix, they deny the responsibilities and refuse to fix, i ask outsider to check, found out is the developer fault, outsider bill me, so i bill back the developer? Can?

So I complaint to Jimmy and he sent a guy to fix, that guy looked at my unit and because my electrician did some hacking nearby that area, he blame everything on my electrician.I heard this before when the same electrician was checking the wiring for another owner's place. If renovation has started they will be quick to point the finger.

Anyway, on the way down the lift the other day, bumped into another on-site electrician and he was telling me that another unit had their wiring wrongly hooked up to the neighbour's unit.

These incidents tend to reflect on SMI's reputation, and I hope they will take heed and do something about it soon. I hope all the matters that we are facing so far is brought up to their highest level of management (of SMI Cityhome's parent holding company), in case they are not aware.

I have a wavy crack in the wall from end to end (yard to front entrance) and I will request SMI to repair it soon, but I am worried their hacking and patching will totally damage my brand new kitchen cabinets.

What excuses. There are other condos that are nearer to the airport yet have intercom and never kena kilat before. If rosak then repairlah, this is one of the reason we are paying maintenance. Talking about this, are they doing anything to rectify the drainage prob at the carpark ?

Sounds like excuses to cut cost to me. Haven't 'they' heard of installing something that deflect lightnings?? Anyway, I won't hold my breath for them to install the intercom now that the buildings are put up - if they were to install the sustem now, it is going to COST them a lot more than when if they installed the lines when they were cobbling up this flat-complex. Imagine the wiring, hecking etc. they have to spend money on??

Incidentally, anyone noticed they have closed the passage at the divider for easy and SAFER access to the flat-complex?? Can anyone explain to me why the openning is closed again??

Anastasea, don't just say haiyaaa and give up. Let's make them install it. Afterall it is a very high-end flat complex where Indon workers get to swim like duckies in our 'pond'

Maybe we should find out how to seek compensation from that government tribunal - - what's it called??

Is it common / ok to have cracks in new buildings? Or Is there an underlying prob with the structure ? I think our building is too new to be having cracks everywhere.

I think our building is too new to be having cracks everywhere.i heard its normal to have hairline cracks in new building structures. as for the larger cracks, i think this has to do with the recent quakes, but we won't know the reason why until we talk to some qualified civil engineers. for know, we can take some photos, ask some questions, write some letters... and form an RA! :D

No, don't think of it that way.... House buyers being short-changed is a reality as old as the building history here. We happen to be more informed and have a higher expectation - but within our rights and bound. I think this forum is doing us good as it contains all the woes and grouses for record. Hate mail??? No, don't think of it that way.... House buyers being short-changed is a reality as old as the building history here. We happen to be more informed and have a higher expectation - but within our rights and bound. I think this forum is doing us good as it contains all the woes and grouses for record. Hate mail??? I have stayed in Kelana Putera for 2 years right after it was handed CF, and I can say KM is heading for something much better.

I complained about the TV reception 2 days ago, and yesterday the external contractors responsible came up to my unit to test the reception and tune the aerial.

I also noticed that there is a guard now refuse entry into the LG1 carpark to any contractor or those without a KM sticker (so at least our parking woes becomes an internal problem amongst owners... :rolleyes: ).

Incidentally noone has parked in my spots for some time now.

My corridor gets swept, and then mopped by a cleaner every morning, under supervision by his superior.

The rubbish room is being cleaned and cleared out every morning as well.

We now have notice boards at the lifts in each block.

The last time I complained about the dirty pool, it got cleaned the very next day. As I mentioned before, Bala explained that it was a fauly pump at that time. There was a guy swimming there yesterday night, so it couldn't have been that dirty...

The developer has also even gone ahead and resurfaced the low walls and flooring for the main waterfall entrance into KMC. I must admit it looks much nicer now.

I think it's great that we share our problems and extend our support and advise to each other as neighbours. :)

Things can only get better!

I don't think they are willing to do that as its not in stated anywhere in their brochures/sp that they'd provide for this. Instead of us having to go down all the way to the security everytime we have visitors, maybe what they could do is have at least 2 phonelines at the security area and security could call us on our h/p or hse phone ? Or else, I think just abt anyone can conveniently walk in/out. Where I am currently staying now, we sometimes have sales ppl knocking on our doors, even with availability of an intercom. Whats worse there were 2 cases of break-in where grilles were cut open in broad day light. Imagine incidents like this can happen even with this facility & security. Minus the intercom, lets hope our pak guards will do an extra good job.

