Hi USJ residents,
I'm planning to purchase a house in one of the following location USJ 2, 12 or 13. Please give your comments on which location is better and can anyone tell me how old are the houses in these areas? Thank you in advance :)

The problem is that many of us with good intention have provided our input and most of the time the person who made the enquiry just disappears after posting his/her request here. I would expect the person to respond to our comments. I think I can only speak for myself - I am tired.

Hi pcyeoh, I wouldn't mind if you just copy and paste your previous posting :) .. Sorry to know that there are such people around that just went missing in action once they get the information that they need.
For my case, I'm serious in discussing the potential of each area mentioned (USJ 2/12/13).. been driving around these areas for the past few weekend to hunt for 'House For Sale'. But it would be great to get some feedback from residents of those areas. Planning to get my own place in USJ this year and i for the time being.. I can't think of any other residential area that is more suitable.
Yes, Puchong has many new and nice houses.. but main factors.. the LOCATION...and mature neighbourhood of USJ that make me decide to stay. I've been staying in USJ for 7 years.

Appreciate your help in posting the links :) Since you are staying in USJ 12, can you tell me what you think of the neighbourhood? I like the 1.5 storey and 20x60 double storey house.

Subang/USJ is a good buy. I will just use international benchmarks for properties in Australia as well.
When you look for a good property, you look for?
1)A hospital nearby; we have SJMC
2)You look for good schools for your kids(if any), we have SUbang Utama,Sri KL, Taylors, Inti...etc
3)Good amenities-Taipan,banks ,Carrefour,Mydin,Subang Parade,Sunway Pyramid,Summit (for your DVD)..etc you even have Nam Fong chicken rice!
4)Good access to highways
5)Good transport - you have KTMs and RapidKL, not fantastic,but it is there
So the houses are older than those in KKemuning, but think ,you are more central. People moving to KKemuning do so because they may have a bigger family..and need more space and they cannot upgrade to a bungalow in Subang Jaya due to the higher price so KK is a good option.
Most people renovate so buying an older house, you need to budget in some reno costs. Same if you buy in PJ.
Where else do you get so good a website like usj.com.my? shows that there is an active community that we can share problems and views with. Certainly,it has a different class of people and the potential to go even further. There is also enough mamak stalls to satisfy everyone's budget..so if I don't see doom, I see only lack of land in SJ/USJ so cannibalising the older terrace house is a good idea, if you have a small family, if you have a small family with kids going to schools(can stay in SJ until college),if you are downsizing (children now out of the house).
I think that there are a lot of people who do not realise the values resident in SJ/USJ. If you don't have a family, it really does not matter where you stay. If you are like most of the population,intending to marry, intending to have a family, you should start checking SJ/USJ out for the little gems that are still under-valued. You do need to select the correct street.
I seriously think that SJ/USJ will eventually be very sought after..much like PJ.
I think that there are many here that will never sell.
Seriously,the community you stay in is perhaps the most important..those are the intangible values. Your children will grow up and identify with it...etc..etc
So houses are bigger in Klang and KK,so..? so are houses in remote parts of Selangor.

yup. Agree! Having an active e-community is really a first and remain THE ULTIMATE e-community in M'sia.
Didn't regret moving in to SJ/USJ. In fact, I have many family members are also staying here...
I think it is because of the traffic jams that is negatively impacting the property value in SJ/USJ. But, i think the traffic jams here still not as bad as those in Serdang & Cheras areas etc.

well said Mat Bruce, I have been staying in SJ/USJ for the last 16 years and have 3 growing kids. Am enjoying the un-appreciated benefits you mentioned. I have been telling my friends and relatives that SJ/USJ is a very complete township with all the necessary facilities. Where else can you find 2 hospitals nearby and 3 hypermarts, Subang Ria, etc? Traffic woes? You can't avoid it anywhere in Klang Valley.

Agree with Mat Bruce. I've been renting for a year. Then I decided to buy one in the same area. Been living in Cheras, Old Klang Road, Shah Alam, Bangi and Sungai Besi. Still love USJ. It just took me on average 40 minutes to work and 30 minutes coming back from work. And I work in the heart of KL! Lots of nice neighbours is another plus too! Gynea, pedics, clinics, all within a minute drive.
