I am looking for a double storey house in USJ. My budget is RM350k. As I am a fulltime working mommy and hubby most of the time will be based overseas, I hope to find a secure neighbourhood preferbly gated communtity with strong neighbourhood watch.

Any suggestion will be wellcome. Thanks for your feedback and time. :)

Do you have school going children? If so, the location of the school should be factored in. I have discovered long ago that life is less stressful if we live near the school so that they can walk to their classes and activities.

Other than, USJ, Subang Jaya, the older part of this suburb should be considered. SS18, SS14 and SS17 are nice places and easy to get in and get out. To get to USJ from the Federal Highway and vice versa, one has to tolerate daily jam but less for these mentioned locations.

However if you are set on USJ, I will suggest USJ11 and try to be near the park where there are lots of people exercising in the morning and evening. Hope it helps and happy house hunting.

How about Kemuning Utama, 22x70 double story house starting from RM353K, gated and guarded for a piece of mind. Access card entry and exit with 24 hours guard house controlled with CCTV. Only 10 minutes drive from Summit Kesas Interchange, toll free.

What is their monthly fee for these security? I am looking at KK and that gated section is charging RM70 per month. Sorry for the slight diversion.

Kota Komuning i don't really have much confidence in their security becos last month when my good friend about to shift out from their double storey house and getting ready to pack things and waiting for transport arrive to sent their things back to Sarawak home, suddenly one group of robbers just pull over and robbed them in broad daylight. Its guarded and gated area somemore. Very scary.

For Kemuning Utama, terrace house is RM50 per month, Semi D is RM80 per month (less houses sharing), and for Bungalow is RM100 per month. Initially was RM30 per month for terrace house, that was subsidised by the developer for the first 2 years.

Wow, I didn't know in Kota Kemuning the security is so bad, got robbed in broad day light?!?!?!?!? Are u talking about Canal Garden? Because the only Gated and Guarded in KK is only Canal Garden......sad.

Kota Kemuning is a much 'safer' place for you. I have stayed in USJ for 10 years and 2 years in Kota Kemuning, I vouch for the latter in safety.

It is also newer housing estate, wider roads, less traffic jams and congestion, and much cleaner too.

You should consider Kota Kemuning instead. The number of houses being rented (vs. owner-occupied) in USJ is also not adding to the quality there.

Sorry USJ, facts are facts, prove me wrong.

Perhaps when one is looking out and shortlisted a potential house, take a drive at nite through that road. I could say many residential steets are so badly lit at night, looking SO gloomy that gives you the creeps, this is what caught my attention in one USJx whilst taking a short cut to another main road. I reckon the under-maintained and often overgrown trees along the road side add to the problem I thank God the lamp pole is right infront of my home and fairly bright.

Need not look elsewhere.. USJ16 fully gated , well manage , beautiful park(jogging track,2 reflexology path, well maintain children playground complete with soft pad layout, exercise stations, futsal, basketball and badminton courts and plently of friendly residents) and with ZERO crime reported. Hope i am not over selling but facts are facts. I dont know if there any house available, why dont u drive over there to see for yourself. See how efficient the guards are? I can vouch for all the above cos i stay here.

Take a drive in all the housing area and experience the environment. You should consider the older part of Subang Jaya. With your type of budget, I am suggesting SS14 or SS18. These two places are easy to get in and out.

Thanks for the suggestion. I check the locals newspaper, USJ 16 house is beyond my budget already. Yes I do agree USJ 16 is a very secure place to stay.

I think quite a lot of places and taman beside USJ also never falls short of those creepy feeling due to not well keep trees and branches. This one suppose to be the local council responsibility right?

Which area in USJ do you suppose are more well lighted?

There's a house along Jln. USJ9/1(I guess) along the road in front of Nirvana Rest., is out for RM315K for some time. Just passed along the road and saw the price down to RM285K. Good bargain at this price. ;)