I agree that there are always teething problems with any new housing project when home-owners begin to move in. The things you mentioned that were attended to are all very well. But they still haven't addressed the horrors and disgust mentioned at this forum. It is most shocking that the wirings got mixed up at some units and the party responsible tried to point the finger elsewhere. This is inexcusable. Imagine the hidden hazzards of faulty wirings, the potential fuse (no punt intended here) that may cause arguements and hostility between 2 neighbors over the criss-crossed electricity bills??
In the end of the day, it is US coming together to make the collective effort to improve the quality of life at KM. At the other end of the scale - the developer must honor their hard-earned reputation by righting the wrongs.
I do not believe any party can be won over with sweet-nothing. Anyone with a sense of fair-play should step forward without being won over or coaxed into doing things for us. We use our hard-earned money for an honest deal. We did not signed the S&P for all this shoddiness and tardiness we are suffering at the hand of the other party. I hope SMI guys are reading this. DO SOMETHING and own up the faults. It is easier to accept and forgive when a wrong is owned up honourably. But time will tell whether the developer meant every word of promises at the time S&P wassigned. Let's hope they attend to our problems soon instead of dragging the feet and passing the bug.

i am facing exactly the same problem. and the funny thing was, i didn't even hire any contractor for wiring and i have didn't even HACK anything.........yet. is juz happen when we wanted to installed the lightings, only we found out. stupid

I had thought that these were separately wired and fused, but sadly those dual points are actually connected to the same wire.

i wouldn't have forked out so much money if i realized that i can easily do the same with ... ... ... a RM2 multi-plug adapter. :eek:

Just back from KM. noticed tt now they already put on a "No U-Turn" sign at the passage, and a "right turn" arrow was painted on the road accordingly. hope they wil open it soon..... :)

Hi KM owners :)

Welcome to the neighborhood . I been staying 6 years at nearby condo. Allow me to share few thots on condo living.

Bear in mind that as condo owners, our quality of life is at the mercy of the developers until we get own strata titles-- I still dun understand why it take such an indeterminate length of time. As it exists the management company is a big fat cash cow for the developers..They will spend minimum to keep the shared facilities in fair shape. I can’t speak for SMI track record but speaking to owners from Putera and Puteri you should be able to get an idea of their history in condo management. Until owners run the management co., owners would be advised to form a strong residents assn… persuade as many owners ( and tenants) as possible on the benefits of joining the RA and stand united. It won’t be easy..coz there will always be those who are impatient or apathetic. The RA should have direct communication if possible with the head honchos who sit in developers’ office. Try to get the accounts transparent. Good Luck :p The condo manager rarely has autonomy to make decisions where spending money is involved. He would be only responsible for daily operational issues -. Cordial relationship would be advisable...otherwise it can be very frustrating. After spending a good amount on purchasing the condos we dun need headaches.

Security will be an issue. Consider a home alarm when you are renovating.. there are syndicates involved..they rent out units for cover.. .. cars being stolen and condo-breakins are not uncommon even in better run condos. There was a case in SriPetaling where the grill contractor returned after six months and broke into about fifteen units (hearsay ..but scary huh)..

On a positive note , KM owners have a bargaining chip in that SMI will avoid bad publicity coz they will be launching Sterling..

sigh!! I have to bear with noise and dust for another couple of years. And my remaining view will be gone. I hope I dun get to see too much underwear being left on balconies :p

just went to KM and talk to Jimmy again about the unsolve issue. now he ask the 2 chinese in charge in wiring for the condo to see me. one is manager, one is supervisor. bugger... that manager really an arse.. when i was slowly reasoning with him explaining to him the problem... he before even try to understand the situation, kept on bitching about this and that.. blaming me and my contractor.. i got so damn piss off and raise my voice to him. finally they agree to come to my unit and look. so i show him that it is not my contractor fault.. and he still bitch this bitch that.. saying that we owner should test all the point before doing renovation.. and now everything is done, got problem... who to blame... how to solve...

i was also blur blur about the problem.. so i call my contractor and ask him to explain to him about the problem over the phone... but he refuse to even talk to my contractor giving excuses like conflict of interest.. surely cannot get anything solve and will result in argument... farker... at that time i almost wanted to pick up the nearby wood plank and wallop him...

hey, do any of you know roughly how many cans of paint you need to paint the walls & ceilings?
for walls assuming u use Pearl Glo and apply 2 coat.
1. living room, 10 litre.
2. mbr, 4-5 litre.
3. second room, 4 litre.
4. third room, less 3 litre.
5. kitchen, depending on your cabinet construct.

for ceiling, i never painted it so not sure. but i think u need 10 litre for the whole house assuming u apply 1 coat. i think ceiling no leed 2 coat lah, since the base is already white and u will be applying white paint also.. waste time and money.

if u opt for Pentalite, you need extra about 30% for the above consumption. i found out that Pentalite is a bit hard to paint and tend to leave tiny spot in between.. so u need to paint a few time, therefore wasting paint. add more water will help.

