Visited the new preview launch and show unit today. I was advised by the sales that this will be the last parcel in USJ and to be developed by Sime Darby Property despite it's located on Batu Tiga side next to Subang Heights. The new flyover bridge spanning across KESAS will link USJ3D and USJ Heights is scheduled to open in Feb 2009. The 1st phase launch will begin this coming Friday with 83 units of super link houses. It comes w/ 2 and 2.5 story house size with 26'x80'. Build up area is 2.7k for 2 sty(5 rooms) and 3.1k for 2.5 sty (6 rooms!).
Overall design and concept is to cater the current problems in USJ and SJ.....gated with CCTV & live wire fencing, guarded, low density, strictly low rise residential (no commercial offices or shops), underground cables, covered drainage,.....
Design wise I think 2.5 storey is much better with 6 spacious rooms. All units come w/ alarm, autogate, solar heating, plaster ceiling, kitchen cabinets and 4 or 5 air conds. So far the take up rate is only about 30% and more popular w/ the end and corner lots.
Now d interesting part. The damage is appx $790k for 2 sty and 840k for 2.5 sty. Completion is Apr next year due to build and sell concept..... Book now 30k and sign SPA within 2 months. Developer is working w/ RHB to offer "sub prime financing " options. If dun wan there is "buy back guarantee" by developer.......Under the current uncertainty of economic crisis, who dares to invest such big amount??

Wow for that price one could get a Semi-D, just a little further away. They are too ambitious to think they could get away with that price at the current market situation. Long gone are the days where people queued up a few days ahead of a launch and be subject to ballot. Good luck.

passed by the project along the highway. did anyone notice there are factories and high tensions pylons and communication tower there?
who would pay such high price to own a home in such a location? some more it's quite near the highway....
better buy a 2 storey 24 x 87 house in usj 2 for rm 400+K then renovate it to the way you want it......happy.
We all should just boycott and don't buy at such 'killer' price. As long as there are buyers, the 'sharks' are happily swimming nearby

it is a trend for developers nowadays to launch "high end" projects I fear there will come a time Malaysians cannot afford to own houses in their own country. and the foreigners are buying our homes cos to them it's "cheap" :(

Of course, they do have a right to sell anything at whatever price they wish. Buyers who end up buying are sold on the hype they create. Just hope these people don't get stuck and have difficulty selling when the time comes, considering there has been a property overhang of late.
If Sime UEP succeeds in pushing off all the units, they must be fantastic marketeers, hats off to them. These are link houses with no land in between. They are squeezing in so many more units than if they had built semi-D's, but keeping the price at semi-D level. Blatant profiteering! Call it super-link, whatever name they want, to make it sound special, but accept it, it's still a terraced house.

usj heights launched Sakura superlink house (phase 5) last week. see the prices of previous and new launches:
1) Kayangan Putera - 26'x80' $788K(2 storey) & $840k(2.5 storey) launched in early 2009.
2) Kayangan Puteri - 24'x80' $828K (2.5 storey) launched in Oct 2009
3) Mandara - 26'x80' $898K(2.5 storey) launched in March 2010
4) Indigo - zero lot bungalow (or semi-d) $1.8m launched in Feb 2010
5) Sakura - 24'x 80' $928K (2.5storey) now
....spending 1mil to live in std link house near HTC with no certainty of club house facilities at a worst off location...heard the sales is not bad (>80% sold)...the price is dem high and i can easily buy 2 units of 24x75 in usj
clearly many loaded ppl in usj/subang jaya.........

Look at HK. The caged cubicles have also increased in price. Do cavemen have problems finding caves to live in? Soon young couples won't be able to have a roof over their heads..just rent a bed space like in HK.

new link houses at USJH asking for around $1mil...........then the old usj house around $350k is a steal.....................clearly a potential spillover effect from USJH to nearby usj houses to reduce the price gap
if this does happen.........then good news to existing usj house owners but bad news to young couples looking for homes in usj

Watch out. Some factories in Subang Hi-Tech emit foul smell gas.

Not too long ago, Sime also said that USJ 3ABCD will be the last parcel that Sime will develop around this area.
