This thread is not meant to shoot anybody down but if Summit wishes to attract tenants and customers (ever wonder why all other shopping complexes in the SJ/Sunway areas and even other much 'older' complexes in the Klang Valley are doing well except Summit?). I have the following observations and these are frequent happenings:

1) Usually one lift in one area is working. It also takes up to weeks to repair the faulty lift.
2) The lifts are filthy.
3) The staircases are filthy.
4) The escalators (even during weekends and public holidays) are not in operation always, usually they allow the escalator up but switches off the down.
5) Not very clean toilets and charging 20 cents per entry when Sunway Pyramid, Subang Parade and MidValley (with much cleaner toilets) are not charging a cent.
6) Passages leading to lifts and staircases are very dirty.

Anybody care to add any more to this list?

sorry lar bro. Didn't really go to Summit often. But i know the toilets aren't clean... got smell

I'm always with the opinion,levying charges for use of complex toilet is a blantant money making scheme for the complex and the staff pockets the money most of the time. I've seen too many complex toilets are just as smelly, dirty, unkempt, no handsoap, hand dryer not working and other hygiene matters below par. This is typical in Malaysia!..never want to improve! Sigh!
The maintenance manager should be held accountable and shot!. They're NOT doing their job!. Gaji Buta! :mad:
Come to me..I'll teach good lessons in proper maintenance!

they should learn from singapore where washrooms are clean & dont cost a cent. some washroom are so nice i wanna live in them!!

i don't go summit often because this place look like an old building, eventhough thing are cheap there but you pay RM1.00 parking fee whereby your car is park at a dim area, to work to the staircase, you feel unsecure . All I can mention that is, the most dirtiest shopping complex I have ever been.

I discover the below : -

Have you ever been to the most clean and bright car park area - The Curve (they even paint on the drive and walk area - with CCTV)

The most secure parking area - Mid Valley (you see the guard wondering around either with car of motorbike)

Expensive parking area - One utama (not so bright and dirty, yet charging RM1.00 for the 6 hours and subsequent hours RM2.00 per hour)

Complete and expensive parking area - KLCC


I have study if you walk into the shopping complex with a clean washroom, the owner are born to be filthy rich in the coming year, moreoever if it is FOC.

For The Summit, it would be like an abandunt shopping complex, I guess.......

Firstly the tenant themselves don't earn much money, and I guess the tenant don't pay maintenance fee..... . basically we don't go for those shopping complex without good basic facilites - clean toilet, clean staircase, clean elevator, clean lift, clean corridor, clean parking area, clean walk area......

that's VERY cheap.
most places go by the hour.
1utama's clock only starts after the 6th hour

I agree with all the comments, it is a very depressing mall situated surprisingly in a quite middle class area. The car park is horrible, its dim and with too may dark and blind corners. I don't go there unless absolutely have to. Ladies have to watch out parking there especially B2 or 3. Take good care! :eek:

Let me add -

Going down to the basement carpark is like taking a trip to the bowels of the Earth - it gets progressively hotter. The ventilation system does not seem to work in the basement carparks.

The shopping complex gives me an impression that the tenants are trying to emulate the ambience of Petaling street or Sungai Wang Plaza minus the crowds.

Err...in the beginning...they never provided enough ventilation or exhaust systems...to draw out hot n oily fumes from more n more cafes...restaurants...n food stalls...sprouting within the complex...

Ahem...as n when such need arises...they would allow the contractors to make DO...or improvise with the necessary to draw n expel those freaking fumes directly down into the carpark levels...err...instead of having to do with massive works to do so...out thru it's external walls or roofs... :rolleyes:

So...what ya have...is a freaking HOT n massively fumed basement carparks...:rolleyes:

Thank you all for your comments and views. In other words, Summit needs a massive overhaul - change in a management team which knows how to manage a shopping complex as well as periodic repairs if not renovation. As Hans Solo aptly put it, it is right in the middle of an affluent residential area and they should perhaps take a leaf or two from the management of Subang Parade.