ShiGE, this is called passing the bug. The more I deal with those whatever-they-call-themselves in that office, the more I am convinced of the total lack of professionalism and proper PR training on their part. The wiring contractor of the developer certainly has a lot to answer for when more than ONE unit has the same problem of screw-up job done. Going back to read the cover-letter that came in the earlier days about ensuring our comfort ("but pay me MORE $$$$"), I just realized how corny the letter was phrased. It makes me shudder...

The coming meeting might want to take stock of all the building shortcomings we have encountered and seek clarification and redress. Why do the people who matters at the other side keep quiet and let those people at the site office take the brunts.... There is just so many standard answers the site office can give. In the end, it is the people who are in the position to do something that matters. Why let the reputation go down the drain.... HOW PATHETIC.

RM200 for all 5 doors??? which mean RM40 each.... that is a bit little.. doubt you can find anyone will do it for you.

i am facing exactly the same problem. and the funny thing was, i didn't even hire any contractor for wiring and i have didn't even HACK anything.........yet. is juz happen when we wanted to installed the lightings, only we found out. stupid

I am installing an 1 HP aircond for my bedroom 2 (Type D) later this year. However I had the piping done already from bedroom 2 to the backyard now to save the trouble of cleaning up later. We hacked thru the wall, installed the piping, put in a starter switch and plastered it back to its original look. My contractor is quoting me RM1000 for the workmanship and material. I find a little too expensive. Anyone who was charged less for this? I have not paid him because of this dispute. He told me it would be expensive but its turns out to be more expensive than the aircond. If I could show him some proof, he will discount it for me. Thanks.

I did just that. I am not sure the quotation you got included the air-con unit. If it is just hacking-plastering and laying in the pipings to where you say it is, I don't think it would cost that much

I don't have my quote with me right here, but I think mine costs me no more than $500.... not sure lah... Still, $1K for the same job is too much.

An after thought..... if his quote IS THAT high, why even bargain with him? Look elsewhere. He may be quoting everything else at high price too??

RM1k just for that 1 aircon concealling work or all your other AC concealling worksmanship? if it is 1 aircon only... that is way tooooo ridiculous. I'm doing it at RM360 for 2 of my aircon at 2nd and 3rd room (type D also) thru my common toilet to the yard ... and i already find it too expensive already.. coz i manage to find cheaper some more...

I've already installed my aircon... my contractor charged me

Supply & install A/C point (concealed) RM170
Install A/C & compressor with concealed piping RM200
The above comes with patching up too.

Hope it's reasonable! :p

Thank you for the quote comparison. I have already done the job and it is completed!The price does not include the aircond itself. The problem is I did not ask him to quote me first as he was a friend of the family and I trusted him to charge me accordingly as the prices for the other minor things are

ya i also a victim. when my a/c contractor qoute me the price, i find it high so i didn't commit anything coz i needed to look for cheaper alternative. then i told my contractor that i want to change my a/c contractor from the one he recommended, he said okay. then the next day without me knowing it, the a/c contractor already came and fix up everything... :mad: i have no choice but to accept the above price.. i know i can argue about it since i didn't sign or commit anything, but i don't want to have dispute with my contractor.. so i let it be.

the price that patches gotten is what i think is reasonable.. my one is not rili reasonable.

my contractor charge me one lumpsum of RM350 for all installation, heater, fan and lights. i got 2 fan, 2 heater and about 30 lights to install... :)

exiled criminal, i do not recommend my a/c contractor. you should ask from patches.

On the above issue, the security guard has also informed me of creative owners who swap their car park stickers with each other in order to bring in more cars into KMC.

On another side note, i finally got a car that parked at my lot for the 3rd time, and on coincidence i met him as he was leaving, and turns out he also attends the RA meetings.

His reason for parking at the Ground Floor, next to the Lifts, overnight - his parking in LG2 is flooded and difficult to load/unload stuff from his car. and reason for continuing to park after 2 notices - didn't know i owned both car park lots.

