Those forumers in here long enough should remember Greenbug's fight in this forum with Standard Chartered Bank and the former John Hancock Insurance (changed name to Manulife) and their Mortgage Plus II will know what is insuring your life to protect your properties... read the small prints and the fine lines... don't listen to every Tom Dick and Harry who seems to know everything from A to Z and back to A...

OMG - for the thread of properties prices keep rising which is the area of concerns for Ah Beng , Ali and Muthu buying affordable homes, we have gone upscale to properties buys from Tan Sri to Datuk in millionhair hotels???:confused:

No lah. Not definitive enough.
Today's Star says that low cost housing is set at RM120,000.00. Another article says that the era of cheap houses are gone forever. I kinda believe that. It depends on your age. At our semi-retired age, it is not easy to get a bank loan as the repayment period is now very short. It might be better to hold on if it is in a good location and wait for the next upswing. Once you sell it, that does not mean you can buy it back easily. What if the price does not drop sufficiently even to pay for the legal fees? Nowadays, it can costs more than RM10,000 just for the stamp duties and legal fees. And the 2% agent fees is really killing for the kind of little work they do. And the moving in costs like renovation, furnishing means the property better drop more than 10% to justify selling it and buying it back later.
For me, if anyone is highly geared, sell some properties so that you have 50% cash in your portfolio - or even 60% is fine. Properties are a hedge against inflation so keeping too much money is not wise either especially if the government wants to see a weaker ringgit. If Europe crashes, the ringgit will be allowed to depreciate to increase export. Our purchasing power will lessen considerably so buying back that property is not that simple after all.
Forumers like him to others where costs and sorts of agents is discussed as burdensome to small timer investors and homebuyers?
Ironic, hiow come people who advised but solicit advice from multi million ringgit deals where such legal opinon from certified attorney at law instead of wannabe loyar at the forum?
Kindly check before post # 40 before you shoot blanks at the agents as questions of agents were discussed way before that. It is not accusation, it is a fact!!!

I am just just an ordinary businessman... and I tell the story of John Hancock as I experienced it, so what role of a certified attorney at law are you talking about?
If I am a master chef like you with a 5-star restaurant in USA and the state governor and the city mayor are my regular diners and I make so much money like you buying shares during the dotcom boom and count Michelle Yeoh et al as my buddies, then I don't have to buy mortgage insurance to cover my little house in USJ4.... get the gist now BIG MAN?
You don't even understand what I wrote in my posts against Standard Chartered Bank and Manulife and you don't even understand the issues of a mortgage insurance and you come and blast people?
I wrote what I did in Post #45 against what Chang said about the plusses of mortgage to protect a property so please, if you don't know about the issues being discussed or don't know much about anything, please don't always butt in and write nonsensical stuff trying to sound funny or smart but in actual fact, disrupting the flow of other people's discussion.

I am just an Old Mean Ex Chef with a bankrupted restaurant in Malaysia ( not in USA where I was just a kuli in cooking and dish washing) cooking some stories at usj.com.my/ and sometimes double agent zero zero seven.Sumore smoke gudang garam instead of Cuban cigars.
I still dun get what you are implying by shooting blanks again??? I am not as big as you think. And definitely not Big in Ego. but probably big in temper like Gordon Ramsay as we kenot stand nonsense but always welcome clarifications. In fact, I like to be told I am wrong as I would be acting like a fool who is cocksure about something I am unsure.

Ironic but true, I do agree to the above statement as all opinons posted might be from Ah Beng or Ah So. And further professional opinons shoule be consulted from legal to medical. Especially in financial, we have seen Nigerian and Malaysiain Skim Cepat Kaya.

If you are not Tom, Dick or Harry, why are you so concerned? You should be happy I offered that advice. Kalau tak makan cabai, kenapa rasa pedas?
I never thought you as "big", and I have never mentioned or indicated that.... what gives you the idea I think of you as "big"? Sorry, please don't make assumptions like that.
And if you are not happy if I am involved in businesses that involve big sums of money like mining etc... please ignore my posts... no need to get worked-up or mention them later in your posts to insult me, if you can't stand that I have worked with Nestle or Coke, no need to get a hang-up, just move on in life... no need to always bang these brands just because you don't like me... please, just move on and ignore me and ignore my posts and comments...

Now that is an accusation from Nestle to Coke. Bang them because of you? What are you smoking? In fact, I was from Nestle which I am grateful for the experience which i have had from people like Ooi Aik Guan to Choy Tsoii Fook and other wonderful team mates that I had. But I would bang Maggi or Coke if they ever break the WHO or do bigger than true life marketing claims. Not because of you unless you own the whole Nestle.
Dun Kniow about others, I am not jealous of people who makes big bucks either you or Steve Jobs. I only detest people who makes monies out of the box like politicians. So, kindly stop thinking like the invisibleman unless yiou are infactuated or in love with me. But, I am straight, for real!

Go and read Post #42 by CS Chua about any Tom, Dick and Harry and the commission structure and the sharing ratio. So I asked something related and relevant on who takes the cake when its a huge mark up and I quoted the example of a real-life transaction of Novotel, why do you get kaypochi and butt in with your remarks? And now you want me to answer your irrelevant statement?
Why does it bother you if some of the stuff I mention here involves millions of dollars in outlays or transactions? Why store such stuff in your heart and blurt them out in your posts when they are obviously of no current relevance?
Every damn thread you butt in and write sometimes totally irrelevant things and try to show creative English which, unfortunately and sadly, turned out totally flat and a turn-off, not to mention an irritating distraction to the current topics in discourse.
There is an old Chinese proverb: "Sometimes it is best to keep the big mouth shut and be though of as a fool, than to open it and remove all doubts forever..." Go figure....