I remember eight or ten years or so ago, when Summit was being built (I cannot remember exactly - getting old and senile), there was real panic in Subang Parade as many of the tenants wanted to shift to the brand new Summit. Oliver Sandwiches was among the first to move and it was among the first to close down in the Summit. I could see lots being vacant progressively by the week in Subang Parade. I take my hat (and wig) off to the management team of Subang Parade. They have really turned it round.

Why should the mgmt bother as long as they have tenants and the tenants have customers like yourselves.. just avoid the mall until they improve. when business goes down only then will they take notice.

I heard that a new management team has taken over and they are serious in changing things. For starter, Cold Storage will be the new anchor tenant. Give the new management a chance. It is good for us.

I take my hat (and wig) off to the management team of Subang Parade. They have really turned it round.

As the result of the LION Group selling of the building, the new owner brought in a new management team which account for many of the changes.

If you look at the area managed by the old management team, i.e.Parkson (part of the LION Group), the last time I was there, the supermarket section was still vacant. :eek:

For additional info on the car park area, the reason why car park is hot b'cos those cooking ekzos ducting comes out to the car park area .. that's why it's hot and smoky and some unlucky fella park next to the cooking ekzos then kena that cooking oil on the windscreen as well .. :mad:

The structure of the air ducting is really bad there .. or should I say the worst .. :mad:

I really have a problem parking at Summit, I have been there thrice and each time I have parked out. Thank GOD I never enterec theiri basement. From what I hear from you guys the ventilation sucks, which means it is hazardous for asmatics and people with heart problems. Anyway it my not my favorite haunt. I go to Subang parade and IOI mall because it is where my kids like to go and secondly parking is really convenient. Giant is the best when it comes to pariking ...FREE of charge!!

Do you have the statistics of how many cars were broken into or stolen at this complex?

Are you kidding? Other than the hypermarkets, this is one of the cheapest place to park! The new wing is bright as well.

Chua. If Cold Storage is going to be the new anchor tenant, it will flex some muscles to ensure that basic amenities are appropriately correct and that includes lifts and escalators. That is really good news. Thanks. Would you have any idea when it would start operating?

I did not ask when Cold Storage is going to start. Hopefully it will not be too long. Anyway, the reason they are bringing in Cold Storage is because they want to improve the prestige of Summit. For example, they have asked current food tenants to change their cheap furnitures into more decent ones. They will also remove the make-shift shops blocking other bona-fide shops who had paid for good frontage and location. I hope the new management has the will and clout to see it through.

Actually they have a lot of good things going for them. Their bowling alleys are very popular. Rock climbing and indoor football are also there. They have a hotel and college next door too. So sad that poor management was slowly killing it.

-1 u parking is 1 of the cheapest in town...but hardly get 1 to park ...
-the curve - although brightly lit and with cctv ..and do u know that the cctv there they dun even "on" it ..what the purpose to have it if they didnt utilise it.
-summit - give the new mgmt a chance.. they r improving.. at least they bring some quality tenants :) hehehe. as what we can c they improving the carpark right now?

the number of times I visited Summit for the past 5 years can be counted using fingers from 1 hand.
Condition there is bad, bad, bad... lack of maintenance, lousy carpark... dim, dark, hot, stuffy, scary...
not to mention there are smokers smoking openly everywhere too!
Cinema there also lousy... I even saw a rat in there!
The new management will need more than a couple of millions to do the revamp of the whole complex... change of tenants also might help... we need more quality tenants there rather than those Petaling street or S.Wang type

GreyShadow. The change of tenants could be near impossible. I read somewhere that quite a number of tenants actually own the shop-lots. I maybe wrong and thus if somebody has information on this, would he or she be kind enough to update us.