I don't think they are willing to do that as its not in stated anywhere in their brochures/sp that they'd provide for this. Instead of us having to go down all the way to the security everytime we have visitors, maybe what they could do is have at least 2 phonelines at the security area and security could call us on our h/p or hse phone ? Or else, I think just abt anyone can conveniently walk in/out. Where I am currently staying now, we sometimes have sales ppl knocking on our doors, even with availability of an intercom. Whats worse there were 2 cases of break-in where grilles were cut open in broad day light. Imagine incidents like this can happen even with this facility & security. Minus the intercom, lets hope our pak guards will do an extra good job.

Went to my unit with contractor to confirm all the wirings to be done. Ask the contractor to be careful & check all wirings before start work (so as not to face same problem as SHiGE). My contractor pushed the Test button on the electrical panel in my unit but the switches didn't jump. So that means that there's no power to my unit yet. So I was thinking maybe the main point in the TNB room is not on yet or the fuse has not been put in yet. So, went to the TNB room & checked & was surprised to find my meter has a reading of 31. A little light on my meter was also blinking which my contractor says that it means power is coming from my meter!! How can that be? There's nobody at my floor yet!

Tried to call Bala or Mr Lee (structural engineer) as theirs are the only numbers I have but Bala's number goes straight to voice mail & Lee doesn't answer. Can anyone teach me who & what number I should call?

Anyone has any problems with their water pressure? My unit is on the 2nd floor and the water pressure is really bad. Initially when we got our keys, we checked the pressure and it was excellent.... but now it's so so bad... like "kencing" only!

R u referring to the tap in the kitchen? I had the same problem until last night. Apparently the tap was stuck with sand, once its cleared your water flow again.

Actually without the intercom system is kinda sad.

Over the weekend, there are quite bz renovation going on (even after the allocated time, in the evening on Saturday and whole day Sunday).

Worse, there were drilling going on late into midnight. When I informed to the security guards and asked them to action on it. They said they can't since they tried before and apparently it is the owners who is doing their own drilling.

Guess we have lotsa painting lovers in the condo who just carry on drilling the wall for their arts.

Come to think of it... I should set up a ear-plug store downstairs since it would be a good business then. :D

I was at KM yesterday around 2pm and I was happy that my carpark lot at G floor wasn't parked by other people. When I came down from my unit at Block C there was a car parked there. I have 2 units carpark and I parked at one of them. And the other lot was happily parked by a resident. I am not being selfish and not letting people park there but the reason is that I purchased the car park with my hard earned money. It is really unreasonable for that person to park there. What if I were to come in two cars? Where is the other car gonna park? If this continues then I have no choice but to park in front of the car and let him/her wait till I am going off then only he/she can moved the car. :D

yes, pressure has gone down quite a bit since Saturday... can check with them to see if pump is switched off.

Wow...That is very high. Maybe there is a leakage somewhere. Or somebody is using the water in your unit. :p

I took my invoice from my mailbox yesterday and my waterbill is RM5.00 (min. charge???) even though nobody is staying there.
I was charged for:
Service Charge (May + June) - RM189.28 x 2 = RM378.56
Sinking Fund (June) - RM18.93
Water (May) - RM5.00

Total :- RM402.49

My questions are :
1. Why are they charging me for June service charge and sinking fund when now is only May?
2. Why are they charging me for May Water Bill when May is not even finish yet?
3. What is the outcome regarding this matter during the RA meeting that day?

The Water charges is for April (typo according to Linda... the Malay lady from the management office).

As for the service charge and sinking fund, someone had mentioned it earlier in the thread. While for the outcome, since the RA is not formed yet and with little power at hand and minimal support from the fellow owners (the turnout is pathetic), don't think we can do much as yet.

i have two parking spots, yet when i came to the RA meeting on Saturday, both were occupied, one with car sticker, one without. :( i had no choice but to park on somebody else's spot, which was next to mine...

Actually, there are VISITOR parking spots at LG1 if you refer to those pin-ups at the building mgt office. However these parking spots do not CLEARLY INDICATE that they are meant for VISITORS.

Went to see Jimmy just now to show him the problem. Seems like there may be some wiring mix up as there is actually 1 unit with people inside (not sure owner or contractor as the unit looks like doing reno but the main door has a red cloth over it to symbolize people have moved in). All power meter reads 0 except mine which read 31 y/day but just now read 35. So they said they'll rectify it.

Weird thing is, this particular unit is quite far away from mine. Even the meter is also quite far from mine. Really wonder how this mix up can happen. Sigh...

