Please help if u can.

I know that many corner hse get converted to be kindergarten..is this legal in the eyes of mpsj?
Can i also convert a corner hse to be a 9-5pm office?

Of course boleh. It is called a SOHO (small office/home office) :D Whether legal or not I am not sure.

beside near my rental house in ss14 is also a residental house turn into office..But they all quiet..no noise , no signboard..Only 8am to 5pm , 2 or 3 people inside..After that, no body..So far i guess no problem..

But dunno ah whether MPsJ allow or not? I guess as long neighbour not complain..no signboard..no noisy..no bad vice..ok ah?

I am sure there are some zoning laws that need to be fulfilled .. and also some safety requirements like fire exits et al if a residential building is converted into commercial. Best to check with the local council; specifically with the Bahagian Pengawalan Pembangunan (http://www.mpsj.gov.my/main.php?Content=vertsections&SubVertSectionID=49&VertSectionID=23&CurLocation=48&IID=&Page=1), since their jurisdiction, among others include "memproses permohonan Kebenaran Merancang untuk menukar syarat tanah, memecah sempadan dan mencantumkan tanah."

On that note, my new back neighbour has a contract to supply meals to some factory.
So his backyard has become a kitchen - major cooking and cleaning going on starting around six am.
I am just annoyed because this has prompted flies, cats and what other rodents to converge.
All the water from cleaning the meat, seafood and vegetables flows down to the backlane causing a mini feast for flies to party on.
What can I do?

i used to have problem with fly, u could buy bugs catcher, a roll of brown sticky sheet to catch them lively (I got mine from usj 1 giant, the laundry powder section). Very effective as it catch all bug which fly

converting your house to office with obvious and disturbing activities, of course lah wrong, that goes without saying what.....

if only convert to do some typing or lipat kotak, ok lah,....never disturb neighbour......

hmm, funny how some neighbour dont have otak one...

I think it must be OK .... look at the detached houses along Jalan Maarof, Bangsar.... many are now converted into showrooms. I suppose there are rules on Do's and Don'ts if one wants to convert a residential property into commercial... they do it in UK, too.......

The authorities will be careful when allowing this, making sure the nature of business is not causing any inconveniences to the other residents..... :cool:

Agreed. SOHO is popular in this time & age BUT the sad part is our local bye laws do not recognise this 'cost & time' saving way to conduct/run a bizz out of residential home (as opposed to KL's expensive condo projects where SOHO is part of the key selling propositions).

Maybe the local laws are outdated :confused: and they will only apporve on a case by case basis :confused:

They view kinddie as a need and its community centric.

You can use the house as long as you do not cause the following 3 problems: 1) Vice 2) Noise 3) Parking. Without these 3 problems, the neighbours do not have a cause to complain.

It's WHO you know that can determine whether one can use a residence for commercial purpose or not. Like the corner house somewhere at the end of USJ3 that is a restaurant... just cannot fathom how it can operate for so long without getting the attention of MPSJ. Need I say more?

There is a rule says that if the house is on the main road (meaning the road got to have two ways), it can be converted to office "legally".

The houses along Jalan Maarof, Bangsar has been officially zoned as commercial zones after the dwellers could no longer live in those houses or sell them due to the traffic and noise. Mind you, these are prime property lots in Bangsar and the owners cant simply lose their property value like that overnite. So it was decided they lobby DBKL to convert them into commercial zones, with the help of their 'influential' MP, so they can rent/sell it to businesses and recoup their investments. I personally knew a friend who lived there and sold out once it was converted.

As for SOHO, if your residence is a one man home office, there are no restrictions. But if you were to conduct a business in your home with more than 3 employees, you may hv to apply to the local council for a business license eg. Kindy, showrooms, sales office etc, and comply to certain conditions stipulated in the license. This is the same thing if you are converting the top floor of a shophouse to a small office. Ofcos, since enforcement seems 'lacking', most of these businesses dont bother unless they are 'highly visible businesses' like kindies. If there're complaints, then MPSJ can issue fines and stop business orders. But ofcos, MPSJ officers hv a 'tutup satu mata' policy which can be invoked with a 'value-added' settlement on your part. :rolleyes:
