Given a budget of around RM400-420k, is there anywhere that I can buy a good place, e.g. 22x75 with 1500+sq ft. in USJ and relatively new too, less than 5 yrs?

Or are there any areas that any of you can recommend? Seri Utama, Kota Damansara, etc.

Kota Kemuning's out of the question. Traffic in the morning is horrendous! Putra Heights also no. too ulu.

You can try Bukit Jelutong Shah Alam. Traffic is good and for that budget can get 22 x 85 house or better.

You must also know that MPSJ and MPSA have different rules. eg. dogs etc.

Hmmmm... USJ 23, USJ 26 or USJ 27? Got a few houses going abt (more/less) 100k below ur budget price... and with lotsa room for improvement/renovations too. Got 24 security and outer perimeter fencing too :) !

Best part is a USJ address but away from the general USJ jams... :p

Maybe you can consider USJ 6 area, good location which is near taipan, public transport easy to get but definitely it's already more than 5 yrs .. but pricing wise is only around RM200-280K which if you're lucky u get a hse which is already fully renovated if not, u can do renovation for extension of your hse ... comfortablely is a big hse after renovation ... hehe .. i jz did mine .. ;)

With that price, you can get less than 2 yr old house in USJ 3A
with size 24x75.

With a budget of RM400-420k, you can get a decently renovated house in USJ (less than 5 yr old) with l/s=24x75 & b/u=1800 & up. Generally, USJ20,21,22 & USJ3ABCD are newer areas which are less than 5 yr old. USJ23 & beyond - are also very new but are situated away from USJ town center. USJ 16-18 - generally good areas, slightly older (6-7yr old) but can be slightly premium priced.

I've seen the entire Kota D'msara area (incl. Seri Utama, Bayu D'msara, Sunway D'msara, etc.). No doubt this area have easy access to most major shopping complexes, town centers (ie. DJ, DU, TTDI) & h'ways, prices are ridiculously high for leasehold properties. There are many properties there which are gazetted for Bumi only - so transfer of name can be really tricky! Besides, you'll have to consider those 'empty lands', coz' its development can be unimaginable...

Hi All,

I am currently looking for a house for rental within USJ for a fmly of three. With all the USJ terms like USJ 1 - 24 makes me complicated as my working location is Cyberjaya. Any one can suggest area best fits my requirement and of course USJ is known for its fmly orientated fmly hood although traffic is not bad to say.

Any owners would like to rent out or know any contacts pls revert, preferably with kitchen cabinet within the budget of RM800.

Subang jaya - ss15 - 19, usj 1- usj 15
Puchong - usj 16 - usj 22
Shah alam - usj 23 - usj 28, putra heights.

No offense, I would rather buy puchong than those areas because it is in the middle of puchong and usj. Furthermore, Puchong is nearer to KL.

USJ 23 onwards is nearer to putra heights area and you have to travel quite a distance to go in. It is just the name that it is within USJ area, if you consider the distance, it should be closer to putra heights.

I would consider USJ 1 - USJ 22 as traditional USJ area.

have u checked out houses at Ara Damansara? I kinda like the design and also location, being close to Fed Highway and also NKVE. I don't believe the jam there is that bad yet. Prices range about RM400k and its freehold.

My friend bought basic unit at USJ 11/3.. for around RM330K

which part of kota damansara that you would consider "bandar" with budget rm400K?... :(

i doubt you can get a house in ara damansara for rm 400K, a friend bought a 22x75 for rm 480k, that too with rm80k cash upfront.

Okay let me kay poh chee a bit. I have (actually my deceased aunt) a double storey house in SS15 Subang Jaya. It is said that our house is worth 1/2 a million. But nearby houses were sold less than RM400k. Ours is corner lot with a very big garden, so should worth at least RM400k kua...

I read through the postings, and nobody interested in ss15 huh? Our house is right in front of Sri KL and Taylors' college summore! Very good for investment!

hahaha... my father is going to have my neck. But no worries, I'm not entirely talking cock. Go figure...

I'm still single and only 30.
But if i don't get a house now, prices will be more than RM500k next time!! hahaha...