Called SMI again & according to them, the R&R books have already been sent to KM Management office. I can't find the time to go there to confirm & calling the number there goes to fax. Can anyone who goes there confirm that the books are already there? Thanks in advance.

I was at KM yesterday around 2pm and I was happy that my carpark lot at G floor wasn't parked by other people. When I came down from my unit at Block C there was a car parked there. I have 2 units carpark and I parked at one of them. And the other lot was happily parked by a resident. I am not being selfish and not letting people park there but the reason is that I purchased the car park with my hard earned money. It is really unreasonable for that person to park there. What if I were to come in two cars? Where is the other car gonna park? If this continues then I have no choice but to park in front of the car and let him/her wait till I am going off then only he/she can moved the car. :D

chinmin... just a tip.... breaking glasses can be quite fun actually. Thank god my parking is at LG2 where no one wanna park..... :D

On the above issue, the security guard has also informed me of creative owners who swap their car park stickers with each other in order to bring in more cars into KMC.

On another side note, i finally got a car that parked at my lot for the 3rd time, and on coincidence i met him as he was leaving, and turns out he also attends the RA meetings.

His reason for parking at the Ground Floor, next to the Lifts, overnight - his parking in LG2 is flooded and difficult to load/unload stuff from his car. and reason for continuing to park after 2 notices - didn't know i owned both car park lots.

wah, like tat also can ah?? if that is the case, why not u tell him, u let him park la, provided everytime he park, he pay parking fees like (anything convenient comes with a price) :D

i can imagine if they collect about RM200 per unit for 712 units, that is a cool RM1,700,000 per year that we are paying to Samudra as maintenance fees. Ain't that a whole lot of $$$ ?

for the retractable cloth hanger, yes, there are those cheaper one ranging from RM140-180 for the 6 feet one. the one ricster mention is actually 2 times more expensive at RM310~ (after about 10% discount). i personally went with ricster to see the quality of the so call expensive one.

my fair review, is definately look more sturdy and solid. as for rust or not, i dont know. both claim anti-rust. have to use then know. whether rili worth it to pay double price for it, i also not sure. but the RM300 is definately better and it come with 10 yrs anti rust warranty. actually i also a bit dilemma whether to get the good one or cheap one...

yes the car park will get flooded when its rain. we are so worry to park at the LG2. we got no choice but to park at other people's parking at LG1.

3. fill up complain form and insisted for a copy so that u have proof and u can invoice them if its not done within 30days.

Got my water pressure problem solved. Some smart-alec turned off the main tap at the meter room. When I asked them to check... they blamed us for turning it off! They said "Kata tak de air... u orang tutup dekat mains!" :mad: The room is locked! How can we go in and turn it off?? Moreover I don't know the exact location of the room!! These ppl are professional-finger-pointers!

I do think that we as owners and residents can easily do a better job of managing our own residences. This is why we must support the formation of a strong RA. We must push hard for our strata titles to be issued ASAP. We must be supportive of the RA meetings and of Mr Kuan's well-intentioned efforts.

I can think of 1001 better ways of putting the RM1,700,000 per year to good use.

for lightings, you can try Top Ten Trading in Puchong. if you go from PJ, make a turn as if you go to Tesco. It's located at a corner shop house before Tesco.

for electrical items, I will recommend Legend Electric in SS2, their price is very competative, and they list out the price so that you can compare. also you can tell them the model you want and they will quote.

I have done my kitchen cabinet, I will post the pic tomorrow and if you guys are interested give me a private msg. btw, the cost is RM 3+++ including covering the ugly pipe in the kitchen :) .

Their sales tactic is to bad mouth all other electrical shops 1st, which I didn't like at all. We asked for a price for washing machine, but that doesn't mean we'll buy from you just yet mar. As consumers we wanna make comparisons in terms of price & sales support you know. The old man start to badmouth all other electrical shops pulak. As if his shop is the best shop. Cheee.... we walked off right away.

