If I want to purchase a condo or apartment in SJ/USJ or Sunway for staying in, which is the preferred place? Should be 1000 sf and about $150K-$180K.

Thinking of Good Year Court or Acadia Apartment in USJ11 but Good Year is so congested and Acadia is a walk-up. What do you think? Maybe you know a hidden jewel somewhere.

For the money you are talking about, you have to look at Goodyear Court. If you are lucky you just might get one around 1000 sq feet but be prepared to pay slightly above 180k. As for congestion, it is not. But by my personal views, avoid court 10 which may be a bit congested. All the rest are quite ok. Remember, because all the Goodyear Courts are spaced out and are only 5 floors, they are in fact more spacious than you think. Maintenance is generally good and much cheaper than Acadia.

I was told that Court 7,8,9 are popular with tenants because of their location. From experience, areas where owner-occupied property are the majority tend to be better, in terms of quietness, cleanliness and neighbourly behavior. Is that true for these 3 Courts? Some said Acadia is quiet - which is appealing to me.

I agree with you about Court 10. There is also that oxidation pond nearby....