My grief is that there has been too many of us making sweeping statements without the data to back it up. There is no attack on her personally, all I am seeking is more information on how she arrive at those conclusions and I did ask, whether it is a joke! :)

Cold Storage new tenant for Summit? But Giant is also under Cold Storage and it's just outside Summit .. so how could that be? :confused:

how to manage summit if the management do not own the shop lots.I remembered when they launched the projects,everyone just invested in the lots without really bothered to check the locations.Most shopping complexs cannot function well when the developer sold individual lots to investors. :)

ok...besides the dirty staircase,the super hot parking and the lifts which alwayz break down...i find it quite a nice place to hang arnd with the cinemas and bowling...therez also the DVDs which we can get almost everywhere in summit and therez the food court which i think has one of the cheapest "chap fan" in subang! chicken,pork,and one vege only rm3.50...couldnt believe it..anyway,therez also cheap clothing everywhere...its like a high class petaling street!

Which goes to show that there is consumer value in Summit USJ with its niche and variety retail choices. The management simply has to revamp itself and relook at their business strategy. They would hv to improve their basic infrastructure, redesign and modernise their interior, upgrade public and shopping facilities to revitalise their business. Yes, even private owned lots can be 'guided' to improve and to drive shopping traffic into their complex. It can be done.
Now, if I can buy the mall for just RM1, assume their liabilities and tenants, I bet I can turn around the mall into the "the Shoppers Paradise of USJ". And cause more traffic problems along P. Kewajipan. :D

Is not u & me to say but the public feedback lead to improvement, with every car owner RM1.00, the service is that good..... but many would do nothing as this is common in malaysia ie no standard maintenance

There was cars broken in or stolen everywhere but at least you see the management doing something rather than Summit, do you dare to ask your wife or girlfriend to walk down to B2 and B3 n collect their car.....

If you reach in the morning and time goes by, you will end up
monitor the time rather than thinking of lunch at Secret Recipe and Dinner at Shakey. For my case, I sometimes feel like bring my two kids for shopping from old wing to new wing, the only concern would be - paying the extra money for parking instead of meal. I might eat burger king set meal around RM7++ and parking Rm1 + RM8 because I stay longer 10 hours they. ....... single tend to walk and see thing faster than bring kids around, you need to see clothing and they want to play......

Do you like paying RM.20 for washroom ? Clean or Dirty ? When you married with kids, you pay extra for washroom, you feel enjoy ? If you go one time RM1.00, three time would be RM3.00........ small money for a person but a shopping complex doesn't accomodate one person, yeah the management is rich to absorb and tenant very co-operative, pay more utility and rental - eventhough we get suck by different way, don't you think is worth well.....

PPL work at office from 9-5 n i shop from Mon - Sunday, when I go out, I consider a few factor, parking fee, washroom fee and etc because I am a little women in the house

The essential matter at hand is its poorly maintained and its taking its toll!..nuff said!

Typical lah..build up, ensure lots are rented and ontime collection...everything else is secondary or unimportant..typical local attitude!

1utame parking is NOT expensive at all.

Summit charge RM2 on Sat / Sun. Most expensive of course KLCC.

Most systematic is IKEA. During pick hours/session, the securities will lead you to empty parking space.

I suppose what I am about to relate can happen in any shopping centre but unfortunately it happened at Summit.

Last Saturday, I was there with my aunt and her husband. He had just withdrawn some cash from the ATM and was taking the escalator up. Two Chinese guys crowded about him; one stood directly in front, the other behind him.

He thought it was rather rude but after a couple of years here, accepted it as normal Malaysian behaviour.
Within seconds the guy in front of him went into a spasm, like someone having fits, and leaned back against my uncle, grabbing hold of him. My uncle was losing balance and the guy behind him was holding him as well.

Then they reached the next level, and the two guys briskly walked away from him. It was then his heart sank as he put his hand into his pocket; his wallet was missing.

When they complained to the Summit management, they were told that 1) their CCTV's are not located in that area and 2) most of them are not working anyway.

Cold Storage or not, Summit is the last place I would want to go shop. Its dark, dirty and dingy.