Actually my friend had a bad experience with this shop. She told me the tactic they used (offering very low price but when deliver time say no stock & ask to change to another brand & give extra money). But out of curiosity, I still went there to enquire. They started to badmouth the other shops & suprisingly, they told me the other shops practise the tactic that my friend told me about!

yeah i agree with oliviasy, they tend to badmouth others and also the sales people there are kinda 'action' la. U guys should give Megatronic a try... pretty good price (further down the road)

I am just giving some suggestion, anyway I do agree some of their staffs act cocky, and they always badmouth about other few shops also. but at least they produced the evidences that these other shops are owned by the same owner, i.e. Megatronic and another one. they use this dirty tricks to mark up a price at one shop, then the other one offers you so call 'low' price, and when you ask for your goods, they will say they have no stock bla bla bla... If you want to go, I recommend you to ask for this Sales person called Choo, he is quite ok to me. anyway i got my items without delay, a call and they come ! :)

It's too bad LG doesn't hv their own shop selling only LG stuff (like Panashop). Anyway, I do agree that smaller electrical shops tend to practise tactics to lure more sales, and in ways many of us may find disgusting. Reason we go to smaller electrical shops is their prices tend to be lower than places like SENQ & Best Denki (where the margin is much higher).

they provided Intercom system for Kelana Puteri, then Kelana Putera, but skipped Kelana Mahkota. now I read that they will include the Intercom system again for Sterling@PJ? :confused:

as for the security, Sterling@PJ will be offering 3 levels of security - i.e. access card at main entrance, access card to basement car park, and access card to lift systems. why not for KMC as well?

on a plus note, the security guards are doing a good job, but for issues like the car park, their hands are tied until the clamps arrive. there was once they let the air out of the tyres of a contractor's car, and there was a lot of shouting and fight threats to the guard as a result.

another plus note is that the management office will be open 9-5pm on Saturdays and 9-12pm on Sundays for the next 2 months. (to collect money? :p)

Maybe their intention was to cut cost w/o the intercom and later found out it wasn't a smart move. So sad, KMC had to be their testing ground. for the electrical shop, i will be buying most of my stuff from Legend in SS2. yup, they will talk about the bad tactics of others shop in the same row. the funny thing is, they explain to every customer. when i was there the first time, a chinese guy explain to me. then i come back some other day, and got this chinese guy explain to a malay lady in BM. so i was hearing all the same thing but in diff language... see maybe next time i can hear a english version or not... :)

anyway, not only Legend, most of the shop in that row use the same tactic la.. saying the same thing.. megatronik seems to be the only one without doing so. so i just treat all of them equally. and Legend did indeed give me the cheapest price for all the item i want. for those limited item that other selling cheaper, i just tell Legend to match the price and they did.

When we have the strength in numbers, we can collectively demand for intercoms to be put into place for us.

This can also be good for us in the sense that we can probably play a role in deciding the intercom system we want, and whether we want to be able to Intercom each other (with Caller ID and other advanced features) for free as well. There are alternatives from Telekom and Jaring that provides such PABX-like features as well.

for lightings, you can try Top Ten Trading in Puchong. if you go from PJ, make a turn as if you go to Tesco. It's located at a corner shop house before Tesco.

for electrical items, I will recommend Legend Electric in SS2, their price is very competative, and they list out the price so that you can compare. also you can tell them the model you want and they will quote.

I have done my kitchen cabinet, I will post the pic tomorrow and if you guys are interested give me a private msg. btw, the cost is RM 3+++ including covering the ugly pipe in the kitchen :) .

My contractor has suggested I drill a small hole in the wall that seperates the kitchen and the yard. This hole is to allow the rubber hose to run from my kitchen hob to gas cyclinder that will be placed in the yard. This way, I don't have any bulky gas cyclinders in the kitchen. Does the management allow this? And has anybody done this as well?

i think we can drill a small hole, big hole, dismantle wall etc... as long as, u dont touch any beams or column.. that's the management's concern...

yesterday, bala came to my unit for inspection refund of renovation deposit.. first thing he came and see is my aircond.. luckily i didnt install any aircond.. i explained to him that i didnt do any major renovation that involves beams or columns.. he was happy and left after 3 minutes...

now that is a good idea... why didn't i think of that... putting that dirty heavy gas tank at the yard is much easier compare to fitting it in my kitchen cabinet potentially damaging my cabinet.

I also checked up on how KMC residents can gain access to broadband internet and also getting a fixed line number, and I was suggested to use Jaring Wireless:

They had engineers test the site coverage at our area and found it was not good.

Another option for those who really need a internet connection badly... can always apply for edge sevices from your handphone provider and attach your phone to your laptop..... but its running kinda slow lar... i think its around 300+ k/bit oni

Got my water pressure problem solved. Some smart-alec turned off the main tap at the meter room. When I asked them to check... they blamed us for turning it off! They said "Kata tak de air... u orang tutup dekat mains!" :mad: The room is locked! How can we go in and turn it off?? Moreover I don't know the exact location of the room!! These ppl are professional-finger-pointers!I had a water cut to my unit a couple of weeks ago, and it was on Friday noon.

