I was browsing through the Star classifieds yesterday when I came across this ad:
"SS15 Service Apt near Inti, Metropolitian, Taylors College. Free furnishing and electronics items. Enjoy prelaunching early bird bonus."
I was a wee bit surprised :eek: Is there really any empty space left in SS15 for an apartment? Has anybody heard any info about this development?

there is supposed to be one near ss15 but darn it.. i didn't think they would start advertising so soon... have to start saving liao... :(

Unlikely to be an existing apartment - the existing apartment in SS15 (Myplace) is under residential title, service apartment is under commercial title.

Nah, the apartments near carrefour is in SS16.
Darn, a typo on the thread title: should be "new" not "near".

SS15 is already so packed.... where could it be the place for the New Apt that you mentioned... hmmm...
If there is one... I think this will be a good investment for those looking for investing and rent out. :)

i think advertiser referring to the service apartments between carefour and mesiniaga... they are close to ss15... literally across the road. if MPSJ approves another high rise property in ss15, it will definitely be another scandal since that will be on one of existing greenlung land

Quite unlikely-lah, since the ad says the apartment is at a pre-launch stage. All the SS16 apts launced already.

Received a leaflet on this yesterday. It's the current car park / MBSJ Tow Truck Parking Bay next to SS15 Post Office and Inti College opposite McDonald.

You mean the one at the corner there? Wah.. then that sure will be a good investment...definitely it can be rented out easily to students... :)

are u sure you want to rent to students? while many has made good money, others have horror stories....

Well.. what kind of horror story.. as long as u choose the correct tenant.. shouldn't be any big issues.. u can see those houses nearby.. they are renovated to 7 rooms...and each room can fetch a rental of RM500 per mth.. Therefore, the monthly rental is RM3500. The cost of financing could probably be around RM2000 per month.. that mean the net income per month could be RM1500!
What worst is we totally renovated the interior when we r ready to move in....that would cost u the most also RM60K to RM100K (estimated)... but I doubt u would want to stay when u can generate recurring incomes every month, do u? :)

not all students are bad. but some of those that are good, when you get them, they will stay with you maximum 3-4 years. then u have to find new tenants and you cant guarantee they will be good.
what do i mean by bad? they trash your place. and yes, u can renovate. as you said 60k to 100k... that's a lot of money. and worse, some of them u really have to chase them to get your rent money. u need to spend a lot of time to monitor.
those houses renovated to 7 to 12 rooms that i have seen. these renovations are illegal. dont forget, you may also need to modify your power meter to cope with 7 to 12 aircons and if you want to monitor the power usage. if your neighbours complain, u have it. all that renovation money down the drain and maybe MPSJ will come n tear it down and you can cry ala zakaria deros style.
for net income RM1500 per month.... im not sure if it is worth it... after 10 years you may get away with 180k... and then u dump 100k into renovation.

aiyah.. no fun la you let the secret out... suspense sikit ma.... :D besides bad tenants, you have to consider that the plot of land is very small...the units that they build will probably will be quite small... not that good.... you know la students... rich ones want more space.... and they want the facilities.. dunno whether got facilities... and have to consider parking space oso leh..

I saw the flyer for this place, called menara habitude (any idea what in god's names that is supposed to mean?)
Anyways, they are offering furnishings, intercom, CCTV, Astro and TV, and lots of other stuff...even a washing machine...
Bus located right at the door...I dont see any parking garage at the base of the building...maybe it will be underground?
It is a very small lot but it can be done.

i hope it doesnt look like im helping them to advertize but i have nothing good to say besides the location. the flyer says 6% returns. that means the selling price will be very high. when i make an investment in KL, i expect minimum 10% returns. currently, i am getting on average 11 to 12% returns. secondly, i never heard of this developer. my advice to friends is, if you never heard of the developer, don't take the unnecessary risks. it's better to buy when the property is completed and pay maybe 10-20% premium, than risk the property not being completed at all. don;t say i never warned you... we have seen this happen in USJ before.
also, let's take a look at the recently almost completed tiara condo beside carrefour. how much has the property actually appreciated? i dont think it is higher than 15% or 20%

i just studied the flyers even closer. besides a Miss Janet who has 2 handphone numbers, there is no mention of the developer name or contact number at all. can someone also check if the 2 numbers are pre-paid or post-paid?
sounds a bit dodgy...

Was informed that the developer is Link Ventures Sdn Bhd. Tried Googling it, tried asking a couple of property investor friends ... but couldn't find any info.
I think there's a very good chance it's a new/very small developer.

Menara Habitude is priced from RM 176,222 up to RM 427,271 while size from 396 sf up to 1301.66. Seems steep, even with full furnishing, for a place targetting students.
Apartments in subang/USJ traditionally don't show much capital gains. Not to mention that there are so many serviced apartments coming up :eek:
also, let's take a look at the recently almost completed tiara condo beside carrefour. how much has the property actually appreciated? i dont think it is higher than 15% or 20%

But from an urban perspective (yeah, I get the pun :p) this project has a few advantages: good design and location.
Design
*Small lot, tall building.
*Building is facing the street
*Building is located at the street
Location
*Building is located in a mixed use area
*residents dont have to travel far for their needs...everything is at walking distance
*public transport (5 routes stop at the door, 5 routes stop within 5 minutes walk away)
*car rental service nearby
*colleges nearby