I think the most ideal place to get a house is SS18, followed by either SS19 or SS17.
Both are quiet and peaceful neighbourhood.

Yah SS17 is not bad. Might be too quiet. ss19 expensive! How about SS12? Walking distance from my house, mamak stalls, and Sunway. We can go yumcha anytime. USJ3A is really not bad too. I used to teach preschool there. Big big houses and reasonable price. But you must have a car to travel in and out lah. Unlike ss15 where it is walking distance to the ktm, bus stop, groccery shops, carrefour, subang parade, post office, tenaga nasional, banks, etc etc. hehehe... bleh :-~~~~

Jay, ss18 n ss17, at nite the roads there really dark wan ler ... i've friends stayin' around that area ... houses there are quite spacious even for a double story ..

but i thinks it's time for me to move on, and OWN a place of my own.

With bonus coming, I will be able to decide by end of jan or early feb.
Then all are invited to my house for housewarming party. Liqour will be provided.. hahaha...

And to top it of, it's a bachelor house, you can gamble or have dance party.

How much does it effect newbie buyers like me? who want's to own first house? should i wait?

Anyway, the interest for house loans hv already increased which I've heard over the radio sometime back ... so if you wait, might be 50% chances that it will drop again n yet again it might not drop .. so it's your choice.

If you think you can afford a house now then go right ahead to search for your RIGHT home ... otherwise cont. searching :D

for RM350k...
you can get a corner lot in USJ 3 (old section, not the ABCD section. Cost about RM300k depend on condition and land area)...
I quite like this area that I staying...
and the USJ4 area (in between New Appolo Restaurant and the play ground)...

I thought the price of corner lots have already exceeded RM600,000 in Subang Jaya and USJ? Intermediate lots used to be maintained at less than RM400,000. However, do note that if you buy an old house and decide to make some renovations, the job could add another tens or hundreds of thousand ringgit to your budget.

USJ 3 old section got smaller house (20'x60')...
so the corner lot also cheaper... :)

if u r willing to top up about RM70K more, u can probably get a place in Tanamera (behind Projet) with built-up of abt 2,000 sf. Its brand new and is a guarded & gated community.

The best location is still within your heart. Never ask anybody their opinion of a good location or even the house you intend to buy if the house is already built. I did that and I end up buying nothing but headache and confusion. If their suggestion turn up to be no good, they are not going to compensate you for their ill advice.

I went searching for me dream home with my brother in law as I needed him to put in the down payment for me first while I sort out my EPF withdrawal and the bank financing. We went to at least 5 houses and every house we went to had a flaw either in the price, location, design or the neighbours. One even have all the 5 negatives that made me wonder how in the first place the seller could tolerate to stay on until then. In the end, I just brought along my wife and went house hunting and found our dream home which I am living in now. How did we know that this is it? Simple. Our hearts told us so.

saya SOKONG! To get suggestions to buy a house? wow! far out man!suggestion to impulse buy a bottle of perfume for gf is ok methink, but a house is ...hmmm.

I searched MM&star & saw/inspected close to 40 houses in PJ ss2/3/4, sect 17, 19, 21, tmn megah, tmn sea,tmn mayang, usj 2-9, ss15, 17, 18, 19 and finally narrow 3 down... brought my finance minister cum prime minister cum minister of home affairs to check out the shortlisted 3 and finally settled down in ss17...
This turned out to be one of my 16 BEST decisions made thus far :D

Good luck and man, u gotta work hard looking for 'it' unless of course, its a temporary abode and u wanna sell to upgrade soon.

What about Bandar Bukit Puchong 2? For $300K you can buy a 2,200 sf house. Very good quality. Freehold, on a hill, has 2 interchanges next to it making access excellent and not too far from USJ, Tesco, Cyberjaya etc. Once the property market picks up, it will be a sought-after address.

Seksyen 26, assessment fee is cheaper than USJ, 5 minutes drive to USJ 26 and 10 minutes drive to taipan, 4 minutes to elite highway and 4 minutes to kesas highway.

you could see the house at seksyen 26/29, tmn bukit saga, shah alam.

fully renovated 330000 to 350000. near proton plant, enter via seri hijauan condo