Totoro,I'm staying in Block A, I have the same problem as well, I called up Bala the next morning and he told me I'm the first one to complaint about the water pressure, he will take action only if there's another complaint. The same day, after work, I went home from work, still no water. I went straight down to the Management office and complaint, but only the site people were around, so they sent an Indon up my unit, found out that someone turn off the tap at the main. You might want to check at the main in the water meter room.

I'm already staying at KMC since beginning of May, encountered many problems-parking lots being hijacked by stranger :mad: , instant fish pond(Compliments from SMI :p ) at the parking bays during rainy days, no telephone lines yet :( , noise from the work going on at PJ Sterling(24hours),and many many more.
All the owners of KMC should join the ROA, I went to the last meeting, attendance was quite ok, but participation from attendees was not that encouraging :p . We can be strong if we stick together, as a team we can only achieve more-phone/internet connections/intercom/etc.

This is my personal thought, my actual parking lot is located at mid of LG2, and at night time i do feel dangerous to park there, since not many people have moved in i did park at someone else's lot. sorry for all inconvenience

hi all... talking abt intercom... there is another product in TM called Centrex that works very much the same as PABX... they have this package to condo residents... rental is abt RM25 per month... it supports Streamyx too... it also come together with CLIP, Call transfer, Call Pick up, Call Forwarding, Call Waiting, Abbreviated dialling... it means that.. if the mgmt office, guard house and our unit are using the Centrex service, we can make call unit to unit, unit to guard house etc with FOC... its just like extension to extension... this centrex service really has more features that normal TM fixed line..

BUT... the problem is... they want all the units in KM to be installed with Centrex.. somehow, may be we can work out something with the TM sales group... IF everyone here agree lah...

I doubt it! Yesterday at 6pm, I tested the Jaring 512kbps at my unit. I am even using both the internet connection and make a phone call at the same time without any interception. The download speed was up to 45kBps!!!!

For those who make appointment with Mr. Haniff, you need to bare in mind that he is not from IT background. I actually done the test my self with him to provide the equipment. You may need to know your PC configuration, if you are using his laptop then should be ok as I already changed some simple setting on his laptop.

I am also tested DIGI EDGE at Berjaya Times Square, overthere the download speed is 39kBps. This is way faster then normal diap-up already. I am getting my DIGI EDGE very soon, till then I will update you guys on the download speed at KMC.

hmmm.... if phone line is available at KM, u can change directly to Centrex... i was told that u can migrate to Centrex and retain ur old phone no... but need to check on that..

i have spoken to TM sales person who handled kelana jaya area.. according to him.. TM has planned to put tru the line to KM.. he said, probably in June.. the problem is.. not many people in KM at the moment... they cant just provide the service to like 30 of us here at the moment.. kalau 100 org, should be ok... but lets see what they can do...

hi all... talking abt intercom... there is another product in TM called Centrex that works very much the same as PABX... they have this package to condo residents... rental is abt RM25 per month... it supports Streamyx too... it also come together with CLIP, Call transfer, Call Pick up, Call Forwarding, Call Waiting, Abbreviated dialling... it means that.. if the mgmt office, guard house and our unit are using the Centrex service, we can make call unit to unit, unit to guard house etc with FOC... its just like extension to extension... this centrex service really has more features that normal TM fixed line..

BUT... the problem is... they want all the units in KM to be installed with Centrex.. somehow, may be we can work out something with the TM sales group... IF everyone here agree lah...

I'm all for it. The features sounds wonderful. But isn't Kelana Jaya already part of the Streamyx ADSL backbone (meaning we can get Streamyx via normal phone line without having to pull in an additional line into the house)? If I'm not mistaken Kelana Jaya is one of the few TMnet area where the ADSL infrastructure is already ready to plug-and-play since about 4 years ago. This is just my opinion, but owners should submit formal complaints on the lack of intercom system at our units. When we have the strength in numbers, we can collectively demand for intercoms to be put into place for us.

This can also be good for us in the sense that we can probably play a role in deciding the intercom system we want, and whether we want to be able to Intercom each other (with Caller ID and other advanced features) for free as well. There are alternatives from Telekom and Jaring that provides such PABX-like features as well.


