In a situation if the tenant doesn't pay rent cos he's the son of a police officer, electricity bill being 'compromised', no parking sticker yet parked in reserved lot. How to get handle them?

son of police officer so what? get the mother of all chains and chain the front gate, no money no entry and give a deadline. If not paid, get into house with security guard (as witness) and remove his stuffs. No point continueing to rent to this type of tenant anyway.

Sit down with him and tell him straight you need to take action. The more you show you're afraid of him, the more difficult it will be for you later. Just do it professionally and there's no need to show your 'fear'. Explain to him and tell him why you have to take action coz you have a bank loan to settle and other mouths to feed too.

Yeoh , check it out ! The issue mentioned direct hit on police department community, not so nice lor & how it can happen.
I guessed this forum have related department staffs reading it, maybe they will come forward to helps :D :D :D .

This could be a very sensitive case as it involves the good name of our police force. Therefore, you have to becareful and follow the legal actions protocol.

I believe lodging a police report on the grounds that the tenants does not pay up is necessary. Bring the report to see a lawyer for a letter of demand(if i m not mistaken). This of cos, comes with a deadline and u may proceed with seizing of house with the assistance of police force.(his father may be from this unit! shame on him! ) ....

Very simple 1) Give daedline with lawyer letter.2) Make a polis report with lawyer letter attach. 3) write official to management with polis and lawyer letter attached.Finally... write to TNB to REMOVE the elec.meter.This will hopefully solve your problem.One more thing ,instruct management to REMOVE water meter.This is what i did when i bought a auction unit where a tenant refuse to move. :mad:

Thanx for all advice. The issue is not with the police dept but more to the tenant boasting he's father is in the police. Will take note and plan for further action.

This is the problem in renting a premise to sub-quality fella...

There are many cases, owners have to go through great length to get rid of monster tenant, and incurred huge losses in terms of unpaid rental, utilitiy bills and damages to properties.

a lance corporal is also "an officer".....just throw him out la and try to get as much money out of him....good riddance...i rather leave my apartment empty than renting out to even non quality foreigners..and i am doing it right now...

After continous meeting with him and unable to solve the issue, the steps to be taken are
1. See a lawyer with your details.
2. Lawyer will isssue letter of demand.
3. Cut electricity

all the steps can only be advised from lawyer.

Very simple. If the utility bill is in your name, just go to TNB and Syabas and request them to terminate your account. Both supplies will be cut and you see how long he can stay there. That is why when renting out to tenant, don't allow them to change to their name as you will lose your rights to terminate his utility supplies. Both TNB and Syabas allow you to check your bill status online so you can keep tab on his payment.

perhaps you may want to tell him that he may think that he is proud to have a police officer father but then again his father would actually be ashamed of his actions?

Hey Gary, talk to him lah like I had earlier suggested. Don't be afraid lah, you think they will dare lay even the little finger on you ah? Policeman father or no policeman, never be afraid to talk. Thats all you are doing, try and talk this thing out. Don't do all the other funny things without even talking to him to reason out the issues. If you do the other things like lawyer's notice lah or cut off the electricity lah, you are taking the problem to another level already, just go talk to him.... don't be afarid!
