Hi All,

I am planning to renovate my recently bought subsales 2 Stry House USJ 13(20x60) car porch. I need help from here see may be someone can give me a estimated rough cost that need for the renovation. So I can plan accordingly based on the limited budget.

- Change the fence to a brick wall.
- Put on tiles on the car porch floor.
- Maintain the existing car porch structure, just adding polycarbonate awning with wooden frame at side(because the existing car porch not cover whole area, just like original car porch with no reno.)
- Change the main gate(may be no need, not sure), because the existing car porch floor not even(main car road and site of the car porch not even), plan to make it even for both site, so not sure with this it need to change the main gate or not.

Thanks!

I can relate to your "problem" as I have also recently purchased a house with split level car porch on one side and the other side which is a garden is at least 1.5 feet higher than the car porch which parks only one car as the current owner renovated the front of his house 10 years ago to put a fish tank and a sofa seater and there are steps leading up from the car porch to this fish tank and sofa area.

I asked Alan Cheng (USJ contractor) to quote me before I bought this house and he said around $10K to $15K to level the garden to same level as the car porch also work needs to done to make sure that the neighbour's retaining wall does not collapse once he level the garden to same level of the car porch.

My biggest headache now is it might cost more as the water mains is in the way and needs to be relocated which will cost much more as the contractor says a lot of work needs to be done if the tap is indeed right underneath the garden.

You need to ask 2-3 contractors to have a look and give you a rough quotation before deciding.

just to give u an idea: very roughly and as a guide only,

1) Construct brick wall with 2x concrete stiffeners (small column to support brickwork) = rm3500

2) Tile the porch = rm2000

3) Polycarbonate roofing with steel frame = rm2000

4) Replace gate = rm 1200

hope this helps