I am really surprise that the intercom not installed. This is unacceptable lor.. when something happen, we have to go all the way down to the guard house?? rediculous :mad:

totoro, i dont know abt the planning to provide the line to KM in June.. i mean why they plan to do it in June.. i didnt get to talk to the person who's doing the planning.. usually, they would have some plan to do it.. and it comes with procedures that i sendiri pun dont know.. may be i can check on that...

no... centrex also has the following features;

i. call forwarding on busy
ii. call forwarding no reply
iii. call forwarding unconditional..
iv. call waiting/call hold

u can program the features to ur centrex line..

for example, feature no i... if ur centrex line is engaged, the call will automatically be forwarded to ur next no e.g. handphone no..

feature no iv.. if u are engaged, u definitely can receive the call.. because u have call waiting...

V&C, during rainy days if you go to LG1/LG2 at Block A, you'll be able to see a few fish ponds, if you want one, you should ask from SMI....lol :D

not sure if u were refering to the 'horrible' picture that showed water bubbling from the floor. if so, below was the posting that explains the location

after the guard hse, the 1st entrance to the parking that says "visitor". enter there & u'll c on your right the stairs to go up to the area with the "water steps". just beside the stairs u'll c the fire hose in the picture. actually, there's another draining hole near the stairs which was bubbling with water also.

actually this was the 2nd time i've noticed it. the 1st time, it was not raining but they were washing the pool.

1) It eliminates the intercomm prob (As long as the guards don't abuse it. :p )
2) KM Community/RA will get closer together with FOC on extension calls
3) More features and cheaper than normal phone lines
4) The RA committee able to reach us more easily if necessary

Tarantula, I think most of us will agree on the Centrex line, let's face it, we need a phone line and if it comes with Intercom, Wala! Solves all our intercom problem. But is there any additional charges-eg.instalation charges?

I was wondering how the management office has phone lines already installed few months back, but TM need to take so much time to put in ours. :p

in order to make the intercom works.. we have to have a directory kept my all centrex owners, mgmt office and guard house.. then, we will have no privacy anymore.. in fact, anyone can make crank call middle of the night.. abuse the facility etc..

itemized billing will be sent to owners.. not to mgmt..

voice quality is good.. as good as normal fixed line..

i support centrex also. the oni "drawback" that i saw at a glance from the tm website is that u need to press 9 to dial out. but i can live with that :D

installation charges.. usually installation is to paid to the contractor who does the wiring in our unit.. but since we already have the line in our unit (wall socket).. that should be ok..

the only thing.. is deposit.. refundable.. according to total number of lines... may be less than RM100...

connection fee is chargeable... i am not sure how much... but... if we can get more lines, we can nego on that..

someone mentioned here before, the mgmt office line is from the sterling sales office.. they just pull one line from there.. i don know if its true or not..

Ya lor... Already in my system to push "9" to dial out from office. Even now at home also, sometimes push "9" first when dialing and somehow always get some stranger in Cheras. Pity the Cheras folks.

Dear neighbours,I'm moving in to my unit in block C on 22nd May (Wesak day).
My friend's lorry might need to stop nearby the lift at LG2 or LG1,and this may obstruct the passage to the lift, sorry for the that,hopefully can finish off shifting as fast as possible.

the way you put the hob and basin next to each other is kinda weird la.. with the current location, u can't possible install a hood later on if u want and the right part of your basin is actually hard to reach. it is also hard for 2 adult, 1 cooking, 1 washing veges to stand side by side doing it together.

Actually I'm kinda poor and can't afford to have hood... :( , that's why i put the hobs there so that the air will go out from window. also it's troublesome to move the basin to elsewhere. My idea is to stay in with minimal cost. until now my house is very messy!!!

i dont know how tall is it, but it covers from the tile's edge to the beam if you see that. the length is 10.5 feet, mine is type-E, so the length of the kitchen is 17 feet i think

i wash/change my filter whenever it's too dirty... but not very often at all (i.e. hardly, if ever). Erm, it's a legacy filter I used in my previous place, that's why it's dirty... hehe.

not always true. i live in a condo now. wat happens is, during peak hours, a lot of people will be using water. as such, when the water in the tank that sits at the top of the building drops below a certain level, water will be pumped up to the tank. when this happens, the water in the tank will get agitated & the sediment that has settled to the bottom will get mixed up into the water & goes to our tap. :(

where i'm staying now, the RA is going to use their sinking fund (i think) to install water filter (heavy duty type) up at the tank. then the residents will get clean water without the need to install filters of their own. but by the time they finish installing, i won't be staying there anymore.

Congrats as you are going to shift to KMC! I'm still a few months away :(
Anyway...if it rains on the day you're moving in or the day before, suggest don't use the Block C LG2 lifts. Water normally rises around there and it'll be difficult for you to move your things without wading.
