a "internet cafe" operator wishes to rent my shoplot for extra RM2000.Knowingly very well they usually do "casino net" business.Just ask some forummers,will i be charge by the polis if they raid the place,as i am the rightful owner.Maybe some forummers who are lawyers give their views?Cheers!

Check with MPSJ, if there is going to be any hassle, it will be with them.

As long as your tenancy agreement states that they are supposed to engage in legal business as most tenancy agreements has those clauses I suppose you are covered.

Why do you think they wanna to pay you extra Rm2000? In fact, they are paying everybody extra to secure the places they are renting. The best customers in town for real estate agents.

Btw, MPSJ can summon the premises and seal the place for operating without the licence but the real problem is the law enacted to summon the operators for illegal criminal monies gain.

Before you are being charged, it pays to consult a criminal lawyer on the latest law enacted. The landlord cannot plead ignorance where the place is being used knowingly for illegal purposes.

The Mean Olde Chef can smell something fishy when somebody pays you extras out of the norm.

Don't waste your money or time checking with lawyer or the local council Jan. You will be charged! I know coz you can still see the burn marks on my fingers.... I rented out my shoplot along USJ4/6B (Casablanca row) about 10 years a go to an internet / pool centre and those fellas do online betting till 4-5am! Kena whacked RM10,000 in court on charge filed by MPSJ!

Since there are no lawyers here who are willing to give free legal service without changing you over minutes of legal consultation, here's the Olde Mean Chef recipe as a pariah wannabe attorney who read up this enactment under Laws of Malaysia Act 495 Betting Act 1953 incorporating all amendments up to 1 January 2006 - whereby it stated owners are liable for prosecution as they knowingly as rightful owners to rent out the places for betting purpose. ;)

So it is confirmed by the above Betting Act, you could be charged by the POLIS in court if they raid the place belonging to you. And you just admitted in the public forum, knowingly accepting Rm2,000 x tra as an offer to rent out the place for illegal betting purpose! :eek:

But as usual, I be charging some Glenlickwitch golden syrup for my advice which is in black & white. Hic* Hic* :D
